Delwyne Rayner, Branch Principal and Wealth Manager of Yellow Brick Road, Dandenong, said there were several advantages to buying residential investment properties.

“Firstly there is the obvious compulsory saving by capital gain,” she said.

“As a rule of thumb property usually doubles in value every seven to 10 years.

“Then there is the advantages of negative gearing tax savings. If rental income is less than the mortgage repayments, you can claim that loss at your tax rate.

“New properties can be depreciated heavily particularly over the first four years.

“Established property renovations can also be depreciated.

“As opposed to the share market, residential rental property can always be let, even in a recession, by slightly reducing rent.

“People have to have a roof over their head. This makes it easier for the investor to ride out a recession in the economy.

“You may see a large shift from the share market to the property market during tough economic times.”

Harry Li from I-Sell Springvale, one of, if not, the most awarded auctioneers in the whole of Australia, also believes there are plenty advantages in buying property for investment.

“First of all it has proven capital growth,” he said.

“In recent history (the past four to five decades) capital growth (for properties) was not only steady but consistent in value, and not as up

and down us other investments.

A lot less volatile, in fact.”

Harry said Melbourne, in particular, was always growing with new areas of development opening up.

“The population growth will always ensure a high demand for property in the market,” he explained.

“This area in particular is very much a growth corridor.”

“But like any investment it is always good to consider your financial capabilities first.”

He said it was important to seek professional advice from banks, accountants and other institutions and get the right advice before entering into property or any such investment.

Allison Grant, Director of Ray White Noble Park/Springvale, said that the substantial rises in property had made the market harder to break into, especially for first home buyers, and this had given way to

a different kind of rise – that of the “rent-investor”.

“Essentially, people rent a home where they would like to live but can’t afford to buy while investing in rental properties in more affordable areas,” she said.

“While you may be pining for that inner-city abode, it’s likely that your funds won’t stretch that far. Hence, the reason for looking homes for sale further out from the city and “rent investing”.

She said rent-investors would be able to use the yields to help cover the costs of maintenance and home loan repayments, while renting in their desired location.

“Property investment has a number of benefits to the real estate market and the overall economy, which is why the Australian Taxation Office (ATO) has allowed for a plethora of deductions,” she said.

DEMAND DRIVES GROWTH AREAS

BY ANDREW PERKINS THE resurgence in the housing market in Melbourne has contributed to the strength of Melbourne’s growth area market.

Drivers of demand such as low interest rates, consumer confidence and above average population growth have also played their part.

Melbourne is still one of the most affordable and livable cities in Australia attracting local buyers and interstate buyers due to its continuous growth in

median house price.

Clyde has been an attractive area for home buyers due to its close proximity to the Monash Freeway, which is due to undergo a $400 million upgrade, amenities and parks but, most of all, its potential for future growth.

The median land price in Clyde and Clyde North is $236,000 while in Casey it is about $241,000.

Casey has one of the most expensive median land prices in Melbourne and is one of the fastest growth corridors.

The Clyde Creek PSP approved in December 2014 and Clyde North PSP approved in November 2011 has sparked a large

number of new land estates in the area by highly regarded developers including Frasers Property, Moremac, Pask Goup, Villawood, Brown Property Group and National Pacific Property and has adding approximately 20,500 new homes to the Casey shire.

With a total of 12 active projects and more than 400 lots available at any time, buyers have ample choice for land to suit all budgets.

Land sizes range in size from 210 to 913 square metres and prices ranging from $120,000 to $370,000.

BY TANIA PHILLIPS CLEAN and green with two large town centres and plenty of schools in the planning, Clyde is the up-and-coming area in the Casey/Cardinia region, according to a local expert.

Shane Howard, director of KaiKura Land Sales and a man who has been in the real estate industry around the Clyde region for many years, believes that in 10 years’ time the area will be “something special”.

“Clyde is what I’d call the new Berwick,” he said.

“Everyone would love to live in Berwick because of the prestige of the place but there no new land developments coming through there.”

And while Clyde has always been a premier area over the past 30 years it is about to really come into its own over the next decade with plenty of major developments planned.

“In Clyde there is 2800 hectares of residential land that the government has put aside for residential development - most in the Clyde Creek vicinity.”

He said the emphasis had

been placed on providing green areas and walkway bridges across the creek.

Clyde Creek Precinct Structure Plans, which was approved in November 2014, sets out the planned development of a mixed use precinct which will ultimately provide 7500 jobs and 13,900 new homes, as well as supporting services and infrastructure.

The precinct extends from Hardys Road in the north to Ballarto Road in the south, and from BerwickCranbourne Road/ Clyde-Five Ways Road in the west to Pound Road and Bells Road extension in the east.

Casey Fields South Residential PSP sets out the development of a new residential community of about 1460 new homes and facilities and services to support a new community.

This plan applies to the area bound by Clyde-Five Ways Road to the east, Casey Fields Boulevard to the west, and north from Ballarto Road to the southern Boundary of Casey Fields sports fields.

“It is truly the up-andcoming area for the region,” he said.

“And we have a front row seat with Clydevale.”

One of the latest developments, Clydevale is just 10 minutes from Berwick and 45 minutes from the CBD. Residents will live within walking distance of the new regional shopping centres and a new town centre and close to plenty of established amenities, including a host of excellent schools and tertiary education options and Casey Fields sporting facilities, all a short drive away or easily accessible by rail and bus services.
