They live in the rhythm of familiar roads, the sound of screen doors closing at dusk, the way people wave even if they don’t know your name yet.
Small towns teach you how to belong to a place — and how a place can belong to you.
Goodland begins with that feeling.
a new teXaS town in the maKing.
Can a new PlaCe have an olD Soul?
Can a new neighbor feel liKe an olD frienD?
Goodland is a place where new-fashioned ideas meet old-fashioned ideals.
Where community and craft go hand in hand. Where the land gives way to lakes, trails, hills and open prairie — and life promises to be both simpler and richer.
“Goodland
harkens back to a simpler way of life. Kids playing hopscotch or neighbors catching up on the front porch. This kind of small-town living is hard to find, especially in a brand-new community.”

“gooD lanD”
“Good Land,” with a bit of a drawl, this name honors the sprawling grassland that gave Grand Prairie its name. It’s also a promise — to do right by the land and what we build upon it.
With over 1,600 acres of preserved open space and creek corridors woven throughout the land, Goodland is planned to protect and enhance the Blackland Prairie ecosystem for generations to come.
Our partnership with ecologybased consulting group Blackland Collaborative helps ensure the land remains as vibrant as the people who call it home.

Trails wind through the community, connecting neighbors to parks, playgrounds and open spaces. Along Goodland Parkway, a 100-foot-wide, three-mile linear park creates a green corridor where walkers, joggers and bikers move at the pace of the day. From the Soap Creek Corridor to future trails near Mountain Creek, every path is designed to bring people closer to nature — and to each other.
Cared for
every day
Protecting the land is only part of the promise. At Goodland, caring for nature continues long after the trails are built and the parks are planted. Open spaces, creeks and shared landscapes are maintained with intention, so the land stays healthy, welcoming and well loved over time.
The Good Life
one gooD Day after another
Picture this: a bike at the ready, leaning on a cheery front porch, its basket brimming with possibility.
Inside? A thermos to fill with piping hot coffee from the café down the street.
A hearty sandwich, packed for casting lines at the pond.
A rolled-up blanket, ready to spread out at tonight’s outdoor concert.
And a homemade slice of pie, saved for dessert under the stars —a sweet way to end yet another wonderfully full day at Goodland.
Places rooted in small-town life
In a small town, the places that matter most are never far apart. School, church, coffee, the town square — they’re woven into daily life, not set off to the side.
You bump into neighbors without trying. You linger a little longer. You feel known. We’re bringing that smalltown pattern back through places meant to be used daily and shared often.
FPO
A vibrant gathering place that will be anchored by a Montessori school, a neighborhood coffee shop, trail connections, an event venue and a church — designed to bring daily life together in one welcoming place.
A modern Main Street with local retail, civic services and a large town square park built for celebrations, concerts and community traditions.
Places that make every day better
These are the spaces designed for afternoons without plans, weekends well spent and the simple joy of being outside together. They’re not about spectacle. They’re about ease, fun and giving people reasons to gather again and again.
Goodland’s first pool and playground has something for everyone: a splash area, sun shelf, inclusive play equipment, a pickleball barn with four covered courts, a bocce court, a beer garden, an event lawn, trail connections and a dog park.
Opening in 2026, Goodland’s signature amenity and gathering place will be where residents can take to the trails, drop a line in the stocked pond and connect with neighbors and nature alike.
PARKS & TRAILS
A network of crisscrossing trails is carefully woven throughout the community, with miles more planned over time. These paths give kids safe places to walk and ride bikes, while parks and playgrounds give everyone great places to go.
Schools that shine
SChoolS are more than builDingS
They’re where mornings begin, friendships form and community pride takes root. They shape daily rhythms and give a town a shared sense of purpose — one that lasts well beyond the school day.
At Goodland, schools are planned as an integral part of town life, not something pushed to the edge.
Close to home, close to heart
Goodland is served by Midlothian Independent School District and Venus Independent School District — both well regarded and deeply rooted in their communities. There are also plans for new schools within Goodland itself, including an elementary school planned near your property on the Johnson County side.
Homes with heart
A town gets its character from the people who live there.
Different ages. Different stages. Different paths crossing at familiar places: the park, the coffee shop, the trail, the front porch. That kind of variety adds depth and energy. It’s what makes a place more interesting, more resilient and more alive.
At Goodland, our mix of homes is planned with that in mind. Homes for young couples looking to put down roots. Homes for new families that need space to grow. And homes that allow grandparents to stay close, with a 55+ neighborhood planned as part of the community.
homebuilDerS ChoSen with Care
At Goodland, homebuilders are handpicked — not just for their experience, but for their shared belief in quality, beauty and thoughtful design. These are builders who understand they’re helping shape a town, not simply filling lots.
Each builder is chosen for their craftsmanship, attention to detail and respect for how people actually live — inside their homes and out. Homes that feel comfortable, well made and right for the place they’re in.
By working with builders who hold themselves to high standards, we’re creating homes that will age well, contribute to the character of the community and continue to feel like they belong here for years to come.
Here, community shows up on the calendar
Throughout the year, simple, welcoming events give neighbors reasons to gather: from casual get-togethers and seasonal celebrations to activities shaped by the people who live here. As the community grows, so will the plans, with new ideas and traditions taking root along the way.
