Letter from the Editor OUR “TAKEOFF” MOMENT Detroit rose with the burgeoning auto manufacturing industry. Silicon Valley emerged as the epicenter of the tech economy. Utah became the crossroads of the world during the 2002 Winter Olympics.

Communities, cities, regions and nations, on occasion, experience transformative “takeoff” moments—moments when we see, feel, and experience an undeniable shift in our economy and our community.

The Industrial Revolution, which began more than 200 years ago, positioned the United States to lead out as an economic, social, and political global leader. The 2002 Winter Olympics brought the world to Utah, allowing this small, unknown western state to be “discovered.”

Since that time, Utah has led the nation as an economic powerhouse, with the center of growth along the Wasatch Front.

While southern Utah has been a popular destination for tourists, we’ve experienced explosive growth over the last decade, making Washington County the fastest growing county in the nation at times. Our growth hasn’t been just with rooftops or individuals but in ideas, innovation, and opportunity.

Southern Utah is undeniably experiencing our “takeoff” moment right now. Industries that had barely crossed our minds a decade ago are now taking form and prominence in our communities. From aerospace travel to ground-breaking genomic research, southern Utah is emerging as an enviable start-up hub where innovators can dream big and build a profitable business.

For the last two years, Washington County has been ranked fourth in the nation in best performing small metropolitan areas. In April 2021, WalletHub ranked St. George City number one in the nation as the best small city in which to start a business. Cedar City ranked number two, and Washington City was ranked number five. Southern Utah was the only region in the nation that had three cities ranked in the top ten.

We at Southern Utah Business Magazine are excited to tell the stories of these companies—from established corporations to startups— that are contributing to the vibrant economy here in southern Utah.

Our “takeoff” moment is just beginning, and we look forward to the exciting journey ahead. Buckle up…It’s going to be an incredible ride!

Southern Utah Helps Power the State’s Burgeoning

I

f life sciences don’t come to mind when you think of southern Utah, think again. Along with Dixie State University (DSU) and the Atwood Innovation Plaza, companies such as Intermountain Healthcare Precision Genomics, Deseret Laboratories, GeneStat Diagnostics, and Soft Cell Laboratories are not only part of southern Utah’s growing life sciences community, they are also an integral part of a burgeoning statewide “BioHive” hub.

At all of these sites, you will see the BioHive banner proudly displayed.

BioHive is a new initiative to brand Utah’s expanding life sciences industry from Logan to St. George, and it includes key business partners, such as the St. George Area Chamber of Commerce.

Utah’s long tradition of medical innovation, dating back to the first Jarvik 7 artificial heart, continues to this day with more than 1,300 life sciences companies manufacturing devices, diagnostics, pharmaceuticals, and biologics.

BioHive is a new initiative to brand Utah’s expanding life sciences industry from Logan to St. George, and it includes key business partners, such as the St. George Area Chamber of Commerce.

A 2018 study by the University of Utah’s Kem C. Gardner Policy Institute showed that Utah had the fastest growing life sciences industry in the country from 2012–2016. Based on more recent statistics, Utah still ranks among the top five fastest growing life sciences communities in the nation.

Life sciences provide over 130,000 jobs in the state, accounting for $13 billion in gross domestic product (GDP) or 8 percent of Utah’s total GDP. Average wages are approximately 50 percent higher than the state average wage, and the industry has proven to be quite recession resistant.

Noticeably, there is a budding life sciences community taking shape in Washington County, from established companies to entrepreneurs.

DSU’s Atwood Innovation Plaza is evidence of the support being generated for incubating startups, including those in the life sciences. These incubators are critical to helping early-stage companies take root and focus on the job of developing and commercializing important technologies that will improve and save lives. One such company is MedLite ID with their novel way of advancing patient care in infusion therapy.

Soft Cell not only has a presence at Atwood, it also has opened a 13,000-square-foot facility in the Fort Pierce Industrial Park where they have pivoted to doing COVID-19 saliva sample testing. At the peak of COVID testing, Soft Cell was running thousands of tests per day. Their work has become essential in fighting the pandemic.

