82 Vulture St, Ellalong Welcome to the 3rd edition of the Stone Property News. We have decided to rename this newsletter from the Village’s Property News to Stone Property News as this newsletter is now covering a wider area. This month we have a quality near new 5 bedroom brick home (pictured above) sitting on a 1012 sqm block in Ellalong. This home will suit a family looking to upgrade their current home. We are just starting to see a slight reduction in the number of buyers looking at properties since the last edition of our newsletter. The other factor affecting the market is the considerable number of buyers who had a pre-approval to purchase and after finding a property were then denied final loan approval. A number of lending institutions seem to have changed their lending criteria since the Banking Royal Commission which is causing both buyers and sellers some concern. So if you are in the market to buy and have a current loan pre-approval it may be best to re-check that pre-approval with your lender or mortgage broker.

Preparing for a Winter sale. Following on from last month, I will now cover my best tips for presenting the outside of your home when selling in Winter. › First impressions count. Buyers can quickly make up their mind whether they like or dislike your home within a few seconds of pulling up out the front. To improve first impressions stand out the front of your property and look for anything that requires attention. Any repairs or painting (if required) to the front of the home should be done, so buyers don’t start seeing maintenance projects before they get inside. › Add colour to the garden. A mowed and tidy green lawn with an enticing garden will attract buyers. Weed gardens and pressure wash paths and paved areas to ensure a well kept appearance. › Enhance the backyard. Adding a firepit and some seating in winter to the backyard can enhance an otherwise bland backyard. › Check the boundary. Check your fencing and repair any parts that need repair or replacing. A coat of paint to the fence if needed. Washing a Colorbond fence with a wash and wax carwash will brighten older Colorbond and put some shine back into the fence. Otherwise if the fence is old a few strategically placed shrubs or plants can help to soften what would otherwise be unappealing. › Limit vehicles on the property. Remove excess vehicles, boats or caravans that are in the yard if possible. Buyers don’t like seeing a front or backyard that looks like a used caryard. › Remove rubbish. If you have a load of rubbish to go to the dump, get rid of it before you put the property on the market. It is not appealing for buyers and will distract from the good work you have done to the property. If you are considering selling, please do not hesitate to call me at anytime and I am happy to meet with you to discuss what work is required to maximise your sale price.

Testimonals Gavin & Natalie James [Vendor] Fantastic agent! - 22 May 2018
Anne Meyn [Vendor] Great work - 19 April 2018
Michael Hurley and his team were fantastic to work with! Their knowledge, communication and professionalism were outstanding. The sale of our house would not have gone so well without them!
Michael has handled the sale of our property with great understanding of the needs of both vender and purchaser. He has been extremely helpful.
Kevin & Sue King [Vendor] We were impressed - 31 May 2018
Ken & Maree Doble [Vendor] Great Integrity - 26 March 2018
We were impressed with Michael when we looked to invest in Cessnock, finding him very knowledgeable re market and prices. Although he changed agencies we were able to make contact with him to sell our investment which he has done....one down one to go.
We can thoroughly recommend you give Michael Hurley an opportunity to market your home. We cannot fault his honesty, integrity and the on-going market advice which he has given us since we bought our Cessnock property through him a couple of years ago.
Valerie Palmer [Vendor] An agent who gets results. - 13 Apr 2018 I had my property listed with another agent for 3 months. During this time nothing happened. The only contact I had with this agent was for him to phone and suggest I drop the price of my property. I then listed my property with Michael at Stone Real Estate. The first week there was an “Open House’ and I had several potential buyers inspecting my property. Michael and his team even came with a whipper snipper, brooms and brute force, tidied up the lawns and shifted some of my furniture into the shed. My house is now sold and I got my asking price. I would recommend Michael and his team at Stone Real Estate Cessnock if you want results, and an enthusiastic team who go out of their way to help you

How much is your property worth? During the months of June and July Stone Real Estate Hunter Valley are conducting an initiative called the “Villages” price drive. We will provide a full report on current sale prices in the area and the change in trends for properties in our local area. The values in the Villages and in particular Paxton, Ellalong, Millfield and surrounding areas have had varied growth over the last few years and we have found that local residents are interested in knowing the estimated selling price of their property. What you will receive. › A list of comparable properties to yours that have recently sold › Results of our opinion on the current market value of your property How to participate. Contact Michael or Matt on the details below and we will then schedule an appraisal at a mutually agreed time. Confidentiality will be adhered to for each property that we appraise.
