A CALM SAIL INTO Soper’s Hole on Tortola’s West End reveals a secret island getaway, that blends contemporary architectural style with a breezy, Caribbean charm. The Tower House is a three-level villa on Frenchman’s Cay, Tortola and is one of the most desirable properties in the British Virgin Islands. Privacy, luxury and calm Caribbean breezes await, in this nearly 6,000 square-foot paradise. The Soper’s Hole location sets the scene for an amazing place to live in Tortola. Tower House is just minutes away from unique shops, restaurants, a thriving marina, and easy access to an international ferry and port of entry. Completed in 2009, few homes provide the water access that Tower House offers. With more than 130 feet of private shoreline, unforgettable swimming and snorkelling are

just steps from the front door. The waterfront feature is unique and makes Tower House a boater’s dream home in the BVI. An 80-foot L-shaped private dock accommodates boats up to 100 feet in length and with drafts of up to 10 feet. Private docks and water access like this are hard to find, offering easy access to the beautiful villa and simplifying travel throughout the islands. A second dedicated stairway allows walking to the dock directly from the driveway without having to cross through the main home. Enter through the chic wooden doorway and a contemporary foyer welcomes you. With steel accent railings and a beautiful harbour view, anyone will feel at home at Tower House. A sunny bedroom on this private level boasts accordion glass doors, opening onto an exclusive balcony overlooking the pool deck
below. A ceiling fan keeps the breeze moving and a stunning en suite bath makes this bedroom perfect for guests. With double sinks and an intricately tiled, spacious shower, every day will feel like a spa day. A luxurious shower experience is enhanced when opening a glass door to the courtyard beyond. Don’t feel like showering indoors? The courtyard also has a private outdoor shower to relish the Caribbean sun. Blonde ash wood closets and shelves, and brushed steel accents complete the contemporary and casual feel. Venture downstairs to the main level and the neutral, tile floors throughout the home keep things cool while creating a palette for the home’s modern accents to shine ABOVE An 80-foot L-shaped private dock accommodates boats up to 100 feet in length

A contemporary kitchen with stainless steel appliances make cooking family meals and entertaining a pleasure. A copper backsplash and walk-in pantry deliver modern convenience with a laid-back Caribbean feel. Sky-high ceilings flood the comfortable living area with natural light and grant Tower House an elegant but relaxed atmosphere. The sliding glass doors bring the outdoors in when closed, and offer an expansive view of Soper’s Hole, Great Thatch Cay, Little Thatch Cay, and Great Tobago in the distance.

When open, the glass doors create an expansive living area that leads out to an infinity splash pool inviting you to enjoy the view in cool comfort. The veranda presents plenty of space for relaxing and entertaining outdoors. The adjustable awnings afford shade when needed, and a wet bar makes cocktails and snacks a special event. Two large tables offer seating for meals and can be combined for an elegant island dinner under the covered porch. The main level is also home to the luxurious master suite. A beautiful bedroom and personal veranda accommodates privacy with a feel that the stunning view is your own. Light ash wood closets and a comfy nook with a bench offer ample space for dressing - even if it’s just to put on a different bathing suit. The master en suite bath is equipped with double sinks and a private water closet. The shower
is a work of art with blue mosaic tile, creating a tranquil feel with the marina view. With access to an exclusive courtyard, an outdoor rainfall showerhead bestows a completely private feel. As you step down to the third level, authentic stonework greets you and brings a natural feel to the home. Two more bedrooms reveal en suite baths, air conditioning, private Juliet balconies and their own shaded seating areas; perfect for enjoying a book or playing a game of cards with guests. A bonus room can be turned into your private oasis, whether you envision a home gym, art studio, or meditation room. Ample storage and laundry facilities on this level make island life even easier. A 50-Kilowatt generator produces reliable power for your convenience. A shining jewel of Tower House lives just steps from the calm water of Tortola’s shores. A short staircase provides both lower bedrooms with outdoor access to an intimate patio with chairs for sunbathing. Just a few more steps toward the water reveals a large 24-foot sun deck, complete with a huge square umbrella boasting ample shade and a cool place to relax by the sea. A barbeque grill and plush outdoor sofa allow you and your guests to emerge from the water and be ready for cocktails in minutes.

