WE’RE ECSTATIC TO OPEN OUR FIRST ISSUE OF 2017 with a freshly redesigned layout and new feature articles, tailored to your interests. We hope you revelled in the Christmas and New Year festivities, and have continued to hold firm to your resolutions of prosperity and progress. We begin February’s pieces with a property that represents the dream result of some of our new year’s resolutions – Casey Bay of Virgin Gorda. This beautiful retreat is the epitome of custom-built luxury and we don’t think it’s possible to find a person who wouldn’t find this architectural feat of magnificence, to be perfection. We conclude our visit to Leverick Bay with parts three and four of our interview story The Foundations of a Legend. Yates Associates Construction Company have achieved greatness in their portfolio; Leverick Bay’s real estate has been a highlight of their success and contribution to the billionaire yacht playground of the North Sound. Things We Love takes going green to a new level with their interior decoration outlook on 2017, and Debi Carson shows us her artistic expression within design for the property. Following, we tackle a challenging debate regarding the BVI’s status as a high-end investor destination – it is clear our region has a lot to offer in this vein and VP Bank’s General Manager Sjoerd Koster, provides a concise investigation into the BVI with this in mind. Comparing our islands with other attractive property investment opportunities worldwide, we’re treated to clarity over what the BVI presents across a number of discernible variables. Stylish Spaces is coming ever closer to its closing date of April 15, so if you haven’t already made your voice heard, please jump up and do so ASAP. Alternatively, if you haven’t heard about us at all, ‘get in the know’ of this prestigious and fun panel. Sailing across to our SEA section, we examine the ever-popular prospect of liveaboard cruising. This increasingly widespread concept is dominating the yachting world in light of global connectivity, compelling families to take to the seas and live an independent life on a luxury yacht. Style & Beauty looks at Valentine’s gifts for ‘him and her,’ and finally our new feature Delish dishes out some tasty recipes from our new chef scribe Kayleigh Driver. Wishing you enjoyment of the LAND, SEA, and LIFE in the Virgin Islands

PERFECTION IS NOT A WORD we use often in the real estate business, but in this instance, we would not change a single thing about Casey Bay. From the cliff-top situation above a sandy beach to the quality of craftsmanship and materials used, Casey Bay is perfection through and through. Renowned Colorado-based Berglund Architects designed Casey Bay and have blended innovative design with local architectural details and natural

materials, which has resulted in an outstanding property in keeping with the local environment. Only the best hardwoods and artisanal stonework have been used in the construction of this outstanding property, blending unobtrusively into the hillside. Every comfort and convenience has been considered in the design of Casey Bay. The villa features central air-conditioning throughout the property and ceiling fans in each room if you prefer to let the ocean breezes cool you. Each of the four
luxuriously appointed bedrooms are situated to provide complete privacy from the main living areas of the house. The master bedroom and one other can be found in the main house, each with its own ocean-facing terrace and oversized bathroom. A further two individual bedroom cottages can be reached by a stone pathway from the pool terrace. Such a layout makes Casey Bay ideal for vacation rentals and the house has proved to be a successful vacation rental property.
High cathedral ceilings and stunning hardwood doors, windows, and cabinetry lend an air of luxury to each room without any ostentatious glitz. Tasteful furnishings and neutral stone floor tiles do nothing to detract from the turquoise ocean views from each sliding glass door and window. In addition to the glass doors that surround each room, smaller windows have been set high up under the cathedral ceilings to ensure there is always an abundance of light. The main living area at Casey Bay has been designed to offer the ultimate versatility in island living. The open plan kitchen has been finished to the highest standards with hardwood cabinetry and stainless steel appliances. The kitchen and dining area have glass doors on two sides, opening out on to an oceanfront dining terrace, bar with built-in professional grade grill, and lounge area. All of this is accented with beautiful local stonework and is covered from the sun. Enjoy an intimate dinner in the air-conditioned comfort of the indoor dining room or throw open all the doors and embrace the entire alfresco living area at once. Adjacent to this covered living area

is the free-form shaped infinity pool and surrounding sun deck. Access to the two bedroom cottages begins at the pool terrace and a stone staircase leads down from this pathway to your own sandy beach. The only access to this little-used beach is from Casey Bay, one neighbouring home, or by boat. We would be surprised to see another soul there. Residents and guests of Casey Bay have full access to the facilities of Rosewood Little Dix Bay Resort, which is currently undergoing a major renovation and transformation.

