And when the car needs repairs most of us go to a mechanic.

So why take a DIY approach to managing rental properties?

Some landlords, particularly those with just one or two investment properties, or renting out their home during an overseas trip or work move, try to save money by managing their own property.

But the idea that a property manager’s role involves handing out keys, a few reference checks and calling a plumber in an emergency is outdated.

Legislative requirements and tenant expectations mean this is now a complex and demanding role which requires training and up-to-date knowledge.

Victoria’s legislative requirements, in particular, the Residential Tenancies Act and others such as the laws governing owners corporations, mean there is far more to property management than the layperson may realise.

There can also be issues requiring representation at the Victorian Civil and Administrative Tribunal in tenancy disputes.

And then there are the ever-

changing needs of occupational health and safety, including a range of requirements for gas appliances and, even more importantly, for the installation and maintenance of smoke alarms.

Professional managers require extensive training to keep up-todate with the rules and the many potential pitfalls. That’s worth keeping in mind when negotiating your manager’s fee.

Property management is covered in both REIV’s Agents Representatives Course - Victoria’s minimum real estate agent qualification - and in the Certificate IV in Property Services (Real Estate) which is

necessary to becoming a licensed real estate agent.

Topics covered include legislative requirements, legally compliant documentation, managing leases, terminating leases and handling moneys.

Dispute resolution, too, is a potential minefield for the untrained amateur.

Four of the advanced units cover almost 50 topics.

All this is worth keeping in mind if you think that having a professional property manager looking after your rental house or unit is just another overhead.