THIS TIME OF YEAR is all about being prepared. In addition to the heat and humidity, hurricanes are an unfortunate side effect of summer island living. Even if you’ve experienced hurricanes in past seasons, they can be extra stressful if they take you by surprise. As well as stocking up on essentials such as bottled water and batteries, here are few simple steps to prepare your property before a storm hits. TIDY AND ORGANISE Walk around your property perimeters and tidy up anything that is not tied down or attached. Flying debris is the biggest cause of damage in high winds. Any items that are not being used on a daily basis should be stored or stowed away. Keep loose foliage to a minimum and clear away any rock piles or loose wood. OUTDOOR FURNITURE All outdoor furnishings should be stored when a storm is approaching. Whether items are brought inside the house, stored in a shed, or thrown in the swimming pool—without the cushions of course—have a plan in place so furniture can be easily and quickly secured when needed. GUTTERING AND ROOFING Most of us forget about the top of our house, focusing more on what we can see. Your roof and guttering are going to take the brunt of the impact and now is the time to ensure gutters are clear and flowing, and any issues with the roof are repaired.

Even if you’ve experienced hurricanes in past seasons, they can be extra stressful if they take you by surprise.
GENERATOR AND FUEL If you have a generator, your hurricane experience should be quite comfortable compared to others less fortunate sweating it out in the dark. Nevertheless, a generator is only effective if it works. Now is the time to ensure everything is in order and you have plenty of fuel on hand. Don’t forget about propane either and check you have enough supply to last at least a week. Even if you have an electric oven, most stovetops are usable without power. SHUTTERS Caribbean properties either have hurricane proof glass or shutters. If you are relying on the latter to protect your doors and windows, now is the time to check they are functional, clearly marked, and on hand for when they are needed. Although you should have sufficient warning to install the shutters, you don’t want the extra stress of fixing a broken shutter or figuring out which shutter goes where just before the storm hits. By following these tips and considering the protection of your property before a storm arrives, we hope you and your home stay safe this hurricane season. ■

In Vogue! 6 innovative interior design trends for 2017! WO R DS BY ST E P H E N L F R A N C E
At VIPY, we always seek to keep up with what’s fashionable in the property world, so as to present the best advice for your design decisions. Whether you’re selling a home, seeking to make your own property more hospitable, or desiring to create more comfort for yourself, our miniinvestigation uncovered some design styles that have caught fire this year. Here are six home interior design trends to sustain a fresh and comfortable home aesthetic.
Colour of 1 Pantone the Year – Greenery
The world-renowned authority on colour across a variety of industries is Pantone. Their choice colour this year— Greenery—represents rejuvenation, refreshment, and rebirth. Executive Director of the Pantone Color Institute said, “This shade of green is different from what we’ve ever done as colour of the year before. We love that feeling of newness, of realigning yourself and revitalizing yourself. A really important aspect is that the colour has vibrancy and a little bit of brightness.” For design purposes, the amazing
S E P T E M B E R 2 0 1 7 | 29
attribute about this hue is its neutrality against multiple shades. It creates balance and harmony with a sense of renewing and realignment. Using it as the colour for a room allows for a gentle background to any additional furniture, fixtures, and fittings that might be added.
People are afforded the ability to control everything—all electronic devices—within the home while in or away from their property
According to Elle Décor “runway fashion is a common catalyst for what’s to come in the home space.” Bearing this in mind, the particular style of ‘mixed patterns’ was first spotted at New York Fashion Week in the winter of 2016. It’s unusual because in the past many would have argued that a statement piece using this method could be too cluttered, but with a global transformation in perception, mixed patterns now present an enticing, enigmatic anchor to a room with their seemingly mismatched appearance.

Used in the right way, marble contributes a smoothness to home design, figuratively and literally. On counter tops, furniture, fixtures, fittings, and ornaments, pairing marble with wood and metal appears to be the conspicuous visual that’s attractive to homeowners. Marble has often been paired with opulence and luxury, so its allure is still very powerful in home design.
Home 4 Smart Technology
The advent of technology to advocate
connectivity in and outside the home is a fast-track road to indulgent, comfortable living. People are increasingly reliant on personal devices and our homes are paralleling this growing necessity. All the major technological companies are jumping in on the act with ‘The internet of things’ (IoT), making home living so much easier. People are afforded the ability to control everything—all electronic devices—within the home while in or away from their property. It’s clear to see why this trend is expanding; who wouldn’t want that level of freedom?