It is scheduled to reopen late in 2017 and when it does, not only will the standard of its accommodations and facilities be raised to a new high level of luxury, but so too will the value of the surrounding properties within the Estate. The iconic main buildings at Laurance S Rockefeller’s resort are being refurbished on the inside without altering the founder’s original vision of a resort at one with nature. The number of guest rooms is being reduced to 79 and some of the original rooms are being replaced by one and two-bedroom suites, complete with private plunge pools. Full property management services are available through the r esort and a selection of reputable management companies. Casey Bay is the complete package: a breezy hilltop location above a private sandy beach, world-class design, artisanal craftsmanship and ocean views to rival any in the world. We guarantee you will not want to change a thing! ■

A RAPIDLY CHANGING economic and political global environment has resulted in a change in the international property investor landscape for high net worth clients. Traditionally, property investors have been in pursuit of an alternative location for their holiday homes. Additionally, they have sought investment into real estate to diversify their investment portfolios, seeking a conservative return on their investment. In the last few years, a number of events—both political and economic in nature—have triggered wealthy international families to reconsider their traditional vacation property investments and in certain cases their residential location. These decisions
24 | V I P R O P E R T Y & YA C H T
to relocate themselves and their families has further been emphasised both by lifestyle decisions as well as tax considerations. Investors have started exploring alternative locations in Europe, Asia, the Middle East, and the Caribbean in hopes of finding more appealing, safer, and in certain cases, more stable countries for their homes abroad. Could the British Virgin Islands be a contender? And what would the lifestyle, investment, and connectivity requirements be for high-end buyers of real estate in these locations? Furthermore, with so many countries motivated to attract these new kind of residents, how do the British Virgin Islands measure up against such strong competition?
This article offers a simplified if not rudimentary comparison of the BVI when compared to some of the more popular investor destinations such as Monaco, Dubai, and Singapore on the basis of access, investor friendliness, cost, availability of real estate, taxation and lifestyle opportunities.
For anyone who has not had the pleasure of visiting this European mini-state, Monaco is located about 45 minutes from Nice airport, in the Cote-D’azur in France. It is home to actors, sports stars, and wealthy business owners. Upon arrival in Nice International Airport—the main gateway into Monaco—you can either drive to
LAND / HIGH END PROPERTY INVESTMENT
Monaco or take one of the many available helicopter taxis, whisking you into the city centre within seven minutes. Monaco is about the size of Central Park in New York and borders with both France and Italy. The principality is one of the smallest tax residences in the world. Permit holders benefit from no income tax, wealth tax, or capital gains tax. Besides the obvious tax attractions, Monaco offers a comfortable moderate climate year-around, a highly secure living environment, and a diverse society made up of tax exiles from around the world. Real estate is not easy to find as this densely populated city is already home to 40,000 permanent residents. It offers good connectivity through Nice International airport and it is also the home to many well-known events such as the Monaco Grand Prix, the Monaco Yacht Show, and the Monte Carlo Tennis Open to name a few. If you would like to moor your sailing yacht, power boat, or super yacht, Port Hercules is the deep-water port located in the heart of the city. You will require a tax residence certificate to live in Monaco and a minimum period to reside throughout the year which should not be too much of a burden with all the city has to offer.
Dubai is fast becoming the central hub and gateway between Africa, Asia, and the Middle East. They have rapidly started to divest from their traditional source of income—the oil business— and have invested significant funds into high quality infrastructure. This includes one of the largest airports in the region, some of the best road networks around the city, and an airconditioned metro system for visitors and residents. Residents are not charged income tax, wealth tax, or capital gains tax similar to the BVI. It is not hard to find
...with so many countries motivated to attract these new kind of residents, how do the British Virgin Islands measure up against such strong competition?
a spacious villa or luxurious flat as these are continuously being erected in various beachside developments along the coast of Dubai. The property market has had its ups and downs over the last few years and recently it’s been following a downward trend due to the low oil prices. The ‘permanent residence requirements’ are minimal and the current population size is around 2.6 million. The climate is warm and sunny however the temperature can get uncomfortably hot during the European summer months. Throughout this period, you will probably spend more time in an air-conditioned environment than outdoors. Dubai offers a high level of security for both its visitors and residents alike. Amazing shopping is presented in the form of the Dubai Mall—one of the world’s largest malls—as well as other entertainment options such as the biggest indoor ski-slope, the greatest indoor aquarium, golf courses, and many other activities. If you are looking to spend some time on the water, Dubai has a number of small marinas and has recently announced that they intend to build one of the largest marinas in the Middle-East called Dubai Harbour.
Another small state destination located in the heart of Asia; it is one of the richest countries in the world and offers great connectivity through
direct flights to nearly all the major airports and cities around the globe. It borders with Malaysia and on numerous occasions has been voted as one of the world’s best places to reside. It offers a safe environment, has excellent infrastructure, and has a very strong public services sector. It is about two thirds of the size of New York City and has a very dense population with nearly 5.4 million residents. Over the last few years, it has become the central financial hub of Asia and many regional investors who use Singapore are attracted to the location as a result. Singapore’s reputation as an easy place to do business has further accelerated its popularity as place to work and reside. Compared to some of the other investor locations, the level of investment required to qualify for the well-defined ‘Global Investor Program’ is $2 million or higher. Once you have obtained a residence permit however, all your foreign income is exempt from tax even when remitted to Singapore. There is no capital gains tax, gift tax, or estate tax. That being said, the cost of living is very high, there is limited access to real estate, and the price of real estate can be excessive. Singapore offers limited opportunities to those interested in yachting, but nearby countries such as Thailand and Indonesia are only a flight away.
BRITISH VIRGIN ISLANDS
How does the BVI compare to some of these investor friendly destinations? As an archipelago of 15 inhabited and dozens of uninhabited islands, the BVI has attracted a significant number of well-known and lesser known investors to its shores. HNWIs include Sir Richard Branson who owns Necker Island, to Larry Page who recently acquired a private island as well as the Aga Khan who brought his exclusive brand of the Yacht Club Costa Smeralda (YCCS) to Virgin Gorda as their Caribbean base.

