BUYERS MOVE QUICKLY TO THE RIDGE Construction is underway at Peet’s new Acacia community in the sought-after suburb of Botanic Ridge, paving the way for buyers to start building their new homes in mid-2016.

Peet managing director and CEO Brendan Gore said the response from homebuyers to the new community has been incredibly positive.

Michelle said the family will grow and 10-month-old Byron will have brothers or sisters to explore the wetlands with and kick a football or throw a frisbee in the park.

“We’ll go for walks, feed the animals and play in the parks,” Michelle said.

“We’ll be living in an estate but also surrounded by nature.”

The Simmonds are planning to build their new two-storey home around a balcony with a focus on Acacia’s wetlands.

“Quite literally, the balcony will be the main feature of the house,” Michelle said. ”It will be an unusual house in that we want the living areas upstairs connecting

onto a big balcony so we can do our living and entertaining overlooking the wetlands.”

The Simmonds recently took their son Byron to visit Acacia and were amazed at how quickly the site works were progressing.

The family is looking forward to living in Botanic Ridge, a suburb with a good name and postcode as well as easy access to Casey Fields and the amenities of Cranbourne.

Acacia is just three kilometres from the Cranbourne town centre in one of Melbourne’s most sought-after locations.

FIGURES SHOW HOUSES ARE SELLING FASTER Like clearance rates are for auctions, the number of days a home is on the market is a key property indicator for private sales.

In the 12 months to 31 October, Yarrawonga in the state’s northeast experienced one of the largest improvements in the median number of days on the market.

The latest REIV data shows that the number of days it took to sell a home in the popular Murray River location fell by 43 days over the year to a median of 100 days.

And the good news continued with 84 properties sold over the year, four times more than the same period last year.

also experienced a solid decline in the median number of days on the market, falling 21 days over the year to a median of 32 days - the second shortest period in regional Victoria.

Buyer interest in coastal locations was also evident in both Anglesea and Torquay.

With a median of 86 days on the market, homes in Anglesea sold 15 days faster than the same time last year.

Homes in Torquay also sold faster, falling eight days over the year to 31 October to a median of 55 days.

Meanwhile, Irymple in the state’s north-west had regional Victoria’s

Properties in the Gippsland town of Maffra were also on the market for considerably less time in the 12 months to 31 October.

The town recorded a 33.5 day drop in median days on the market to 112 days, down from 145.5 for the same period last year.

Other regional towns recording significant drops in the time it took to sell a home were Benalla and Bairnsdale, falling 29 days and 22.5 days respectively.

Homes in Benalla had a median of 97 days on the market while Bairnsdale’s property market was even stronger with a median of 75 days.

The Surf Coast town of Jan Juc

Nearby Mildura and Red Cliffs were also popular with buyers with medians of 34 and 35 days respectively.

Demand was also seen for homes in the Geelong suburb of Hamlyn Heights where the median number of days on the market fell 18 days over the year to 33 days.

Other Geelong suburbs recording some of country Victoria’s fewest days on the market were Belmont (39 days), Corio (43 days), Grovedale (46 days) and Highton (47.5 days). Several Ballarat suburbs also made the list for fewest days on the market.