LAND / TREND ALERT
Used in the right way, marble contributes a smoothness to home design, figuratively and literally.
This trend emerges from those who seek comfort and texture. The use of velvet can be in multiple fabrics and finishing’s, granting a nostalgia and warmth of the familiar. The emotion drawn from this trend creates an extremely hospitable room, adding a family-feel. This trend could easily be summarised in the old adage, ‘home is where the heart is,’ as velvet possesses that delicate, inviting, warm feeling.
6 Subway Tiles
Although not a novel trend, subway tiles retain their cool disposition as a versatile choice for kitchens and bathrooms. Like the alternative trends we’ve mentioned here, the aspect that stands as a consistent element is the fact that subway tiles are flexible in their use and neutral against other materials and colours that may be incorporated. Staying up to date with your home design choices is rewarding, whether the intention is to sell your property or for the transformation of your comfort zone. The home is representative of the modern evolution of human choice and versatility. We hope you enjoy putting some or all of these options to use. ■

SMART HOME TECHNOLOGY is one trend that is gaining momentum with designers, home owners, and the techie in all of us. From a fully integrated smart home system to various smart home gadgets, the industry is rapidly evolving into a multi-million-dollar hub of creative concepts to help make our homes more comfortable using the latest in technology. A smart home is quite simply a home equipped with lighting, indoor climate control, and electronic devices that are all connected via Wi-Fi and can be controlled both onsite and remotely. Recent surveys illustrate the rapid adaptation of smart home products with more than a quarter of all consumers owning at least one device. This technology trend is largely driven by millennials who have embraced the technology. Smart home products range in use and cost, but some of the most popular products are used to control lighting, temperature, windows and doors, and electrical outlets. These products are designed to not only make homes more comfortable, offering easy solutions to routine tasks, but they frequently reduce electricity consumption by sensing when devices are on and off. Smart products can also improve aesthetics in traditional appliances. OBM International has worked with integrated Creston touchscreen panels on three recently completed homes in the BVI and Anguilla.
Clients are able to switch their lights on and off, wake up to pre-made coffee, and the TV on their favourite channel—all without using a switch or remote. Want even more technology? A fully integrated smart home begins during the design phase of a new home. It integrates and controls everything within the home that
runs on electricity from automatic lights, locks, shades and shutters, and security cameras. The engineering of a fully integrated home is complex and requires a technology professional who is familiar with the system to be used in the home. These smart home engineers will work with architects and interior designers to ensure the wiring is available for
control panels and switches. They will also clarify over sufficient space for the ‘rack room’ or control room for the system. Not only must space be allocated, but frequently additional cooling and back-up generators are required to keep the rack room operating efficiently. If an integrated smart home seems overwhelming, there are many things that have been integrated into BVI homes for years that continue to be smart. Utilising solar elements throughout a home—whether for heating a pool or for supplemental electricity—will always be smart, as well as building open, tropical homes designed to provide airflow for natural air conditioning. As technology continues to evolve and it integrates into our homes, it’s important to remember the best smart technology is the one that works for you to make your home a more comfortable place. ■

OUR YACHT SPOTLIGHT this month falls on a vessel named after the book Chasing Daylight by Eugene O’Kelly, former KPMG CEO. The memoir details the profoundly inspirational and honest walk of the author, who was diagnosed with brain cancer. The New York Bestseller was written in under four months between his diagnosis and his death in September 2005; the yacht owner was deeply impacted by the book and took a new turn on life ever since, titling his pride and joy with words apt for an optimistic outlook on life. Speaking to Chasing Daylight’s Captain Dane Tarr, he revealed that the unique vessel, “has been set up accordingly [for the owners who love to fish].”

One of the yacht’s newest developments is that, “with [their] new at anchor stabilisation, [they] are now able to position Chasing Daylight in remote destinations around the Caribbean and Bahamas, and quickly access some of the world’s best spots with ease,” he continued. The owners’ preferential hobby of fishing appears to be an influential instrument in Chasing Daylight’s establishment and her crew, who have complemented the incredible luxury yacht with an arrangement attractive to fishing enthusiasts. “As we do every fall, we replace our fishing tender. So this winter we’ll have the new custom 2018 35-foot Everglades centre console with a full