Virgin Islands to justify it being called the billionaires’ playground. The BVI attracts a variety of events and activities throughout the year, offering residents and visitors alike entertainment ranging from waterbased activities such as the BVI Spring Regatta and the Loro Piana Caribbean Superyacht Regatta & Rendezvous, to land based activities
like the Annual Necker Tennis Cup. The BVI’s natural beauty is one of its key assets as a destination. The seas, sounds, and channels— which all form part of its natural infrastructure—make it easy to island-hop between the various isles. As one of the top sailing destination in the world, it has traditionally drawn many visitors looking to sail around the islands or enjoy water based activities such as diving and more recently, kite-surfing and paddle boarding. The favourable tropical climate and the breezy easterly trade winds make it a comfortable place to reside. With approximately 58 square miles and around 30,000 residents, it is not densely populated. As with other destinations, the proximity to international airports determines the ease of travel for investors and therefore the attractiveness of the destination. Comparatively, connectivity has been an issue for the BVI. The lack of direct flights to the US mainland and to Europe have made it a rather arduous process to get to and from the BVI.
Visitors and residents alike have had to rely on making connections either through Puerto Rico, the US Virgin Islands or St. Martin and Antigua to get to their final destinations. This connectivity is not only important for its residents, but also allows for the further growth of events such as regattas, concerts, and festivals which could be offered year-round to increase the exposure to sports, music, and other cultural events for visitors and residents. The recent announcement of direct flights from the BVI to US mainland through Miami with a dedicated BVI based airline is expected to be an initial ‘game changer’ as the BVI would gain direct access to one of its largest property investor markets, the United States. To be competitive with the other mentioned jurisdictions, further direct access to international airports for Europe and the United States would have to be implemented. The recent approval of the airport expansion plans would therefore be one of the strategic building blocks for the future of the BVI. The BVI has started laying the foundation for a global investor program to attract more foreign investment into the Territory; however, the BVI’s detailed investor rules have not yet been clearly defined and a roll-out of such a scheme is not expected to take place until later in 2017. The current model of both real estate ownership as well as residency does not compare favourably to some of the aforementioned destinations, which have had well-defined and established investor schemes in place for several years. If we look at the availability of real estate, potential buyers looking for high-end condominium projects will have to adjust their wish lists. However finding a home is relatively easy; the available properties are mainly high-end villas and villa projects instead of condo projects or high-rise apartment buildings. The
existing developments are targeted at investors looking to purchase homes in either a resort type setting such as Oil Nut Bay (ONB), private residential project such as the more recently developed Trunk Bay and the more established Belmont estate, or developments aimed at marine orientated investors such as the Nanny Cay Marina & Resort. This marina is in the process of expanding both their outer marina and town house offering aimed at the higher end of the property market. Similar town house developments or renewed interest in older small resort developments such as the Long Bay Beach Club development or Lambert Beach Resort (now Turtle Bay Resort) could benefit from attractive investor schemes to be put in place. From a taxation point of view, the BVI is already comparable to the other jurisdictions with no capital gains, income tax, or inheritance tax. The BVI also offers a politically stable, crime free, and safe environment. With a global trend of increased safety concerns for both high net worth individuals and their families, this has therefore become one of the key deciding factors when looking for a place to live. TO CONCLUDE, THE BVI offers a solid foundation as a destination that is politically stable and safe in a beautiful Caribbean setting. The improved access to the US Mainland through Miami and possibly other international destinations will further enhance its competitiveness. Finally, the preparation for a global investor type program will make it easier and more appealing to take up residence in the BVI. These success factors combined with the attractive life-style opportunities it already has to offer, confirm that the BVI is well on its way to becoming one of the preferred property investment destinations. ■