MedliteID Infusion Care Protections

GeneStat, located in St. George, Utah, is another company active in the battle against COVID-19. In addition to their proprietary testing for Valley Fever, they have developed molecular diagnostic testing for COVID that has been used internationally.

Deseret Laboratories, founded by brothers Scott and Mark Gubler, is a longstanding member of the St. George business community.

They have grown their operations into a significant manufacturer of hundreds of discreet supplements and pharmaceutical products servicing customers domestically and worldwide and employing nearly 200 southern Utah residents.

A little known life sciences gem in Washington County is Intermountain Health­care’s Precision Genomics. Precision Geno­mics is recognized as a world leader at the forefront of genomic research, doing cutting-edge work in personalized medicine.

To be fully integrated, the life sciences require strong academic partnerships. The DSU College of Science, Engineering, and Technology supports the development of innovative medical technologies and builds talent pipelines that feed the industry. DSU and Dixie Technical College are also creating a biotechnology program to better meet workforce needs. This program will bolster the growth of DSU as well as Dixie Technical College, located on Tech Ridge.

Speaking of Tech Ridge, this space, along with others in Washington County, present an excellent opportunity for expansion of southern Utah’s life sciences hub. So when you think of life sciences, think St. George!

Soft Cell Laboratory Work on COVID-19

Kelvyn H. Cullimore Jr. is President of BioUtah, the state trade association for life science companies in Utah. BioUtah represents pharmaceutical, medical device, diagnostic, and biologic companies as well as healthcare delivery systems and institutions of academia involved in the life sciences. BioUtah recently launched the BioHIve initiative to brand the industry and tell the story of how the life sciences industry contributes so significantly to the economy in the state of Utah.

Tech Ridge is centrally located near downtown St. George, allowing many individuals to commute to work on their bikes. Gorgeous views, several bike trails, and quick access to restaurants make it an ideal location.

outhern Utah has always been known for its incredible weather and breathtaking landscapes, which is why tourism has shaped the region’s economy for much of its history. Now after years of percolating behind the scenes, the handful of tech companies that have called St. George home are growing fast and gaining attention.

Misha Ercanbrack is a product manager at Zonos, a B2B technology company that simplifies the complexities of international crossborder ecommerce.

She loves helping businesses and teams share their stories and better communicate.

She has also worked as a project manager, researcher, story producer, spokesperson, and writer. She loves family history and going on adventures with her family.

One of the main drivers for the increase in attention is the new Tech Ridge campus, built on the old St. George airport. Dixie Technical College was the first building to be completed, followed by the first office space, which opened in February of this year: a 60,000-square-foot home for Vasion and (temporarily) Zonos, complete with a large basketball court that doubles as a meeting space.

“Tech Ridge is a byproduct of the great companies that have been growing in St. George for years,” Clint Reid, CEO of Zonos said. “We decided to move Zonos to St. George in 2014 so we could live and work where we wanted to play.”

“After college, I was looking for a better job. I decided to job hunt in a place with no snow and started looking in St. George,” said Taylor Smith, account executive at Zonos.

“Initially, there weren’t a lot of options, but I found a job posting for Zonos and thankfully got the job. Living in St. George and working for Zonos has given me the best of both worlds; we live in a place where I can golf year round, and I have a great career.”

Before 2020, most large companies built satellite offices in large cities or near tech hubs like San Francisco because the assumption was that top talent was geographically dependent. Now that remote work has reshaped employee expectations, people are moving to the places where they usually vacation. Couple this with the overall economic stability and growth happening in Utah, and it makes sense that so many people are flocking here from other states.

“We see people—especially families—moving out of big cities into quieter communities across the country and the world,” said Frank Reid, vice president of Go to Market at Zonos.

“Developments like Tech Ridge in St. George are a result of people craving the work/life balance they weren’t getting in larger cities. It’s also really exciting to see our local businesses succeed globally and compete in attracting top talent.”

