Bing Lee began operations in Fairfield, western Sydney in 1957, with 2007 seeing the celebration of Bing Lee’s 50th consecutive year in business.

Bing Lee is the only brown and white goods retailer in Australia to trade for 57-consecutive years and was founded by Bing Lee and his son, Ken Lee. Both Bing and Ken have passed away, but third generation Lee, Lionel, is currently at the helm of the business, occupying the role of CEO and teaming up with his mother Yenda, who remains a vital part of the advertising sector.

“You have Peter Trounce who has had 30 years experience, Steve Grimmer with over 30 years experience and then there’s many of the staff with ten years plus experience. So even though it’s a new business, customers aren’t dealing with new heads.�

By KRYSTEN MANUEL THE AlburyCity 2014-’15 Draft Budget was unanimously endorsed by council on Monday night and includes a 2.3 per cent rate increase - in line with the IPART rate peg for the first time in three years.

The Draft Budget has also achieved the delivery of a small surplus into the general fund for the first time in well over a decade.

“We wanted to push funding to surplus, but not at the expense of valuable and essential services,” AlburyCity mayor Kevin Mack said.

“We’ll be working with our senior management to explore ways we can build on this fantastic result in the future.”

A proposal for more than 2500 expenditure items and a total cash spend of $126.5m including $46.6m for capital works was outlined.

Council is also happy with its debt level, which is forecast to be $52.8m by the end of 2014-15, saying it remains manageable.

The debt service ratio for 201415 will be 6.82 per cent (DLG considers anything under 10 per cent ‘satisfactory’). Among the casualties of the Draft Budget is free immunisation services thanks to the service and efficiency review, introduced by council 12 months ago (see story page 8).

Council made the decision in light of new statistics showing they provide just 17 per cent of early childhood immunisations.

Cr Mack said council had delivered a comprehensive draft budget that delivered essential infrastructure and key city projects.

“We’ve approved a major capital works program which will see significant investment in the city’s essential infrastructure,” he said.

“We’ll rehabilitate 40 local roads

in the next financial year, spending almost $4m on the network.

“We’ll also be spending more than $17m on the water and sewer network to deliver upgrades that will improve the city’s water quality and supply.

“We’ve also budgeted to deliver major projects in the heart of Albury’s CBD. “In 2014-’15 we’ve also been able to make significant inroads into our deficit and deliver a small surplus in 2014-’15 which is a great result.”

AlburyCity’s General Manager Frank Zaknich said that the results in the 2014-’15 budget could be attributed to expenditure containment and the service and efficiency review.

“It’s really pleasing that we’ve been able to deliver a surplus this year,” he said.

“The challenge is to make sure those surpluses remain sustainable into the future. It is further proof that council’s pro-active steps to manage its deficit and improvements in the four-year delivery program are starting to positively impact on our bottom line.”

Among the spending is $414,000 on installing solar panels on council-owned buildings - an idea which was brought forward a year and an item Cr Mack described as a “nobrainer for significant savings.”

Other new considerations include $75,000 for the Urana Road Oval to assist the development of a sports pavilion, and $20,000 for the Splitters Creek Rural Fire Brigade’s roadside standpipe and hardstand turning area.

The full 2014-’15 Draft Budget will be placed on public exhibition and residents have until 5pm Monday 26 May to make a submission.

MOTHERS. We’ve all said we can’t live with them at one time or another, but it’s attempting to live without them that demonstrates just how important they are in our lives.

Many of us won’t have the opportunity to give our mothers a bunch of flowers, make them a meal or, in my case, give her a box of Cadbury Roses this Mother’s Day, but it doesn’t mean the

day should go unmarked.

We all have our Mother’s Day traditions. Some mums like the annual gifting of sleepwear, water bottles and bed socks as the cooler months loom, some are treated to a fancy lunch or dinner, and some just enjoy the excuse to indulge in chocolate.

For me, and for as long as I can remember, every Mother’s Day was marked with Cadbury Roses. In recent years I even stopped wrap-

ping them because every year, without fail, I would give my mother a big box of Cadbury Roses and every year, without fail, she would graciously give me a kiss and a hug, thank me and open up the box to offer me one (knowing I would always go for her favourite one - strawberry cream).

One particular year is burned in my memory, when my brazen younger sister dared to give MY mum Cad-

bury Roses. After a screaming showdown from yours truly, mum - in her super-human diplomatic way - quietly took her aside and explained that while she was grateful for the gift, “Cadbury Roses is a me and Krysten thing.”

