Left to their own devices they’ll soon become an overwhelming foe. It is far easier to regularly eradicate them from your territory. Weeding is best done both before and after mowing. The emergent weeds can be more easily spotted before, and give a good amount of plant to grip. After mowing, is the best time to spot those pesky flatweeds who think they can beat you by laying low.

If you’re planning to fertilise your lawn in spring, it’s best left until the growth has really taken off.

Fertilising too early will encourage top growth in grasses at the expense of the root system, ultimately making your grass less hardy when the very hot days of summer roll around. If a property for sale is tenanted, Sales and Property Management must maintain close and regular communication throughout the campaign as there are some time-sensitive requirements about issuing the renter with notice.

COMMERCIAL PROPERTY UPDATE

Commercial real estate historically follows residential real estate trends by 12 to 18 months, but it’s still a very hot market. According to Core Logic Data, Albury alone has seen an enormous amount of growth in sales value, transacting $232,346,972 in the 2021 financial year compared to $57,657,177 in the 2020 financial year. These registered sales solidify that the Albury -Wodonga region is growing to be one of Australia’s finest regional hubs in the country.

There’s a lot of pent-up demand now from companies and investors who had previously put their buying plans on hold during the pandemic so far. With interest rates low and investors looking for higher yields, even with this updated lockdown, we are seeing confidence increasing in the sales market.

There is no denying that some businesses have been heavily impacted since the Covid-19 outbreak, whilst there are also many businesses that have been able to pivot and are trading well. On the other hand, there are industries that are booming, and the restrictions and lockdowns have created unprecedented amounts of trade and demand.

With the ongoing changes in the Australian and international real estate market, Albury is continuing to gain interest, with the median house price now at $645,000 (up from $622,500 just 3 months ago), and the average rent hovering at $380 per week.

As employment situations change and more and more people work from home, the home office, third living area and gym space has become a necessity to the average household. These requirements will likely have a direct bearing on future home designs as well as potential buyers’ decisions in future.