While several years down the road, some of the planned amenities at Tech Ridge will include shops, restaurants, townhomes, and apartments, which is great news for the booming St. George community. There is no question that tech is reshaping southern Utah and that the future is bright in sunny St. George.

hether you’re a small business owner who manages your own Web content or an established content marketer, it’s always important to review your content marketing plan. After all, content looks like it will be a necessary component of your search marketing (meaning, how you rank on Google) for the foreseeable future.

Effective website content allows you to educate the marketplace and identify who is most interested in your product. It also helps you maintain customers by sustaining that brand-to-customer relationship, creating loyalty, and encouraging user-generated content.

Outlined below are three easy-to-use tips to help guide you in producing content that feeds your marketing machine, speaks to your audience, and in turn, adds value to your bottom line.

1. Create content that informs.

We’re all familiar with the sales funnel: the cyclical process of learning about a company, gaining in understanding, purchasing, and becoming a repeat customer. To focus your efforts, it helps to build the funnel into three general categories:

2. Deliver the best type of content for your customers.

Not all content is equal. For example, some content, like video, can be suited to virtually any stage of the sales funnel, from initial interest or advertorials to testimonials and even instructional videos. Other types of content lend themselves to more specific levels of engagement.

Evaluating the best type of content to convey your message is the next step in producing something that will reach the right customer at the right time.

If you’re building awareness to generate leads at the top of the funnel, it’s usually best to focus efforts on blog posts, infographics, and video. Engaging, bitesize pieces of content can provide a significant lift in your search marketing efforts and provide informational depth to benefit potential customers.

For the next stage of the funnel, demonstrate how your specific product can help the potential customer. Longer content like white papers, product videos, webinars, eBooks, or side-by-side comparisons are great ways to get the customer to make a favorable decision when asking “Should I buy Brand X or Brand Y?” Finally, content that generates customer advocacy comes from continuing the conversation with your customer after their point of purchase. Email marketing, with calls to action for reviews, is a good example. Shareable content and newsletters will also make it easy for them to take the next step to being a brand cheerleader.

3. Measure, Adjust, and Repeat.

This should really be part of every marketing plan. The final piece of the puzzle is to keep close tabs on how your content pieces are performing in order to be informed of your next steps. This information provides a clear understanding of generated leads, engagement, and conversion, which not only benefits the bottom line but also helps internally promote the value of your marketing efforts.

Developing content that informs, finding the right media for distribution, and keeping a close eye on metrics will result in great content that can be repurposed into a limitless number of new content pieces. The best way to achieve the results is to start sooner rather than later.

Scott Hirschi asked me to speak at the Economic Summit What’s Up Down South. I was able to explain the growth and national reach of our business and describe the “fresh” money we were bringing to the community. After that speech, I was asked to serve on the board for the Governor’s Office of Economic Development.

What advice would you give to other women?

There is no one definition of success or happiness. We each have to chart our own unique course and define which goals fit our lives, values, and dreams. Whatever our path may be, I find this quote

One of my earliest defining moments was volunteering to become a paratrooper in the military. Up until that point, it was one of the hardest things I had ever done in my life.

I was one of the few women in the class and I wanted to quit every day, but I refused to do so even when that meant running on legs full of stress fractures.

What advice would you give to other women?

Establish goals for yourself and continue working toward those goals even if it seems like the world is against you.

Be confident and competent in your abilities, and don’t be afraid to speak up.

What is your favorite quote?

Danyelle Evans MOBILE DENTAL HYGIENE How did a defining moment in your career propel you forward?

It was watching a long-time patient decline from a progressive disease that made it nearly impossible for him to continue to access oral health care in the usual way. As his previously healthy mouth declined with his physical health, I was propelled into action to lobby elected officials to change the law. This would allow him and others like him to be able to have direct access to preventive care from a dental hygienist outside the four walls of the traditional dental office building.

What advice would you give to other women?

You are already smarter and more capable than you give yourself credit for being. Never stop learning.

What is your favorite quote?

How did a defining moment in your career propel you forward?