Discover the British Virgin Islands from the deck of a private yacht on a Day Sail with The Moorings. You can island hop with a professional skipper or even indulge in a full crew with captain and chef. fishing tower to help spot the fish,” said Captain Dane. “Another neat feature of our tender, is the dynamic position capability to help keep us on the fish when we find them…we have it all, from custom rods with Tiagra reels, custom carbon fibre spearfishing equipment, deep drop reel, down riggers, and every lure under the sun. We also have a fully stocked bait freezer to ensure we always have the right bait to get the job done.” Although fishing is a strong allure for guests who will be drawn to Chasing Daylight, the yacht herself boasts a warm, welcoming interior and all the amenities required to bolster this charter beyond the title of ‘luxury.’ Built in 2005 by Westport, the 130-foot yacht cruises at 20 knots and a maximum speed of 26 knots, allowing for comfortable, fast transport between ports. Comprised of five cabins— accommodating 10 guests and seven crew members—the cabin configuration permits three doubles and two twins. Guests will relish panoramic views of the striking ocean vistas from the foredeck Jacuzzi and enjoy idyllic relaxation on the large sundeck. The varied range of sea toys equipped on Chasing Daylight, make for a challenging choice over entertainment. Three-person waverunners, seabobs, waterskis, kayaks, paddleboards, and two tenders with sportsfishing equipment, support the boat’s claim that she was
made for aqua amusement. Chasing Daylight’s crew strive to provide an experience that will make the charter unforgettable. With themed dinners, watersports instruction, and fishing expertise, they receive glowing feedback time and again from their guests. “Four of our crew were born and raised in the Virgin Islands and therefore get really excited about fishing and exploring our ‘backyard,’” said Captain Dane. “From a very young age, we enjoyed hand lining for snapper, trolling for larger bluewater fish, and freediving for giant Caribbean lobster. I personally love to show my guests how I enjoyed my youth with friends fishing around the islands and catching dinner for the family.” Arguably, it’s the crew’s earnest profile attached to the vessel’s resume that creates such a hospitable and amicable feel. “I personally love to fish around sunset on the south drop of St John,” concluded Captain Dane. “Only a few miles off the southern coast of the Virgin Islands, we have a rich fishery perfect for landing massive Bull Mahi Mahi, Wahoo, Spanish Mackerel, and even an assortment of Billfish. With a successful fishing trip, the chef and crew enjoy putting on a special grilled seafood feast under the stars on Chasing Daylight’s sun deck. There is nothing better than fresh Mahi Mahi straight from the yacht’s barbecue.” Look out for Chasing Daylight this season. For more information: https://y.co/yacht/chasing-daylight ■

School lunchbox munchies! SUMMER IS ALMOST OVER and many families are getting the kids ready to go back to school after the vacation. To help ease into the back-to-school routine, I thought it would be a good idea to do some easy, time-saving pack lunch recipes, that use three key ingredients in versatile ways. Here are a few tips to make your school mornings run efficiently: PLAN Sometimes it’s not always possible, but you can make your life a lot easier by planning your weekly
meals. This not only allows for a stress-free morning and evening, but it also saves you money and trips to the store! PREPARATION Try and prepare as much as you can the night before. Wash, peel, slice, and portion into the necessary containers and store in the fridge; somewhere that will be easy for you to take out the next morning. Making space so everything is together in the fridge, ensures that you won’t forget anything.
LUNCH BOXES Get the lunch boxes ready the night before and set out on the counter so it’s all ready for you in the morning. That way, you’re not in a rush trying to find lids, containers, thermoses etc. Any pantry snacks
you might be including with your child’s lunch can also be laid out, ready for the morning. COMMUNICATION Talk to your children and find out what they like to eat, and see if they can provide you with ideas for new and interesting lunch options. Don’t forget to share your finished dishes with us on Instagram! #delishvipy Some ingredients that we’ll be using multiple times are: • 1 whole roasted chicken, shredded, split in thirds. Reserve chicken bones for stock! • 1 lb of curly egg noodles, cooked, split in half • 2 cups homemade pesto, split in half