Artistic expression in design
Construction materials for the VI – Debi Carson dazzles with increasingly innovative creativity for your personal paradise

WHEN IT COMES TO CREATING a space you love, many choose to work with an interior designer, but with Debi Carson, you get far more than paint chips and pillows. Her design work spans more than two decades, and with 15 of those years in the Caribbean, her unique experience brings an invaluable set of skills to any project. With an artful eye for details and impressive sourcing connections around the United States and the

Caribbean, Debi’s designs turn wishful thinking into inspirational reality. Among the Caribbean’s most prominent interior designers, she holds a certificate from the National Council for Interior Design Qualification and her sustainable design solutions are why she heads one of the region’s most versatile full-service design firms. With endeavours including residential, commercial, major developments such as Nanny Cay
and Brandywine, as well as highprofile hospitality projects like Peter Island Resort and Spa, Debi’s diverse capabilities know no bounds. Designing and furnishing a home or business in the Caribbean requires special considerations, and Carson’s experience sets the stage for success in both interior and exterior projects. Environmental concerns such as salt and corrosion, humidity and climate fluctuations, damage caused by the sun as well as power and water

limitations, are just a few of the many complexities in creating a Caribbean dream home or business. Carson’s portfolio includes a vast range of projects that encompass all of these environmental concerns, as well as taking into account the unique nature of doing business in the region. For a few ways to show your home some love this year, Debi’s latest travels have produced some fantastic partnerships in order to bring new luxury to the BVI.
On a recent visit to the Sun Valley region of Idaho, USA, Debi visited the Rocky Mountain Hardware foundry and was able to get an exclusive glimpse into how their superior products are made. Foundry owners Mark and Patsy Nickum had multiple requests in their showroom for high-end, custom hardware that wasn’t available in the 80s and 90s. They took those requests and created Rocky Mountain Hardware, filling the desire for quality hardware that wasn’t available from mass-market manufacturers. “The most impressive part of
my visit to the foundry was observing the fabrication process. The metal is melted into liquid form and moulded utilising sand-cast and porcelaincast methods. These legacy methods have been slightly automated with implementation of a robot arm for the dipping process, some machinery, and conveyor belts that move the product along the line, but otherwise fabrication remains very hands-on. To see how many people actually touch one piece as it is created truly shows the quality control and value in the product,” said Carson. For more than three decades, Rocky Mountain Hardware has created these elegant and high-quality products. The highly-customisable hardware has an array of beautiful finishes, including