Ironically, Cadbury Roses were the last thing I ever gave my mother.

But this year I will still head down to Coles and purchase a nice big box of Cadbury Roses - don’t wor-

THE annual Applause Street Theatre and Buskers Festival will not be held this year due to the Albury Regional Art Gallery works, but plans to be bigger and better in 2015.

Albury Central Inc, the proud hosts of the annual Applause Street Theatre and Buskers Festival made the announcement last week.

“We know how loved Applause is, and want to assure everyone that this is not the end of the road for the event,” Albury Central president Mr Daniel Brear said.

“The demolition and building works at the Albury Regional Art Gallery has resulted in significantly reduced access to QEII Square, and we had to be realistic about that impact.”

A festival working party will be established over the coming weeks to look at opportunities to extend the 2015 event, with the potential for an exhibition around the themes and performances of the street festival at the art gallery during October to be explored.

Steamer is up the creek

By KRYSTEN MANUEL THE future of Murray River icon the PS Cumberoona is in limbo after the AlburyCity Expression of Interest (EOI) process failed to find a lessee.

“It was up to the entrepreneurial person to come up with an idea that would float our boat, but it hasn’t happened,” AlburyCity mayor Kevin Mack said.

“It disappoints us as councillors a lot, but we’re not back at the drawing board per se.

“We have recommendations that will be made that will indicate where we go next.”

Council received a report on Monday night recommending that it not accept either of the two EOIs submitted by Murray River Steam Navigation Pty Ltd or the Friends of the Cumberoona Inc. Murray River Steam Navigation Pty Ltd withdrew its submission and the EOI from the Friends of the Cumberoona Inc was deemed non-compliant as it did not meet the terms and conditions of the EOI process or include all the information required by council for the vessel to be operated by a lessee.

Staff will be asked to prepare a new report for council detailing options for the vessel, including undertaking a new EOI process or the potential sale or lease of the vessel.

“I think it’s important we understand that even though there’s a view in the commu-

nity that there’s a lot of interest in this particular vessel, clearly from from the level of interest we got from the EOI process it doesn’t mirror that view,” Cr Mack said.

“The next stage will have to be considering the sale of the vessel to an operator who may operate it locally, or to anyone that will buy it.

“We don’t work in the space of operating paddle-steamers any more, we’re interested in making it a money-making concern and if that doesn’t happen we need to do what’s in the best interest of the ratepayers and stop bleeding money over this particular object.

“The ratepayers cannot be expected to pay for this vessel beyond its current life because it’s cost $2 million to this point.

We haven’t got anyone to operate it, let alone run it ourselves.

“Twelve years they’ve been sitting on this issue, we need now to move it on and make sure we are working in the best interests of the community.”

Council began a nation-wide EOI process in February seeking a skilled and experienced operator to get the vessel back on the water, offering a threeyear lease with a two-year option.

The process aimed to find an operator to make the Cumberoona a viable business with council support.

“The EOI process had certain guidelines attached to it that did not negate opportunity,”

Mr Mack said.

“Many of those opportunities could be to run it with a view to running a restaurant as a permanent, fixed object in the water.

“You need a mariner’s certificate to operate it because you’re taking on commercial passengers, and they are few and far between, that’s the reality.

“We’re hopeful that we can get the Cumberoona back on the water but we need to be realistic about market interest in operating the vessel and ensuring that the most effective operating model is in place.

“The vessel has operated under a number of community and business models over the past 26 years, with the leasing arrangement being the most effective.

“A further report will fully outline the opportunities and risks associated with operating the vessel and allow us to make an informed decision about its future.”

The Cumberoona was drydocked in 2006 due to low water levels. Ninety percent of its hull has been replaced and works carried out to help prevent future corrosion. Council has continued maintenance work on the vessel in dry dock, including repairing timber floorboards and stairs, sealing leaks and holes. More than $200,000 has already been spent on the vessel since its dry-docking.

The fate of the PS Cumberoona remains undecided.

THE Burke Museum has taken delivery of yet another significant artefact from the ill-fated Burke and Wills expedition.

A pocket knife believed to have been carried on the final expedition has been gifted to the museum by the Conrick family.

It comes just weeks after Robert O’Hara Burke’s revolver was welcomed into the museum’s collection.

