Six elegant bedroom suites across the separate buildings—one master suite—cherish private verandas, enveloping the courtyards of lush tropical vegetation and swaying palms. Walk-in wardrobes and lounging baths offer each guest bedroom ultimate luxury. The master suite gifts residents with a living room, a small kitchen breakfast bar with a sink cleverly designed within an armoire wardrobe cabinet, and a secluded outdoor bath and shower; a rejuvenating haven among a massage area with a private hot tub nestled in the greenery. The overflowing horizon edge pool complete with stone-fish fountains, contribute to the overwhelming beauty of the living experience. Singles who treasure privacy or romantic couples who want a quiet retreat can easily find a secluded spot with the sheer amount of exclusive areas. The property’s accessibility to Virgin Gorda and beyond is ideal; there’s a communal dock which comes with the estate, and Savannah and Mahoe Bay beaches are within walking distance on paved trails that merge with sandy paths for the final few yards. The choice of water sport activity is only limited by imagination – there is excellent snorkelling, kayaking, and diving to be had, all in close proximity. The nearest marinas offer grocery shopping, and there are multiple options for fine or casual dining located throughout the Valley, Leverick Bay, Gun Creek, YCCS, or North Sound. The property has potential to have its own dock built should a future owner want to invest; but on the contrary, an investor would be pleased to relish the Caribbean sunshine that regularly blesses Katitche Point without altering a single detail.

LAND Interview by Julian Putley Photography courtesy of Yates Associates

Following Part 1 of our series where we cast our eye on the North Sound of Virgin Gorda as it was in the 1960s, we investigate further into entrepreneur Chris Yate’s role in the North Sound’s development and her ownership of one of the most popular establishments in the area – Leverick Bay Resort and Marina.

“One day I was asked to remove a gas pump from the old Ocean View Hotel in Virgin Gorda and reinstall it at Fischer’s Cove Hotel,” said Chris. “I sailed up to Virgin Gorda on my little boat and went ashore. I was in the middle of dismantling the pump when Robinson O’Neal approached me, shotgun in hand, and asked me what the hell I was doing. Fortunately, Andy Flax arrived on the scene and explained the situation. Then Speedy heard I was on the island and asked me to come and fix his broken welding machine. In this way, I met so many people.”

There is an axiom that is often used to describe a contributing factor to success – it’s ‘being in the right place at the right time.’ Another is: ‘It’s not what you know but who you know.’ Chris Yates of Leverick Bay Hotel and Marina could aptly ascribe both truisms to her own remarkable success. Yates arrived in the Caribbean in 1965 after receiving a degree in electrical engineering from the UK’s Manchester University. After a stint in Montserrat, she came to the BVI in 1968 and immediately obtained

By 1969, Yates was working for Island Electric and was very conversant with many businesses and start-up operations in the BVI; it was the beginning of the tourism industry as we know it today. In 1974, a local builder—Waldo O’Neal—was building two ‘Round’ houses at Virgin Gorda’s Leverick Bay and needed assistance with the electrical and plumbing installations; Chris Yates was given the job. On the successful completion of these projects, Leon Stackler a realtor from St Thomas with great vision

and Rowan Roy of Treasure Isle Hotel, the fledgling International Motors, and Anegada Development Co. – to name just a few. She lived aboard a 24-foot sailboat with an extensive inventory and would sometimes swim ashore with her tools and parts on a ‘floaty.’

In those days, BVI dwellings had to be built with their own independent plumbing; septic tanks, cisterns for fresh water, pumps, and pipes to service the needs of the occupants. After great difficulty with many naysayers saying it couldn’t be done, Yates found one man with the necessary skill,

LAND On The Rocks - An island getaway in paradise

YOUR WINTER GETAWAY…5 FACTORS FOR THOUGHT Words by Bernadette George – Smiths Gore Photography courtesy of Smiths Gore

As the cold wintery weeks roll in, you begin to yearn for the warmth of a Caribbean getaway – bare toes in hot sand, less clothes, and a sexy tan…. However, before you can get that tan that will invoke the envy of your snow-bound friends, you must first choose a vacation rental property. Whether you will be vacationing with children, or your party consists of adults only, the perfect home-away-from-home should tick all the boxes on your group’s wish list. Here are some points to consider when choosing a vacation villa:

properties, so expect to pay higher nightly rates. It is not customary that villas advertise specials or discounts on winter rates, but in most cases if you book directly with the owner or island manager, you can enjoy perks such as complimentary transfers or even a discount off the advertised rate. You should always ask for the Free Night in Paradise Special. If granted, you will pay for 6 nights and enjoy the 7th free.

as opposed to a resort. The villa comes with an Island Manager who acts as your personal concierge and will assist in arranging travel, transportation, itineraries, reservations, and activities. This free concierge service means you can enjoy your vacation like a celebrity, with every detail of your stay

3. Amenities: Luxurious linens, water sports equipment, provisioning, free WiFi, and daily housekeeping. While most high-end villas will include the cost of these amenities in their rack rate, expect to pay for added services such as in-villa massages, chefs, baby-sitting, or ground transfer. Ask about a Meet & Greet service so finding the villa on your first arrival is easy. The island manager will provide this service and introduce you to the features of the property on arrival.

pre-arranged for you. So, if you have been dreaming of that perfect island vacation; one week in the warm Caribbean, where instead of shoveling snow, you have to wiggledance the sand from your swimsuit, choose a vacation villa with these five factors in mind and enjoy days of sunshine, warm seas, and friendly, helpful islanders.

Interview with Captain Ken by Stephen L France Photography courtesy of Mrs. Happy

December 2016 - January 2017

Published by aLookingGlass Ltd.

Cruising into our Yacht Spotlight this month, Mrs. Happy gleefully fulfils promotion of her positive name. The title of this luxury yacht immediately provokes joy and with such a transparent label, vacation guests will anticipate ample amusement on this boisterous vessel…and rightly so. Captain Ken Hodgins, Mate Danny Del Valle, Chef Donna Arter, and Stewardess/Deckhand Megan Maggetti comprise Mrs. Happy’s crew. Built at Johnson Yachts in Taiwan, the structure is a standard 105-foot mould with the owner’s additions forming a LOA of 108 feet. She is the third Johnson yacht for the owners, testifying to their pleasure with the yacht architects and is named Mrs. Happy simply because “she is,” said Captain Ken who has served on all three of the owners’ yachts. Mrs. Happy is the perfect combination of service, design, amenities, and space for guests to maximise their vacation time; no expense was spared when outfitting the vessel with the latest technology. If one is a resident or frequent visitor of the Caribbean islands, chances are you’ve seen the ‘smiley’ flag of Mrs. Happy as she’s sailed all over the region; however, the BVI is the owners’ favourite location due to the proximity of the 60 isles and cays, abundance of calm anchorages, and easy access to aircraft handling services. The boat’s conception emerged from a conversation at the first Taiwan International Boat Show in 2015, where Johnson Yachts is located. Starting with a standard 105’ hull, the owners incorporated what they appreciated about their previous boats and spent countless hours with Johnson Yachts to modify existing equipment spaces, storage, and galley layout.