The expansive line of tiles offers more than 50 colours and textures, meaning every project is crafted to meet the exact vision of the designer and brings home personalisation to a new level. Tiles can also be custommatched to any hue and the glazes fuse colour into the tile as they are fired, ensuring original tones are retained and customers get the look and feel they want, every time. “People love Ludowici tiles for their beautiful design, endless customisation options and longlasting durability. With a 100-year product warranty, a Ludowici roof will last for generations,” said Carson. “I appreciate the unique applications that the tiles have, such as interior or exterior cladding and accent features offering a unique, elegant look for my clients.”

BVI customers will love the way that the beautiful bronze wears in our elements and the stunning patina that appears over time,” said Carson.

The Foundations of a Legend Parts 3 & 4 – With Yates Associates Construction Company INTERVIEW BY STEPHEN L FRANCE
P H OTO G R A P H Y BY J L M A R K E T I N G F I R M
The vibrant Leverick Bay Resort and Marina
34 | V I P R O P E R T Y & YA C H T
IN PART 2 OF OUR SERIES, we delved deeper into the mind of entrepreneur Christina Yates of Leverick Bay Resort and her contribution to making the North Sound the billionaire yacht playground we see today, which included the construction of Leverick’s well-designed villas. We now conclude with parts 3 and 4, reviewing both the present and future of Yates Associates’ architectural achievement Leverick and the construction company itself. Today, Leverick Bay—a showcase of Yates Associates Construction
Company—is best known for its tasty food, the Friday night Jumbies barbecue with the sky dancers’ show, musical performance by Elvis White. and of course, Michael Beans’ famous pirate show. The latter function is a staple point in BVI residents’ and visitors’ minds, attracting countless return guests so enthusiastic, they dress in their own pirate costumes. Multitudes of boaters find everything they relish in Leverick, receiving the staff as family whom emit a warm, hospitable approach. Catering to avid watersports fans, there are quiet jet skis and hoverboards, power boat rentals,
and a full-time diving provision with Dive BVI. The retreat also hosts several phenomenally popular events. Many worldwide are fans of the internationally renowned Poker Run, held annually on Memorial Day Weekend, which brings hundreds of people to exhibit their beautiful speedboats and raise money for charity. Another hosted event is VISAR’s yearly Swim the Sound. This is a fundraising occasion, which provides participants a choice of swimming or paddle-boarding across the Sound from Saba Rock to Leverick Bay.
F E B R U A R Y 2 0 1 7 | 35
The watersports activity at Leverick is an avid aqua-fan’s dream
The widespread attraction of the resort and marina saw that by the turn of 2000, every single Leverick home site developed by Yates Associates disappeared off the market. “All the homes designed and built by Leonard and Yates Construction Company and later by Yates Associates after Mr. Leonard’s passing, were sold,” said Yates Associates Principal Shareholder Chris. Further to Leverick’s increasing popularity, the property had to expand to cater to the growing demand. “The dock was rebuilt and extended to accommodate mega yachts in 2006 to 2008 and extended again in 2013 to allow Arawak to have a retail store and extend the water sports facility,” added Chris. Arguably, Leverick’s attraction is found in its uniqueness from the other North Sound Resorts. Not only does it boast stellar customer service and great cuisine, but it’s also conveniently situated, providing its guests with more freedom to explore Virgin Gorda. “Leverick is connected to the island road system,” explained Chris. “Visitors can rent a car or hire a taxi to tour the rest of VG while their boat is in a safe anchorage. It also has a full-service grocery store to cater to boats, villa owners and renters, and residents.” To add to its diverse and alluring image, Leverick has the reputation of never closing. “While all the other resorts close for a couple of months in the slow season, we stay open to provide a service to the staff from the other resorts, and any homeowner or boating visitor,” relayed Chris. “Many people come to the $10 pizza nights we feature with a
36 | V I P R O P E R T Y & YA C H T
DJ as a weekly off-season party night.” With the success of Leverick owing to its clever construction and location, Yates Associates continues its achievements with current and new projects in the prosperous North Sound arena. “Yates Associates is very busy dealing with work on the outer islands of Moskito and Eustatia,” said Chris. “In 2011, the company completed the main resort Beach Club at Oil Nut Bay with its pools and restaurant. In 2013, it completed the new Tennis Pavilion and built the new Great House on Necker Island for Sir Richard Branson following the fire of 2011, which destroyed the original house.” Yates Associates’ service goes beyond business into trusted, long-term friendships, with clients
showing their recognition of the company’s proficiency by constantly employing them. “In addition to the new works on Moskito Island, Yates Associates is also involved in updates to several of the villas they built 20 - 30 years ago for the original owners, who want to modernise,” said Chris. The future is looking bright for Yates, with the company’s pride and joy—Leverick Bay—expanding even further. “We have Government planning approval to reclaim a quarter acre of seabed in front of the Jumbies Beach Bar,” said Chris. “The fill material for the reclamation will be crushed recycled glass as part of the resort’s green initiative. It is proposed to build a new bar/dining area on this reclaimed area, plus a glass blowing

