As we look toward the winter season, one thing remains clear: quality equipment continues to hold its value and demand is strong in all markets. The supply of good used farm and construction equipment remains limited, while the price of new machinery continues to climb. That combination is keeping demand strong and creating a favorable market for sellers who are considering the right time to make a move. We expect that to continue through the rest of the year and into 2027. We are also encouraged by the growth we are experiencing in Canada. As we expand, we are staying focused on what has always defined us. Steffes Auctioneers is built around people. We are family-run, privately owned, and empower our people. We believe decisions are best made close to the customer, by people who understand the market, know the assets, and care about the outcome. That personal approach matters, whether we are working with a longtime customer or someone selling with us for the first time. At the same time, buyers are becoming less restricted by geography. Technology, better information, and trusted local support have made it easier to evaluate and purchase construction and farm equipment wherever it is located. Buyers are willing to travel farther and aren’t afraid to buy remotely when the right machine is available. For sellers, that means a well-marketed asset is no longer limited to the buyers in the immediate area. It can reach a much broader audience and find its true market value. The auction method remains the best place for true price discovery. Looking ahead, we expect used machinery supplies to remain relatively thin, although there may be somewhat greater availability by the spring of 2027. We expect market demand to absorb any additional auction activity. Well-maintained equipment should continue to attract attention, especially as replacement costs remain high. In real estate, we expect more farmland to become available across our markets. As landowners age and ownership becomes more diluted among family members and heirs, more families will face decisions about whether to retain, divide, or sell property. Those decisions are personal, and they deserve experienced guidance, open communication, and respect for the family’s goals. Markets will always change, but our responsibility does not. We will continue to put people first, provide honest information, and work hard to connect sellers with qualified buyers across town, across the country, and across the border. We appreciate the trust our customers place in us, and we are optimistic about the opportunities ahead.

CARING SELLERS MAKE FOR CARING BUYERS. THOSE WHO TAKE PRIDE IN MAINTAINING AND PROTECTING THEIR EQUIPMENT GENERALLY SEE A RETURN ON THOSE EXTRA EFFORTS IN THE END.
Harvest seems to bring a new set of challenges every year, and those challenges are rarely the same for everyone. In our Midwest trade area, we see a wide swing in yields from state to state, and conditions can vary greatly within states due to the moisture extremes encountered throughout the summer. Of course, until it’s all delivered or in the bin, one can only speculate. There is no doubt that production can greatly influence what goes on in the farm machinery market. New farm tractor sales were down 12.4% through the first five months of 2026 compared to a year earlier, and combine sales fell even further, declining 14.6%. This trend is a direct result of price increases in the last five years. The University of Illinois farm economists tracking the same benchmark combine used in their annual cost estimates reported prices rising from $587,000 in 2021 to $741,000 in 2023, a 26% increase in just two years and that pace has continued to move higher. Pricing in 2025-2026 commonly ranges from $450,000 to more than $1,000,000, depending on class and configuration. On a broader cost basis, farmdoc daily found that total machinery costs on Midwest crop farms rose from $136 per acre in 2021 to $171 per acre in 2024, a 25% increase in three years, tracking closely with the USDA tractor price index. Auction prices for high-horsepower tractors weakened this spring but rebounded this summer and remain strong going into fall. We believe this trend will continue through the end of the year. For producers watching this market, the signal is consistent. High-horsepower tractors and combines are the two categories where values have held up best and are continuing to strengthen this fall, even as the farm economy and new equipment sales remain weak. As always, auctions bring opportunity whether you’re a buyer or a seller. For buyers, the opportunity lies in achieving savings compared to purchasing new equipment while minimizing the risk of high maintenance costs by finding low-hour machines. The fourth quarter brings the highest volume of auction activity, so finding exactly what you are looking for should not be an issue. For sellers, continued market strength can help put concerns about pricing to rest. A saying within our group is that caring sellers make for caring buyers. Sellers who stay current on their maintenance, shed their equipment when not in use, and take pride in keeping it clean generally see a return on those extra efforts in the end.

