If your association’s governing documents do not require you to provide security, do the facts and circumstances affecting your associ ation require your Board of Directors to consider providing security?

If your association provides security, communicate with the owners so they have a reasonable expectation as to what and when these services are being provided. Do note give owners a false sense of security

Encourage owners, as the documents allow and subject to the approval process, that they may install their own security measures on their own property

Is the security company licensed and bonded?

Determine if your association is creating “duty” to its members by providing security?

Does the contract from the armed security company contain a “hold harmless”? This may not be in favor of the association
