CERTIFICATES OF INSURANCE For General Liability and Workers Compensation Take the necessary steps to keep your associations financial future safe. The association should maintain updated certificates of any hired contractors General Liability and Workers Compensation insurance. If the independent contractor does not purchase Workers Compensation or General Liability insurance, this puts the association at risk. Ask for proof of insurance before hiring a contractor for your association. This gesture alone should weed out the less responsible contractors who put their workers and customers at risk. could cost you money in a lawsuit resulting from a general liability claim or a worker’s injury. Ask the contractor to provide you with a Certificate of Insurance (COI) for: 1. General Liability insurance—recommended limit of $1,000,000; 2. Insuring clause naming the Association and the property management firm as additional insured—be sure this is specifically stated on the certificate; and 3. Workers Compensation insurance.
It is also recommended that you request: 4. Verification of any required contractors license; 5. Verification of contractors’ fidelity bond for protection against theft of items; and 6. A “hold harmless agreement” from each contractor you engage to do work on your behalf. This requirement should be part of your established business practices in order to protect the association. continued on page 3
