Markets move fast, expectations shift, and the way we connect buyers and sellers continues to evolve right alongside them.
It’s the result of changes which everyone in the farm and construction business can relate to as you navigate your world. For us, we are no longer printing the “sale bills” that have been the staple of auction advertising going back generations or as long as the printing press has been around. You could say the sale bill was their internet. After all, auction flyers posted at the local café or the parts store were huge when they went up in the community. It was news and something for all the neighbors to talk about! Now we get pretty much whatever we want at the touch of our



fingertips; right here, right now and don’t think anything of it. It used to be our mailing list was our greatest asset in the service business we’re in and now it’s our website... besides our people, of course.
In this edition, you’ll find auctions, sometimes a thousand miles apart, and they’re all in one place to peruse. If something catches your eye, don’t forget to use the QR code on each auction which will take you directly to all the details for that event. It’s technology at work so try it out and make a change in your habits.


Let’s get back to change. Spring auctions start way before the tractors roll or the backhoes start digging in the dirt. Spring auctions also set the stage for what’s to come and a leading indicator for where the new markets are heading. We’ll be watching and making those markets plus freely sharing all the results. We expect continued steady machinery values on both sides with increases in older than 3rd-generation, wellmaintained equipment related to utility value compared to new. For farmers, the price of new is holding up used values as affordability is a major concern with these current markets. We need machinery to farm and use, if it’s available, makes sense, and a great way to keep costs down in tight commodity times. On the construction side, work is still coming to the market albeit at a less frantic pace but it’s still there. We expect more availability throughout the year, which will present greater opportunities for bidders who haven’t seen an abundance of used available. That sounds like an opportunity to get ready for.
Lastly, land. Isn’t it any wonder how values continue to hold and even rise when commodity prices, interest rates, and input costs are at their current levels? It’s all about one simple economic principle. Demand. It trumps all others and its result is our current market. People generally have always valued land more than anything else and I don’t think that will ever change. When times are uncertain, land is where you want to be and if you’re a farm operation, the last time I checked, you need land as your foundation. That won’t ever change and it is still confidence building that farmers and farm families remain the high bidders in most land auctions we’re doing. That shows the confidence in agricultural farmland is alive and well and I don’t see that changing anytime soon, especially with the abundance of cash out there. Good news for your balance sheets and further confidence in the future. As we prepare for the spring auction season, we want to provide our sellers with a clear picture of the current market. Following a recent farm show for corn and soybean growers, one message stood out: 2026 will be a year where management matters as much as production.
After seasons of volatility in commodity prices, input costs, and interest rates, operators are navigating a tighter decision-making environment. Lenders are applying more scrutiny. There is less room for error, creating a vital need to align machinery, land costs, and production plans with realistic margins.
Equipment decisions now center on matching iron to available acres and cash flow. We see extended trade cycles as producers work to preserve capital, making preventive maintenance a top priority.
When new equipment prices feel out of reach, demand shifts toward latemodel used units. Producers are adopting a “Total Cost of Ownership” mentality. They are looking beyond the monthly payment to consider depreciation, insurance, repairs, and resale value. Machines that hold their value and offer easy resale will be the most sought-after items this season.
Farmland values remain resilient but increasingly mixed. Because of its scarcity, land behaves differently than other farm assets. In 2026, expect buyers to be more sensitive to ROI than in previous years.
Quality always demands a premium. Highly productive, well-drained land with access to strong local economies will attract top bids. Conversely, marginal land will see more cautious bidding, particularly if it requires significant improvements.
The 2026 growing season looks economically tight and strategically complex. Farmers must contend with high input and machinery costs alongside pressure on commodity prices. While some economists see signs of stabilization, on-the-ground profitability remains uncertain and tied to policy shifts.
In this environment, auctions serve as a practical tool by providing speed, transparency, and true price discovery. For sellers, an auction quickly converts underutilized equipment into working capital.

It’s hard to believe that in 2026, America will turn 250 years old. Those living here today, along with our ancestors, have been through a lot since fighting for our independence. Some 27 years after doing so, Thomas Jefferson sent James Monroe to France to negotiate the purchase of what we today refer to as the Louisiana Purchase. What did it cost? $15 million. What did we get? 530 million acres.
I happen to find that interesting, due to a recent report from American Farmland Trust that says over 300 million acres across America are set to transition to a new owner in the next 20 years. Seeing these numbers written out brings things into perspective. Year over year, we conduct farmland auctions; each year since the Great Depression we’ve seen where prices have either increased exponentially or remained stable with a gradual rise, unnoticed by many if not paying attention.
After a pretty substantial rise in price in the years following COVID, we again saw much of our trade area enter a period of stable or gradual rise in 2025. It then begs the question, with cash commodity prices currently at below break even levels and input prices at historically high levels: Where are land values going in 2026? While we don’t have a crystal ball to predict the future here at Steffes, we believe that 2026 shows signs of a continued period of stability or a gradual rise in values, with the outlier being those acres best suited for grazing livestock. The cattle complex fundamentally shows signs of continued strength, and that will likely add pressure to pasture cash rents and pasture values.
As land buying and selling opportunities arise this year, keep the auction method of marketing in mind. The single best word to describe an auction is “fair.” You as a buyer can offer a “fair” price through competitive bidding, and you as the seller can get a “fair” price from a diversified mix of buyers. It’s important to know and understand that true price discovery doesn’t always make sense right here, right now. However, history shows us that the risk of waiting doesn’t present a great deal of opportunity to make the same purchase for less. Just think: Thomas Jefferson likely thought $15 million was a lot of money to pay in 1803, and it was. However, what would it have cost if he waited, and would he have had the same opportunity to buy the same amount of acres? We will never know that answer, but what we learn from this, and from the purchases you will likely make this year, is that farmland continues to be one of the single best investments in America. It has been for the first 250 years and will likely continue to be for the next 250.

Steffes Auctioneers reached a significant milestone in Canada during 2025. This was our first year of operations north of the border. Building on over 65 years of expertise in the United States, primarily in agricultural, construction, and heavy equipment sales, Steffes Group expanded into Canada. We brought our reputation and auction knowledge to producers and buyers in Western Canada.
Our expansion began in early 2025. We started the season with our first live auction in Canada on April 3, 2025, in Saskatchewan. This onsite event at Hire Yield Ag Solutions showed what Steffes does best: fast paced bidding, real time competition, and direct buyer-seller interactions.
2025 also marked our 65th anniversary in the auction industry. We work to advance technologies that improve buyer and seller experiences, but we never forget our roots of delivering positive customer service. While moving into Canada, our team promised to deliver the same high caliber, transparent service that built our reputation.
We have seen a shift toward online and timed bidding platforms, which allow global participation. However, live sales still provide a vital in-person experience. This is especially true for high value farm land, equipment, tractors, combines, and retirement auctions where hands on inspection and community interactions matter.
Notable sales included retirement and estate auctions along with quality agricultural assets. Industrial auctions like the Western Canadian Pipeline Completion Auction were also successful. This major two-day online event in December sold rig mats, generators, shipping containers, and pumps from British Columbia sites. These sales proved our versatility in the construction and energy sectors.
The auction industry presents challenges like fluctuating prices, equipment upgrades, and the need for efficient asset liquidation. This past year in Canada, we assembled a strong team to work with customers every step of the way. Committing to an auction is a big decision. Working with someone who understands the market makes selling easier.
We are excited about our new partnerships and want to build the Steffes brand across Canada. It is never too early to talk with a team member about your future. We have launched a monthly Canadian auction schedule held on the third Tuesday of each month.
2025 was a great year. We look forward to continuing this momentum throughout 2026.