When GeneSTAT Molecular Diagnostics hired me as their Molecular Biologist Consultant, I was able to use my knowledge and skills acquired through my academic training to help overcome the pandemic with the development of COVID-19 tests. It was very rewarding to develop and then commercialize a product.

What advice would you give to other women?

Do not be afraid to speak up in a room full of men.

Don’t stop learning. Set boundaries for your personal life and stick to them. Develop a friendship with a female coworker whom you can trust and can talk to on a bad day. Be prepared to work extra hard.

There was a little boy who earned enough money to pack five bags of food for his friend in need. He dropped it off on our front porch, and that was a very defining moment for me.

When what we have worked so hard for can impact the youth in the community, I feel like we have been successful. That’s what it’s all about for me.

What advice would you give to other women?

Figure out what your priorities and goals are, and work hard to achieve them!

What advice would you give to other women?

Quiet the voices in your head that hold you back by asking lots of questions, even the ones that seem insignificant.

How did a defining moment in your career propel you forward?

A very dear friend told me that my city wasn’t ready to accept very many women as leaders, especially young women. Hearing this helped me realize that we cannot effect change without action, and so I made the choice to run for city council. I knew that I would never see changes in perception if I wasn’t willing to put myself out there personally and become the change I wanted to see in the world.

What advice would you give to other women?

Marianne Williamson said, “Our deepest fear is not that we are inadequate. Our deepest fear is that we are powerful beyond measure. It is our light, not our darkness, that frightens us most.” Do not let fear drive your actions. Be the woman you wish to be, not the woman the world tells you to be.

In April 2020, I thought I might lose the Farmers Market due to the COVID-19 shut down and all of our sponsors pulling out. I was depressed because I felt like I had lost my dream. Then I had this moment where I asked myself, “If the world ends tomorrow, are you going to be okay with the fact that you never went for it?” The answer was no. I decided right then and there that I was going to show up and do everything I possibly could to help my artisans and farmers. That moment still keeps me going.

What advice would you give to other women?

You are never going to feel ready. It will never be perfect, so you just have to embrace that. Do the thing. Work through it in real time.

How did a defining moment in your career propel you forward?

I made the shift from working in a metropolitan business environment to working in the non-profit sector in a much smaller setting. I was new to the financial challenges that non-profit organizations faced. But I brought a different perspective and had a solution based focused, tapping areas that were not being considered at the time. It was welcomed and propelled my career forward.

What advice would you give to other women?

Look at adversity and challenges as opportunities for growth. Love, look for the positive, and have integrity.

How did a defining moment in your career propel you forward?

I had just stepped away from being state PTA President and was asked by Washington City to start the Youth Council program and mentor our youth in leadership, politics, and community service. Every year, I am truly inspired by these youth. They have driven me to grow this program to its fullest potential so these kids can reach their full potential.

What advice would you give to other women?

The career of life teaches the importance of teamwork.

Work as a team. On a team there is no “woman’s job” and there is no “man’s job.” Work together to get the job done.

How did a defining moment in your career propel you forward?

I was struggling as a single mom to make ends meet. At the time, I was working as an interior designer for a local company and was offered an opportunity to design on my own. I was scared, but I took the leap of faith and never looked back.

At the St. George Economic Summit, Susan Madsen, PhD, spoke about gender inequity in the workplace. It was the first time in my career that someone had put into words and acknowledged what I was experiencing. I had no idea these issues existed because I was conditioned to be “nice” or to be “happy with what I had.” I felt free. I had found my purpose for change. From then on, I swore to always use my voice and to empower others to do the same.

What advice would you give to other women?

Envision the person you want to become, then communicate your aspirations so people know when/how to promote you. Actively seek sponsors and mentors to help you get a seat at the table. Be the person you want to be every day through your actions.

Innovation Continues to Roll Out of Dixie State University’s

Eden Technologies Atwood Innovation Plaza:

E

den Technologies, an Atwood Innovation Plaza-based incubating company, is making history. The company, headed by Dixie State University student and founder Hunter Manz and co-founder Zack Manweiler, is entering into historic agreements with the Navajo Nation to build water purification systems on the reservation.