KAYLEIGH’S SCHOOL LUNCHBOX MENU Homemade chicken noodle soup Pizza, chicken pesto, ham & cheese pinwheels Chicken pesto pasta
Homemade Chicken Noodle Soup Soup is great for kids to take to school. It’s filling, full of nutrients, and soup-er easy to make! It also freezes well, so it’s a perfect make-ahead meal for lunch or dinner; perhaps use up some produce from the fridge. You can add whatever you have on hand that might need using.
For the stock: L E V E L E A SY M A K E S A P P R OX . 1 . 5 Q UA R T S INGREDIENTS 1 whole roasted chicken Veggies: such as washed onion, celery, carrots, garlic 3 quarts water 1 tablespoon whole peppercorns METHOD Place all of the ingredients into a deep pot. Bring to the boil and reduce to a simmer for about 1 hour. Leave the lid off so the flavours really concentrate. NOTE: Don’t add salt to stock as it allows control of the sodium levels in the soup. 48 | V I P R O P E R T Y & YA C H T
For the soup: L E V E L E A SY M A K E S A P P R OX . 2 Q UA R T S INGREDIENTS 1 tablespoon oil 1 tablespoon butter 1 onion, finely diced 2 cloves garlic, minced 3 stalks celery, finely diced 2 carrots, medium dice 1 teaspoon curry powder (optional) 1.5 quarts chicken stock Salt & pepper to taste 8 oz cooked egg noodles Reserved cooked shredded chicken

love them, and you can make them the night before so it is a quick, grab and go for those sometimes-crazy school mornings! You can use whatever ingredients and flavours your kids like, but here are three suggestions:
Pizza pinwheels L E V E L E A SY MAKES 1 PINWHEEL INGREDIENTS 1 flour tortilla 12” wide 2 – 3 tablespoons good quality pizza sauce 10 slices pepperoni 3 slices thin mozzarella METHOD Begin with the tortilla on a flat surface and spread the pizza sauce all the way to the edges except for the last 2 inches at the top of the tortilla. Then, lay out the pepperoni, again, leaving the last 2 inches at the top. Finally, lay out the sliced mozzarella on top of the pepperoni, leaving the last 2 inches at the top free. Now it’s time to roll them. Start at the bottom and roll the tortillas as tightly as possible to the top. Wrap them in plastic wrap or foil and refrigerate them for a few hours or overnight. When ready to use, slice into 1” rounds and serve.
Chicken pesto pinwheels Pesto is a great ingredient to have on hand. Not only is it brilliant for quick lunch, but it can be used in so many ways for dinner as well. It’s one of my favourites to have on hand. I mix it in with quinoa, roasted salmon with a pesto crust, and use my spiraliser to make a lighter version of pesto pasta. Quite often, raw garlic can be overpowering in a pesto, so I prefer to roast my garlic. It offers a wonderful creaminess to the pesto, and rather than a sharp garlic bite, a sweet subtle garlic-y-ness that’s just perfect.
50 | V I P R O P E R T Y & YA C H T
INGREDIENTS 1 flour tortilla 12” wide 2 – 3 tablespoons homemade pesto 1 /4 cup finely shredded chicken
For the homemade pesto: L E V E L E A SY M A K E S A P P R OX . 2 C U P S INGREDIENTS 1 head roasted garlic 1 /2 cup toasted pine nuts (optional) 3 cups basil, washed 1 /2 cup fresh parmesan, grated 1 cup extra virgin olive oil Juice from 1 lemon
METHOD To roast the garlic, pre-heat the oven to 375F. Cut the garlic head in half (through the equator), drizzle with olive oil, salt and pepper. Wrap tightly in foil and put on a baking tray to catch any drips. Roast for about 30 minutes, until cloves are tender and sweet. Once the garlic has cooled, place all the ingredients in a food processor, except the olive oil. Whir until everything is nicely chopped, and slowly drizzle in olive oil while the processor is on, add the lemon juice and incorporate. Store in an airtight container in the refrigerator for up to 1 week, or in the freezer for up to 2 months.

TO ASSEMBLE Using the same method as above, start by spreading the pesto on the tortilla but leave the last 2 inches at the top free. Scatter the shredded chicken over the top of the pesto. Roll, wrap, and refrigerate as stated above and slice into 1” rounds when ready to serve.
Ham & cheese pinwheels INGREDIENTS 1 flour tortilla 12” wide 4 slices honey smoked deli ham 4 slices sliced sharp cheddar 1 /4 cup sprouts METHOD Using the same method as above, start by laying out the ham on the tortilla and leave the last 2 inches at the top free. On top of the ham, lay out the sliced cheddar, and on top of that, spread out the sprouts. Roll, wrap, and refrigerate as stated
above and slice into 1” rounds when ready to serve.
Chicken pesto pasta
L E V E L E A SY MAKES 2 PORTIONS INGREDIENTS 8 oz egg noodles 1 /2 cup homemade pesto (see recipe) Approximately 6 oz shredded chicken METHOD Cook noodles according to package instructions. Strain and allow to cool. Stir in chicken and pesto and place into lunchbox containers.