studio to give demonstrations to the public and make local souvenirs. The studio will run on used cooking oil from the local resorts and restaurants. Additionally, methane gas from treated waste will also be used as fuel.” Adding to this, a second dock will be built parallel to the existing one to accommodate more boaters. There will also be more accommodation units comprising one to threebedroom residences. This will be a closing achievement of plans that span back to 1979. “In Easter time in 1979, the BVI Government were working in Gun Creek with the Public Works bulldozer,” said Chris, recalling a situation that was the initiation of today’s development. “Sam, knowing it was a four-day holiday, went up the hill, ‘borrowed’ the bulldozer, drove
it to Leverick, and cut the hillside to build these planned units. He refuelled it and put it back before it was missed on the Tuesday. Life was easier in those days. Now 37 years later, the cuts have been cleaned up and will be developed. The units that are planned will use a lot of natural landscape, blending into the environment.” It’s clear that Leverick—a principle showcase of Yates Associates’ proficiency—has even further greatness to exhibit. The resort is a powerful example of what a skilled construction company can accomplish when flowing as smoothly as the North Sound waters. Astute prophecy can envisage that the foundations of this legend will continue to produce attractive residential and holidaying options. ■

AN INCREASING TREND IN today’s sailing community is the ever-popular liveaboard platform – a way to live life with a real sense of freedom, see the world, and broaden horizons. In case you are unfamiliar with this arising phenomenon, this is a popular option for avid sailing families or couples who enjoy the care-free nature of long-distance cruising. It’s a particularly attractive option for those who can afford 6 12 months off work on a sabbatical and wish to gift their children with a life-transforming experience in education, life skills, and maturity. Due to the progress of countries around the world and the diversity of yachts provided by companies like Horizon Yacht Sales, this synchronicity has created a flexible experience that can be as luxurious, comfortable, and eco-friendly as desired.
THE PLEASURES OF ‘LIVEABOARD’
On returning from 2016’s Annapolis Boat Show, Horizon Yacht Sales recognised the widespread desire of couples and families who sought