Unfortunately, the Nation suffers from severe well-water purification problems, and an estimated 30 percent or more of people across the Navajo Nation live in homes without running water. Over the course of the past several months, Eden Technologies has cultivated a business relationship with Navajo Nation leaders in hopes that its novel reverse osmosis system could provide solutions for the potable water shortages on the reservation. Recently, while hosting the Eden Technologies team, Navajo Nation leaders identified three initial sites and proposed a framework for contracts and work to begin.

This work will also create opportunities for other Innovation Plaza incubating companies to participate in the project. One of these companies, Sun Homes, will provide power generation capabilities for the new systems. The work will also create employment opportunities on the reservation as well as stimulate direct growth and continued investment in Eden Technologies and its partners.

Atwood Innovation Plaza at Dixie State University serves as Eden Technologies’ home base. This 55,000-square-foot state-of-the-art center invites entrepreneurs to incubate their ideas, prototype their designs, develop business plans, and grow successful businesses.

A Recap of the 2021 Legislative Session from an

Economic Opportunity Perspective

ith the conclusion of the 2021 legislative session and my first months as the executive director of the Governor’s Office of Economic Development (GOED), I invite you to consider the session’s economic headlines with me.

First, I’m honored to work with a dedicated team of professionals and public servants. Their enthusiasm to advance Governor Cox’s economic priorities with pride and determination and for the benefit of all Utahns is inspiring.

I’m pleased to report that several bills passed that will positively impact Utah’s future and continue to make the Beehive State what The Wall Street Journal called “America’s economic star” (Dec. 2019) and what U.S. News & World Report reinforced in March 2021 when it ranked Utah’s economy No. 1 in its Best States rankings.

This past year, GOED managed numerous economic relief programs that served an integral role in keeping Utah’s economy moving forward amid COVID-19 uncertainties.

Our agency oversaw eleven separate Legislature-allocated programs and initiatives using federal CARES Act monies that infused more than $173,589,000 into Utah’s economy.

In the session that ended on March 5, the Legislature deliberated and passed several bills that directly impact Utah’s economic future and its ability to attract and develop a skilled workforce. Although the complete list is impressive, a few bills are worth noting that benefit rural and urban residents statewide.

ur agency will become the Governor’s Office O of Economic Opportunity. The Unified Economic Opportunity Commission was established to develop and manage a statewide economic development strategy and better coordinate state-driven economic development efforts across various state agencies (H.B. 348). he Utah Main Street program will provide resources T for revitalizing downtowns and commercial districts, especially in the state’s rural areas (S.B. 194). hree new centers within our office were created: T 1) the Broadband Center, 2) the Regulatory Relief Office, and 3) the Utah Immigration Assistance Center.

These initiatives will, respectively, strengthen Utah’s broadband infrastructure, provide a “sandbox” where regulations can be adapted to innovation, and support Utah businesses seeking to bring workers from other countries when they can’t find the right skills or workers domestically (H.B. 348, H.B. 217, H.B. 404). he Legislature created a post-performance tax credit T called Rural Economic Development Tax Increment Financing, or REDTIF, to spur rural economic development by amending eligibility and award criteria for new commercial projects located within the boundary of specific counties or cities (H.B. 356). ur office also received $15 million to continue the O Learn & Work In Utah workforce retraining program and $20 million to provide grants to the pandemic’s highly impacted businesses and live events organizers.

The 2021 legislative session had many positive economic outcomes that will benefit Utahns for generations to come, including many I am not detailing here, such as significant transportation infrastructure investments and income tax cuts. I, for one, extend a heartfelt thanks to our legislators for their hard work and dedication to make our great state a place where everyone can live Life Elevated®.

An Economic Resurgence

T

he U.S. economy has entered a new phase in its economic cycle. Just over a year ago, the country reeled from the impacts of the COVID-19 pandemic.

For much of the past year, business activity has been significantly curtailed due to the severity of the pandemic.

