Grow Together ANNUAL REPOR T
Letter from the President Dearest Members, I write this message to congratulate you for making it through another fantastic year in the Chapter’s history. 2021 is a year to remember. Despite the ongoing pandemic craziness, we have persevered, and, in fact, far exceeded what we even imagined we were going to accomplish. The Board’s theme for this year was “Grow Together”. We had so many thoughts and ideas of what that theme could mean. Little did we know how accurate it would be for the year. It was our mission to see this Chapter grow. We wanted growth in the sizes and types of our events. We wanted growth in our education, and we wanted growth in our member involvement and numbers. I am proud and honored to say that I don’t think we just accomplished that goal, we crushed it. We are now over 1,200 members strong. Anybody who read my blurb in the newsletters each quarter knew that was my personal goal for the Chapter. We have some of the best involvement in our committees and in fact, added a few new ones this year (Business Partner Advisory, Legislative, and Communications) to support the Chapter’s needs. We provided some of the best educational events which not only had timely topics, but were well attended both virtually and in-person. Somehow, we managed to throw a few new events into our schedule as well. Although I am sad to see the year go, I’m just as excited for the years to come. I know it will just keep getting better and better. I have been proud to serve on the Board the past three years and I am looking forward to being involved for the next three as well. I hope to see all of you at our future events, and ask that you’ll share your love and passion for this Chapter with more people so they, too, can join the best Chapter – our Chapter – the Chesapeake Region Chapter of the Community Association Institute.
~Gail Windisch, CMCA, AMS, PCAM Chapter President of 2021

About the Chapter THE CHEASAPEAKE REGION CHAPTER The Chesapeake Region Chapter of CAI (CRC) serves the majority of the State of Maryland as well as the the Delaware Eastern Shore. CRC provides educational programs for homeowners, board members, managers/ management companies, and business partners that work with these associations. The Chapter sponsors five educational breakfast programs annually, each focusing on a different educational topic. The Chapter also sponsors a variety of social/networking events including our annual Golf Outing, Crab Feast, and an Annual Holiday Social. This committee represents the interests of community association residents and professionals before the Maryland General Assembly. Homeowners, managers, attorneys, and other business partners are given the opportunity to serve on this influential committee. The Chapter publishes a quarterly newsletter entitled ‘The Beacon’, which contains articles of interest to our members, including current trends within the industry and a legislative update. ‘The Beacon’ also provides information about the CRC’s current events and offerings as well as advertising opportunities for our sponsors and business partners.

Educational Programming
Educational Programming One of the primary goals of our Chapter is to educate board members and community managers of common interest communities. Through education, we hope to improve living in homeowner associations, condominiums, and cooperative living communities. To accomplish this goal, we run several programs and many events each year.
BREAKFAST PROGRAM One of the longest-standing programs of our Chapter is the Breakfast Seminar series. This educational series provides the latest information about community living and best practices for community managers and homeowners. In 2021, our Breakfast Seminars have evolved into Breakfast Seminars and webinars. Prior to 2020, our breakfast program was five in-person events each year. However, when forced to use virtual programming in 2020, we realized we could reach more of our members through remote educational events. In 2021, we moved to having two in-person events and three virtual events for the safety of our members. Our breakfast topics in 2021 included: • • • • •
Emotional Intelligence Legal Roundtable Insurance Case Study Emergency Planning How to Deal with Difficult People and Situations
Moving forward we will continue to hold 3 in-person events and 2 virtual events. This balance will give our members the chance to still have multiple networking opportunities at breakfast events while enabling members who live a significant distance from Columbia to attend.

EDUCATIONAL PROGRAMMING
HOMEOWNER WEBINAR Similar to our Breakfast Seminars, our Homeowner Seminars were moved to webinars in 2021, and we have already seen the benefits. Not only did we see a significant increase in attendance, but similar to our Breakfast program we were able to serve a larger geographic region of members than when they were held exclusively in Columbia, MD. The webinar platform allows large numbers of homeowners to interact and learn from each other while still hearing best practices from speakers who are experts in association living. Also, by moving to a virtual setting, we were able to make this program free to our homeowner members, and it will remain free for our members in 2022. Our homeowner topics in 2021 included: • • • • •
Partnering with Your Management Company Stay in Your Lane Managing Your Community’s Reputation Board Member Best Practices How to Make the Best Use of Your Professional Advisors
BOARD LEADERSHIP DEVELOPMENT WORKSHOP Another program of our Chapter that moved to the virtual space was our Board Leadership Development Workshop (BLDW). This intensive course provides homeowners with all of the information and tools they need to function as a board member of their condo or association. Historically, this was a full-day, in-person event. In 2021, we hosted the event over two-half days. This gave our members the same great access to our legal and management experts from the comfort of their own homes. By doing so, Chapter expenses to host the event were reduced, making it possible to reduce our member registration fee.

EDUCATIONAL PROGRAMMING ANNUAL SYMPOSIUM AND EXPO Our Annual Symposium and Expo returned to an in-person event in 2021. Speakers focused on the lessons that were learned from the disruption of 2020. The event was scaled appropriately to protect our members, and the format was adapted for small group education. This revised format provided an added focus on key educational topics such as communication within associations and the use of technology to manage and run associations. There were over 60 exhibitors in the Annual Expo.
EASTERN SHORE BREAKFAST AND MINI-EXPO The educational programming for our Eastern Shore members continues to expand. In 2021, we held a webinar in April, a breakfast seminar in September, and our first ever Mini-Expo on the Eastern Shore in November. As our membership and interest in education on the Eastern Shore continue to grow, we will provide additional educational opportunities and events to our members.
By adding virtual educational events, our Chapter has provided even more of our members with educational opportunities.

Networking Events
Networking Events Along with education and advocacy, another goal of our Chapter is to foster professional networking opportunities. Our 2021 networking events began with our first ever Charting Your Course with the Chesapeake Region Chapter. This kickoff event not only helped to plot our course for the year but gave members a chance to identify volunteering opportunities within our Chapter.
CRAB FEAST By July, we were back to in-person, outdoor events. Our first in-person event since February of 2020 was our Crab Feast held on July 12th in Centennial Park in Ellicott City, MD. This was the first time our Chapter held a Crab Feast and it was a wonderful opportunity to see everyone after being apart for so long. We look forward to seeing everyone at the Crab Feast again in 2022.
ANNUAL GOLF OUTING Our second networking event of 2021 was our Annual Golf Outing held at Norbeck Country Club. We celebrated our 25th Anniversary Outing on Monday, August 30th, hosting over 200 people with 128 golfers taking the course in a four-person scramble format. It was one of the largest golf outings we have had, and we look forward to returning to Norbeck Country Club again in 2022.
SUPPORTING OUR REGION In 2021, our LEAD and Social Committees led a philanthropic charge to help those in our region. In October, our LEAD Committee organized the Month of Good which prompted our members to do

NETWORKING EVENTS acts of good within our region and share their good acts across social media. To help promote this event and the good that our members were doing, sponsors supported the initiative by making donations directly to the Special Olympics of Maryland or Delaware. In addition to the LEAD Committee, the Social Committee continued to raise money for the Maryland Food Bank and organized a food drive for the Ronald McDonald House at the holiday Breakfast Seminar held on December 8th. Our members responded by bringing many bags and boxes of food that were delivered to the Ronald McDonald House (pictured below).