to buy a large catamaran, go on a sabbatical or sell up their homes, and take to the seas. Most clients comprised of families with children in Primary education—viable for new adventures and home-schooling— and parents who longed to relieve the shackles of terra-lifestyle. Re-strengthening of the economy and globalisation are arguably catalysts in this growing inclination toward family life at sea, reinforced by high speed internet connections and remote employment. Many families currently active in this lifestyle are affluent professionals able to work from abroad – some choosing to sell their properties and others maintaining their residences for short/long term let. A unique skillset can be acquired when families live this liberating lifestyle, gaining knowledge of other countries, learning new languages, sampling cuisine from local produce, and integrating with other cultures – all while enjoying the luxuries of a high spec yacht. Aimed at a US cliental, the Caribbean—and especially the BVI—is a key place to begin this journey, purchasing a yacht from an organisation like Horizon Yacht Sales who are so well supported throughout the entire Caribbean. Using US currency on many of the islands and being renowned for

safe sailing waters, it’s a fantastic initiation point for families who wish to fully take advantage of the liveaboard lifestyle and sail across the Atlantic or perhaps through the Panama to the Pacific Islands.
THE HORIZON YACHT SALES SERVICE
Horizon Yacht Sales tailors and sells the vessels to their clients’ specifications. Options to place the yacht into charter service or take her straight off into the sunset are left to the owner’s discretion. After charter service, part of HYS’s provision is to retrofit anything the boat may require to make the owner’s accommodation increasingly indulgent for when they use their floating pride and joy. “We finally departed the dock at Nanny Cay marina in January of 2016 and headed ‘down island.’ After four months, 20 different islands, and 12 different countries, we arrived in Grenada in late April having had a great winter season. washing machines and dryers, and high tech gadgets for navigation, the choice is only limited by the size of the vessel. With HYS bases covering the BVI, Antigua, Grenada, and St Vincent, accessibility across the Caribbean over is made effective and efficient. Friendly staff form a support network founded in family-like orientated service so all clients are welcomed and constantly guided with advice and relevant current-affair information.
THE HORIZON YACHT SALES’ RANGE
The two most popular liveaboard vessels that Horizon offer are
Nautitech 46 Fly and the Nautitech Open 40, but Horizon provides a full range of monohulls as well. Built by Bavaria who style all their yachts with fantastic interior finishes, there are two versions available of each yacht – the owner’s version and the charter version. The difference lies in space and cabin count; owner’s versions allow a more spacious feel with one hull completely unto the owner. Charter versions include one extra cabin totalling four cabins, permitting owners to maximise revenue. In addition to Bavaria, Horizon also represent Fountaine Pajot and Lagoon catamaran brands. ■

Deemed the perfect liveaboard yacht, one of these magnificent showcase vessels will be at the Miami Boat Show this month, between 16 – 20 Feb. A special offer – courtesy of HYS – entitles interested parties to charter the yacht and should they purchase her within three months, the charter price will be subtracted from the final sale figure.

EACH MONTH WE WILL SELECT a recipe or two
(or three!) and share it with you. We will keep it simple and scrumptious, using only ingredients that can be found on island and tips on where to find them. To start off, it’s romantic February, the month of love and a perfect excuse to indulge in chocolatey decadence. The chocolate lava cakes are a favourite among my family – easy to do and excellent leftovers for those of you who might need a 3 o’clock pick-me-up to go with your afternoon coffee. The combination of the warm gooey chocolate and the cold toasted coconut ice-cream are just heavenly. Perfect for Valentine’s Day with that special someone. Even better, the chocolate batter and ice-cream can be made ahead which makes for a less stressful evening. Even though there might not be any leftover ice-cream, we have included a bonus recipe for affogato, just in case. I hope that you enjoy these as much as we do. Happy Valentine’s Day to you and yours!