However, in the past few weeks, the economy has begun to accelerate. The CDC has loosened travel restrictions, restaurants are expanding in-person dining, movie theatres and other entertainment venues are reopening, and Disneyland will open again at the end of April.

The impact of this “Great Reopening” is already showing up in several economic indicators. The U.S. labor market added 916,000 jobs in March—the strongest employment growth since August 2020—with the unemployment rate dropping to 6 percent. Consumer confidence, which had languished since the beginning of the pandemic, rose to levels nearly indicating that people feel the economy is becoming prosperous once again. The U.S. Gross Domestic Product is expected to grow as much as 6 percent in 2021, and a closelywatched survey from the Institute for Supply Management surged to a record high due to the positive impacts of increased vaccinations and federal stimulus on consumer demand.

While the economy is entering a period of strong growth, it’s success is still tenuous. Even though employment growth was strong in March, the labor market still has 8.4 million fewer workers than before the pandemic, and there are fears that strong economic growth may lead to much higher inflation than the current annual rate of 2.6 percent. Right now, the Federal Reserve is more concerned about restoring lost jobs than the possible impacts of high inflation, especially if it only turns out to be short-lived. But if this inflation becomes high (above 4-5 percent) or seems more permanent, they may be forced to increase interest rates to slow economic growth and bring inflation back down. Overall, the economy is gaining strength but still has some time to go before it can be called healthy again.

The local economy is already experiencing strong growth. Utah’s population growth is the second highest in the country, due to strong in-migration from other states. Utah’s growth is more than four times as fast as the national average. Washington County continues to lead the state in population growth, increasing more than twice as fast as the Utah average.

Utah’s job market is also among the strongest in the nation. Despite the setbacks from the pandemic and recession, Utah added 13,800 jobs in the last year. The state’s unemployment is also performing well. After spiking to over 10 percent in 2020, it is now down to 2.9 percent. This is nearly as low as the pre-pandemic low of 2.3 percent.

Not all sectors of the Utah economy have recovered from the economic downturn. The natural resources and the leisure and hospitality industries continue to lag the state in employment recovery. On the other hand, strong growth in construction and in professional and business services are fueling the state’s job growth.

As the economy continues its resurgence, Utah is expected to continue it’s strong growth. Utah had one of the most vibrant economies in the country before COVID and is expected to continue its leadership as the nation opens up.

What’s Going on with

Real Estate?

Our “absorption rate” is less than one month’s inventory. In other words, if not one new home (new construction and/or resale) became available for sale, in less than one month’s time, we would have nothing left to sell.

A

common theme around the watercooler lately is “What is going on with real estate?” Well, that is a fair question that is no doubt influenced by a rapid escalation of home values coupled with a significant shortage of homes available for sale.

Concerned individuals still remember 2009 and beyond when the real estate market collapsed like a house of cards in a windstorm. So let’s begin our discussion of the current market status with that devastating time in real estate. Simply stated, other than a rapid run up in home prices, there is no comparison. Our market is more of a function of the extremely limited inventory for qualified buyers to purchase than it is a response to rampant speculative investors.

In today’s real estate market, there is an absence of risky loans followed by profiteering by individuals who dumped a glut of inventory back into a market where they had created a feeding frenzy of buyers. That, of course, led to a dramatic reduction of home values, which in turn led to many new homeowners with a day of reckoning, especially for those with adjustable rate mortgages. Terms like “upside down” and “underwater” became descriptive definitions of the real estate market at that time.

Fast forward to today’s current market conditions. In my twenty-five+ years of working closely with the REALTORS® in Washington County, I have never seen a market like what we are presently experiencing. As this article is being written,

In other words, if not one new home (new construction and/or resale) became available for sale, in less than one month’s time, we would have nothing left to sell.

Our market is dramatically out of balance and significantly favors the home seller. A more balanced market, which equally favors both the home buyer and the home seller, would have approximately six months of inventory available for consideration.

