We’ll be anxious, as I’m sure you might be, to see where our markets are headed. September 1 always seems to be the time when farmers shift their attention to what the harvest will bring, and contractors have a great idea of how their jobs are turning out or whether there is an opportunity for more fall work. All of these variables directly affect markets, which is always the subject that is on everyone’s minds and the most asked question we get as auctioneers. I can tell you we’ll look to our leading indicators we always talk about, but most importantly, look at the results of our upcoming auctions, and you should too. You see, auctions are the cash market. We are always the first up, which also means we typically are the first down as well. We need commodities to rally for a robust fall, and we need interest rates to remain stable to keep everything all “on the tracks” as they say. The construction outlook is a little more stable in our minds compared to the risks on the farm machinery side, and land still has strong momentum that hasn’t turned and likely won’t.

As producers move into the early fall season the biggest issue facing agriculture is the pinch in profits. Planting across the Midwest has been favorable from a weather and timing point of view; however, the financial environment remains significantly tighter than recent years. For most farmers, 2026 will be defined by three priorities: protecting working capital, managing input costs, and making disciplined machinery and land investment decisions. Input costs this spring put the squeeze on margins with fertilizer and fuel leading in the unpredictable category.
EQUIPMENT MARKETS REMAIN SURPRISINGLY STABLE
THE OPERATIONS BEST POSITIONED FOR SUCCESS WILL BE THOSE THAT PROTECT WORKING CAPITAL, PRESERVE LIQUIDITY, AND MAKE DISCIPLINED INVESTMENT DECISIONS.
The association of equipment manufacturers shows that tractor sales were down 11.3% year over year but combine sales were up 3.4%. Not a surprise considering the uptick in used tractor inventories on dealer lots. Many projected the used equipment prices earlier this year were going to decline sharply but as we saw through all of our auctions, that was not the case. High horsepower track tractors held their own. An interesting sale of a 2017 Case IH Quadtrac with only 505 actual hours on a singleowner retirement auction sold for $316,000. Overall, the equipment market is steady and uneventful in terms of change. One noticeable trend is the continued strength of well-maintained, pre-emissions tractors. Many buyers remain willing to pay premiums for dependability and lower-perceived repair complexity. These units continue to outperform auction expectations, especially among independent operators seeking value without the high replacement cost of new highly-technology-optioned equipment.
FARMLAND REMAINS A LONG-TERM ASSET Although machinery often gets immediate attention, land remains the foundation of most farm balance sheets. Farm real estate values continue to show resilience in 2026, though appreciation has slowed. USDA data shows cropland values continue to edge up naturally, but not necessarily in every market. Rising borrowing costs are reducing speculative demand and forcing more disciplined underwriting by lenders.
STRATEGIC CAPITAL MANAGEMENT WILL MATTER MOST The producers most likely to succeed this summer will not necessarily be those with the highest yields or the newest equipment lines. Instead, they will be the operations that manage capital carefully, monitor machinery opportunities strategically, and prioritize cash flow to preserve liquidity.

FARMLAND HOLDS FIRM IN A CHANGING MARKET FROM THE DESK OF
MAX STEFFES
As I write this, we are in the midst of the annual “weather markets.” The crop is yet to be made. Hopefully by the time you read this, the uncertainty will be behind us. Throughout much of our trade area, August rains, or the lack thereof, often determines how the crop finishes. Commodity prices, yields, and interest rates, in that order, continue to have the greatest influence on the land market. The fourth factor, which has become increasingly important over the last decade, is government fiscal policy and the level of support provided to farmers. As we head into the fall land market, there will be plenty of testing with dozens of land auctions already scheduled and many more yet to come. You might be one of the families making the incredibly difficult decision to sell farmland. That is never an easy conversation, nor is it one we take lightly.
A GENERATIONAL SHIFT IN LAND OWNERSHIP Most of the volume we’re seeing is tied to the tremendous wealth transition taking place across production agriculture. Every family looks different. For some, it means passing land to the next generation already involved in the farm. For others, it means selling land that has been owned jointly by brothers and sisters since Mom or Dad passed years ago. As ownership becomes more diluted, making decisions together becomes increasingly difficult. The auction method provides a transparent way to establish fair market value. Buyers don’t have to guess what to offer, and sellers know the market has spoken.
STRONG LAND CONTINUES TO COMMAND STRONG DEMAND
FARMLAND HAS PROVEN TIME AND AGAIN TO BE ONE OF THE GREATEST STORES OF WEALTH ACROSS GENERATIONS.
Despite the challenges facing production agriculture, demand for farmland remains incredibly strong from the Canadian Prairies to the Corn Belt. Marginal land has softened from the highs of a few years ago, particularly where drainage, access, or soils are less desirable. Good land, however, continues to trade at levels near historical highs. Recreational ground is about as high as I have ever seen in most areas, signaling strong fundamentals outside of agriculture.
DEVELOPMENT IS CHANGING THE RURAL LANDSCAPE I believe that trend will continue. The rural landscape is changing as an estimated 5,000 data centers are being planned or built across the country. Many of those projects are being developed on farmland that has been in the same family for generations. When these huge companies begin offering three to five times prevailing farmland values, land that “isn’t for sale” suddenly becomes available. Because of the tax consequences, much of that capital will flow back into farmland through 1031 exchanges. I don’t believe that receives enough attention when people talk about the future of the land market. For all of these reasons and despite the troubles in agriculture, it’s difficult to see much downside in farmland values. If you’re buying, be prepared when opportunities arise. If you’ve been considering selling, it’s still an excellent time to do so. Farmland has proven time and again to be one of the greatest stores of wealth over generations. So, I say to you as my sales pitch, buy land! It truly is a great investment and history proves it.