FOR A GLUTEN/DAIRY FREE OPTION: INGREDIENTS 8oz semi sweet baking chocolate 4 oz coconut oil 1 teaspoon vanilla Pinch of salt 1 /2 cup granulated sugar 1 1/2 tablespoons coconut flour 4 eggs room temperature METHOD (FOR GLUTEN/ DAIRY-FREE ALSO) Using a large microwave safe bowl, begin by melting chocolate, butter, and vanilla, (or, begin by melting first 3 ingredients together to allow for the gluten-free and dairy-free option below) in the
microwave at 30-second intervals, stirring each time. Careful not to burn the chocolate! Once melted, add vanilla. Allow chocolate mixture to cool. If it’s too hot, the eggs will scramble. While the chocolate is cooling, measure out the sugar and flour and sift together. Now the chocolate has cooled, using a hand held electric mixer, add the flour and sugar mixture together until combined. Crack the eggs into a liquid measuring cup. With the mixer on medium, add the eggs one at a time and allow each to incorporate. Once all 4 eggs have been added, turn the mixer up to medium-high and beat until the batter turns lighter in colour – up to 3 minutes should be fine. Transfer to an air-tight container and allow to refrigerate for at least 1 hour up to 24 hours. When you are ready to bake, preheat your oven to 375°F. Thoroughly grease the ramekins, and set them on a baking tray. Alternatively, a cupcake tray can be used, but must be removed individually once baked. Using an ice cream scoop, evenly scoop the batter into each ramekin and carefully place in the oven. Cooking time will range from 12-16 minutes, depending on ramekin size. You will know they are done when they are firm on the edges and the centre is gooey. Remove from oven and allow to cool for 1-minute before you turn out on to plate. Serve with homemade toasted coconut ice cream, sprinkle of powdered sugar, and fruit.

To asted Coconut Ice Cre am S E RV E S 6 – 8 L E V E L I N T E R M E D I AT E / D I F F I C U LT YOU WILL NEED 1 baking tray Large liquid measuring cup Measuring cups Measuring spoons 2 medium saucepans 1 fine mesh sieve Wooden spoon or heatproof spatula Hand whisk 1 medium mixing bowl 2 large mixing bowls 1 paring knife 1 small chopping board Ice cream maker INGREDIENTS 3 cups dried shredded coconut, preferably unsweetened 1 cup whole milk 2 cups heavy cream 3 /4 cup sugar Big pinch of salt 1 vanilla bean, split in half lengthwise (available from Sunny Caribbee) 5 large egg yolks 1 /2 teaspoon vanilla extra 46 | V I P R O P E R T Y & YA C H T
METHOD Preheat the oven to 350°F. Spread the coconut on a baking sheet and bake for 5 to 8 minutes, stirring it frequently so it toasts evenly. Remove it from the oven when it’s nice and fragrant and golden brown. In a medium saucepan, warm the milk, 1 cup of the heavy cream, sugar, salt and 2 cups of the toasted coconut, reserve 1 cup for later. Use a paring knife and scrape all the vanilla seeds into the warm milk, then add the pod as well. Careful not to scold the milk, as soon as it starts to bubble, turn off the heat. Don’t leave this unattended, it can quickly boil over and cause quite a mess! Cover, remove from the heat, and set at room temperature for 1 hour to allow the coconut to infuse the milk/cream mixture. Rewarm the coconut-infused mixture. Set a mesh strainer over another medium saucepan and strain the coconut-infused liquid into the saucepan. Press down on the coconut very firmly with a flexible rubber spatula to extract as much of the flavour from it as possible. Remove and discard the coconut and the vanilla bean. Pour the remaining 1 cup heavy cream into a large bowl and set the mesh strainer on top. In a separate medium bowl, whisk together the egg yolks. Slowly pour the warm coconut-infused mixture into the egg yolks, whisking constantly, then scrape the warmed egg yolks back into the saucepan. Note: it is important to slowly add the warm mixture to the egg yolks to allow them to come to the same temperature and avoid scrambling. This is called tempering. Stir the mixture constantly over medium heat with a heatproof spatula, scraping the bottom as you stir, until the mixture thickens and coats the back of a spatula. Pour the custard through the strainer and stir it into the cream. Mix in the vanilla
and stir over an ice bath until cool. Chill the mixture thoroughly in the refrigerator, add the reserved cup of toasted coconut if desired for texture, then freeze it in your ice cream maker according to the manufacturer’s instructions.
Affogato Left over ice cream can be used in this quick dessert.