Now, lest the reader think this is a great time to be a seller, I suppose it could be provided you are leaving the area and moving to someplace far away to a real estate market enjoying more equilibrium than the one we are living in here today. And if you are a seller, be prepared

for multiple offers on your home, all likely for significantly more than your asking price. However, if you’re just moving across the street, you’ll now find yourself competing with a tremendous influx of people who have seen what we have, and they too want to enjoy this same quality of life.

So, what’s the answer? Well, we need more inventory.

That’s easier said than done as home builders are equally challenged by rising costs of building materials and a shortage of skilled laborers. Oh, and let’s not forget to consider the impact of rising mortgage rates.

But all is not lost. The real estate market has always been cyclical in nature and will correct itself. Let’s talk again in one year. This will not happen overnight, but it will happen.

J & J Mill and Lumber Company and the Jennings Family Business J & J Mill and Lumber Company, founded by L. Leon Jennings, has played a significant role in the evolution of the business landscape of Washington County for many decades.

Leon had a lifelong passion for building and all things related to it.

As a native of St. George, he truly had the red sand of Dixie deeply embedded in his soul. He loved the people of southern Utah and was passionate about making a positive contribution to the quality of life for the community in which he lived.

Leon sat on the St. George City Planning Commission for over thirty years and was a member of the Utah State Board of Education.

His legacy can be found in nearly every corner of the county, from roadways to bridges to homes to commercial buildings and beyond.

He was known to be a visionary man; he always had the future in mind as he approached planning issues. He had a deep compassion for Gilbert and Mansfield Jennings discuss development plans on site others who were less fortunate than he was and was known to have at the Fort Pierce Industrial Park provided employment and given opportunities to those who needed a helping hand.

Leon’s children—Margery, Mansfield, John, Marie, and Gilbert—were infected with his same passion and have served their community in many different capacities. Mansfield earned a degree in business administration from Brigham Young University and Gilbert earned a degree in civil engineering from the University of Utah. Both made the decision to return to St. George, and they went to work with their father, eventually purchasing J & J in 1979.

The next twenty years brought fast-paced growth. Under Mansfield and Gilbert’s leadership, the business expanded to include lumber, masonry, sand and gravel, ready-mix concrete, precast concrete, and transportation services. As part of their growth strategy, the framework of the Fort Pierce Industrial Park was laid. They built a new, worldclass masonry production facility that was recognized nationally for its 32 Southern Utah Business Magazine :: Summer 2021

The History of Southern Utah Business groundbreaking technology. J & J Building Supply, at that point, had truly grown to be a full-service building materials company and had become a major contributor to the construction industry throughout southern Utah and southern Nevada.

As they looked forward to the next phase of growth, Mans and Gilbert made the difficult decision to sell the company to W. W. Clyde Co. in 1997. Soon thereafter, J & J Mill and Lumber Company became known as Sunroc Corporation.

After the sale, the Jennings were left with most of the company’s real estate assets as well as their contractor license. The name of the company was changed to Jennings Management, Inc. or JMI. At that time, Mans and Gilbert made the decision to change the company’s focus to commercial construction and related development activities. With the new focus in mind, they have since been involved in the development, construction, and ownership/management of many major development projects comprising more than one million square feet of commercial real estate throughout Washington County.

Today, the company is known as JMI Property Services or JMI Constructors. JMI has grown to become both a full-service commercial real estate firm and a general contractor offering services throughout the southern Utah region. As a result of its unique roots, JMI can offer a full array of services, including building and site design, construction, leasing, and longterm management. JMI maintains a full staff, including a licensed engineer, draftsmen, bookkeepers, licensed real estate professionals, and property managers.

Gilbert’s son Steve Jennings is now President and Principal Broker at JMI. Steve graduated from Dixie State University with a bachelor’s degree in business administration and from Southern Utah University with an MBA. He has been working with Gilbert for over fifteen years in providing leadership and direction to the family business. Steve has developed a broad range of experience, including commercial real estate sales, management, development, design, and construction. He is a licensed real estate broker and general contractor. Steve truly loves the role he plays in continuing to influence the future of Washington County’s business landscape.
