PRELIMINARY PROJECT SCHEDULE

The Proctor Construction Preconstruction Team will take a systematic approach to the project schedule. In today’s volatile economic environment, special care must be taken to ensure materials are ordered early due to material shortages, long-lead times, and cost escalations. The project will start with an Early Procurement Phase, in which all long-lead critical path items will be ordered. A special laydown area will be constructed onsite to secure construction materials in shipping containers, so that the construction activities aren’t delayed by waiting on materials.

Our project team will work closely with your team and Anser Advisory to adjust the project schedule as needed, including expediting the project schedule.

Scheduling

Proctor Construction Company’s approach and methodology to Construction Management begins with “teamwork”. We kick-off each project with a Team Workshop to allow everyone to better understand the project specific requirements. The Owner, Architect, consultants, and key subcontractors are invited to attend to help identify everyone’s wants and needs. We identify the critical milestones for the overall project and work to meet these deadlines. Examples of the Major Milestones include: Demolition, Structural Work Complete, building dry-in, AC and Permanent Power, Interior finishes Complete, Commissioning, Fire Alarm, System Controls, Owner FF&E, Final Inspections and Owner Move In. l. Once we establish the milestone schedule, Proctor Construction Company will take this information and develop a detailed schedule with subcontractor input. This buy-in from the subcontractors is key to the success of the schedule. We will provide you with a detailed schedule identifying all long lead items, submittals and critical path activities as well as a milestone schedule for you to monitor the overall progress of the job. The schedule will be broken into the following phases.

1. Preconstruction Phase

2. Subcontract Award Phase

3. Construction Phase and Occupancy

4. Post Construction / Close-out Phase

We utilize Primavera P6 http://www.primaverascheduling.com/ and Microsoft Project https://products.office. com/en-us/project/project-and-portfolio-management-software as our scheduling program to maintain and control the project flow. With input from the entire team we will develop a preliminary construction schedule that will be included with all subcontractor bid packages.
