Marabou is a ranch preservation community consisting of 1,717 acres, located just over five miles from downtown Steamboat Springs, one of the most beautiful mountain resort communities in Colorado. Marabou has 62 homesteads, and more than 1,325 acres (77%) will remain as shared open space, preserving the wildlife habitat, riparian areas and active ranch agricultural lifestyle.
All Owners are equal partners in Marabou’s working cattle and hay ranch. Residents and their guests have opportunities to participate in periodic cattle drives in the summer and fall for the real Ranch experience. The experience is guided by the Marabou ranch cowboys and cattle handlers.
With 77% of the land dedicated to shared open space, the ranch is designed for families that love the outdoors and who are looking to provide a legacy for generations to come. Owners have access to limitless activities, amenities, and beautiful views all year round.

This Ranch amenity is where Owners go to meet neighbors and entertain family and friends, and may also be reserved in advance for private parties or gatherings. Enjoy spectacular sunsets over the Elk River from the expansive decks or relax with a book by the massive stone indoor fireplace.
The Lodge features a gourmet kitchen and dining room that seats 40. After a particularly successful day of fly fishing on over two miles of private water on the Elk River, you can toast the day with friends in the Dead Horse Saloon and watch the game.
The Saloon is a fully stocked “honor bar” with soft drinks, liquor, beer and wine.
“Private Reserve” dining room upstairs with fine wine from the extensive wine cabinet that features vintages selected for the most discriminating palate.
Casting Room Theater is a state-of-theart 20-seat motion picture haven. Kids Korral offers endless joys for children with ping-pong, foosball, arts & crafts and kids’ library.
Marabou offers some of the best fly-fishing in the lower 48 states. Take on the challenge of world-class fishing on the Elk River with over 2 miles of Colorado’s finest free stone river. A $1M river habitat improvement program includes giant limestone boulders cross-stream structures, deep holes, the addition of overhead bank cover and transplanting thousands of willow trees for stream bank stabilization.
Ten acres of ponds with under water limestone reefs have been designed, built and connected with a wonderful meadow meander, technical small creek fishing at its finest. The river, ponds and habitat are world-class and all managed for trophy catch and release trout fishing.
In addition, we have a myriad of off-site fishing opportunities. These, “Gold Medal” waters will challenge the most enthusiastic fisher-folk, from spectacular float trips, to wet wading high mountain streams surrounded by majestic mountain ranges. Owners will find waders, rods and reels for their use at the Outfitter’s Cabin.

The newly acquired Marabou Mountain Camp is located only 30 yards from the ski mountain’s gondola, with bar, hot cocoa and espresso, high-speed internet, boot warmers, flat screen TVs, ski storage and convenient, nearby parking. Owners and their Guests can take a few turns on the mountain, then rest and warm up in front of the fireplace in this private lounge and mountain retreat. You will find year-round ski storage at the Mountain Camp for your use.

RIVER’S EDGE POOL & FITNESS
Truly state-of-the-art. Techno Gym allows the opportunity to break away from mundane workout routines and introduces an innovative training method with cardio machines, Kinesis strength equipment and free weights and LeMond spin bikes.
Fitness trainers are available with advanced notice through the Marabou Lifestyle Coordinator. The pool is open during the summer months to Marabou Owners and Guests.
Marabou’s Downstream Spa, located on a gentle bend of the Elk River, has two lavish treatment rooms and an outdoor treatment deck where massage and treatments are offered. The sauna, steam showers and outdoor Jacuzzi provide the ultimate opportunity to relax.
The sauna, locker rooms and spa pool are available for your use anytime.
AN EQUESTRIAN PARADISE
Truly a cowboy’s dream, Marabou’s wood and stone Horse Barn has five stalls, a wash rack and tack room complete with custom saddles. Children and novices can become accomplished riders and advanced riders can hone their skills in the fullsized riding arena. The round pen is a great place to exercise your horse. Welltrained trail horses are always available for Owners to ride the 18 miles of trails at Marabou. Guided trail ride adventures can be scheduled in advance with the Marabou Lifestyle Coordinator.

Healthy, all natural, grass-fed beef is produced right at Marabou with their herd of Red Angus steers. Marabou beef is hormone and antibiotic free and oh-so delicious.
Each summer, several hundred tons of hay are harvested for winter feeding of the horses and cattle. This Marabou grass produces beef that is high in healthy omega 3 fatty acids, beta- carotene, vitamin K and low in the “bad” omega 6 fatty acids.
Owners can receive a quarter side of beef each year.
The Owners’ Cabins are about five-star roughing it. Orvis meets Ritz-Carlton in the six charming, luxuriously appointed cabins available for ranch property owners and their guests. Nestled along the Elk River, these cabins are ideal for a private fishing expedition or entertaining. The Owners’ Cabins have dual master suites, a loft, fireplaces, full kitchens, flat screen TVs, iPod docking stations, steam showers, expansive decks, and can comfortably sleep up to eight people.
Over twenty miles of multi-use trails have been constructed for the Owner’s use. What a wonderful way to enjoy the 1,717 acre Ranch! They’re perfect for horses, mountain bikes or hiking in the summer.
Come winter, approximately 20 kilometers are transformed into groomed corduroy trails for cross country and skate skiing enthusiasts. There are loops to challenge the most seasoned riders and skiers and trails that encourage an evening stroll with the kids. Mountain bikes during the summer and skis during the winter may be found at the Outfitter’s Cabin for your use.