As we head into the final stretch of 2026, the North American market is being driven by two different stories. Heavy construction and oil & gas remain relatively strong, while transportation is facing more pressure. Rising fuel costs, higher operating expenses, and a cautious economic outlook are forcing companies to take a closer look at equipment utilization and capital spending. In the United States, heavy construction continues to benefit from infrastructure work, utility projects, energy development, and large industrial investments. Contractors remain busy, and demand for quality late-model earthmoving equipment, support equipment, and vocational trucks continues to hold steady. While we’re not seeing the explosive growth that some sectors experienced a few years ago, project backlogs remain healthy enough to support equipment demand through the winter months and into early 2027. Canada is seeing similar strength, with infrastructure, road building, municipal projects, and resource development keeping contractors active. However, higher borrowing costs and aging inventory levels are starting to create some pressure within dealer networks. We expect more equipment to enter the auction market as dealers and contractors look to free up capital and better align inventory with demand heading into the new year.
THE COMPANIES BEST POSITIONED FOR SUCCESS ARE THOSE THAT STAY DISCIPLINED, MANAGE COSTS CAREFULLY, AND MAKE STRATEGIC DECISIONS AROUND FLEET REPLACEMENT AND EQUIPMENT OWNERSHIP.
Oil & gas remains a bright spot on both sides of the border. Activity in Western Canada remains stable, particularly in Alberta and Saskatchewan, with continued demand for trucks, support equipment, and specialized field assets. In the United States, energy construction, pipeline maintenance, and production support continue to drive equipment demand. While commodity prices remain volatile, most operators appear committed to maintaining activity levels as long as margins remain acceptable. Transportation tells a different story. Over the past several months, we’ve started to see signs of softening across portions of the trucking industry. Rising diesel prices are squeezing already thin margins, while freight rates have not kept pace. Some operators are delaying fleet replacements, downsizing, or keeping older assets longer. While demand remains strong for specialized vocational trucks tied to construction and energy work, portions of the over-the-road market are becoming noticeably more cautious. Higher fuel costs are affecting nearly every industry, making efficiency a greater priority. Companies are paying closer attention to fuel consumption, maintenance costs, equipment utilization, and overall fleet performance. Looking ahead to Q1 2027, our outlook is cautiously optimistic. We expect construction and oil & gas to remain the strongest sectors heading into the new year, while transportation may continue to face some headwinds if fuel prices remain elevated. The companies that will be best positioned for success are those that stay disciplined, manage costs carefully, and make strategic decisions around fleet replacement and equipment ownership. At Steffes, we’re still seeing active buyers, strong interest in quality equipment, and opportunities for both sellers and purchasers. The market may not be firing on all cylinders, but heavy construction and energy-related industries still have reason for optimism heading into 2027.

Thank you for taking the time to read our winter catalog. Within this publication, you’ll find dozens of land and real estate auction events stretching from the Canadian and Dakota prairies to the southern Corn Belt. Every one of these auctions has a story behind it. Lately, many of those stories involve inheritors who have owned and maintained a farm for a decade or more, or families who have just taken title following Mom or Dad’s passing. Generations of blood, sweat, and tears have gone into paying for them, and many families have made the incredibly difficult decision to take their farms to market. We’re thankful they’ve chosen us and our hardworking, knowledgeable team to help them through that process. Those decisions are being made in an interesting land market. Based on the dozens of land auctions we’ve conducted this fall, depressed commodity prices over the past couple of years and higher interest rates have done little to slow the market. Farmland values remain stable to strong, largely because demand continues to hold up. There is still good interest from local operators and outside capital alike, and I don’t see that demand easing anytime soon, even as more land comes to market. Data centers are being built across rural America, and growing cities continue to expand into productive, tillable ground. As the old saying goes, they truly aren’t making any more of it. Meanwhile, we’re in the midst of a generational wealth transition that will bring even more farmland ownership changes in the years ahead. A USDA report released in March estimated that about 5% of the nearly 900 million acres of U.S. farmland, or approximately 43 million acres, could transfer through sales or gifts over the next five years, excluding transfers through wills and trusts. That’s a substantial amount of land, and it presents opportunities for both buyers and sellers. There will likely be more farmland changing hands over the next decade than we’ve seen in the last. That doesn’t mean all of it will hit the open market, but the opportunities will be there. For those considering a sale, and for those looking to buy, having the right people in your corner matters.