Burke Museum manager Patrick Watt said the pocket knife had been handed down through generations of the Conrick family after it was found on Nappa Merrie Station in Queensland.

“Our generous donor, Pat Conrick, now 93, remembers his grandfather passing the knife down. He also recalls how the knife was found on Nappa Merrie Station - home of the Dig Tree and the final resting place of both Burke and Wills,” Mr Watt said.

“Mr Conrick, who now lives in a retirement home in Naracoorte SA, felt it was important that the knife be placed in a museum.

“The Conricks had already donated expedition saddlebags and a camel tree and it seemed appropriate that the knife go to the museum named in honour of the famous explorer.”

Mr Watt made the journey to Naracoorte over the Easter weekend to collect the pocket knife.

“Local nurse Judi Gill facilitated the meeting so the donation could take place at the request of Mr Conrick.”

“The knife is a significant part of Australian history and is probably of great value.

“Despite this, Mr Conrick felt it was more important that the knife be put on display with other objects found at Coopers Creek.”

The knife will go on display immediately, with research ongoing to ascertain its origins before the expedition.

By KRYSTEN MANUEL ALBURYCITY mayor Kevin Mack was left inspired after his participation in the Lake Hume Classic - inspired to get foot and cycling traffic back on the Hume Weir Wall.

“It’s considered to be one of the engineering marvels in Australian history, the work at the Hume Weir Wall, and they’ve been doing strengthening work out there for 10 years.

“I believe they’ve only recently completed their work there and they’re comfortable with the wall as it sits,” he said.

“I’ve made a protest to the authorities in the last six weeks - I rode in the Lake Hume Cycling Classic - to consider opening the wall for pedestrian cycle traffic because I see it as an untapped tourist opportunity for Albury and Wodonga.

“I don’t see vehicular traffic as being part of that discussion, I just see cycle and pedestrian traffic as being critical to expanding on what we’ve got already there that’s available.”

The Murray Darling Basin Authority (MDBA) said although the work had been done and the wall was technically

open, the wall would still be closed on and off due to maintenance.

“The crest of the dam has been open to the public for a couple of months now since work on the training wall was completed,” MDBA river management general manager Andrew Reynolds said.

“However, in recent weeks, it’s been closed for short periods to ensure safety for the public and workers while some further maintenance work has been done on the spillway structure.

“Weirs need to be regularly maintained, so there will be future occasions where it needs to be closed to the public while work is underway.”

Cr Mack said he was working on the issue.

“I think it’s something we’re undervaluing and certainly I’ll be making further representation to the water authority and to the MDBA to give us access to that particular area.

“For a start I’ve spoken with our engineering director Brad Ferris and asked him to make inquiries, which he has, they are in discussions with themselves.

“I’ve spoken with the chair of the Murray Darling Basin committee at our meeting at Ramrock four weeks ago and expressed a concern that it would be a great opportunity.

Of course, she referred me to the water authority.

“At this stage it’s an ongoing discussion and I’ll be chasing it up in the next couple of weeks because I really think it’s a great opportunity for Albury and Wodonga to leverage off something that’s existing. The work’s done there now - lets make it a good attraction.”

Cr Mack has spoken with Wodonga Council about the issue and said both sides of the Border were keen to get regular traffic across the wall.

“It’s the gateway to both of our states and it’s a beautiful gateway,” he said.

“Wodonga’s on board with it, they think ’why not?’

“The previous excuses are gone, the wall’s been strengthened, they’ve put that big buttress in, they’ve fortified it, it’s ready to go, so why don’t we let people walk across it, get married on it, cycle across it ... the backdrop is unbelievable!”

Anzac just gets bigger

By KRYSTEN MANUEL ORGANISERS of the Anzac Day Dawn Services in both Albury and Wodonga are singing their praises to the Border community after both attracted bumper crowds last Friday.

“The crowd was absolutely fantastic, it’s getting bigger every year,” Wodonga RSL Sub-Branch president Kevin Williams said.

“I estimated the crowd at about 1500 to 2000. It was an excellent turnout to pay our respects and honour those who served.

“I think with the build-up of the centenary, which is next year, people are more interested and the amount of children that attend the service is phenomenal.”

Across the Border, Albury RSL president Graham Docksey welcomed over 2000 people to Monument Hill.

“The Dawn Service went very well,” he said. “We increased the speakers so everyone could hear the service. The weather was fantastic and the numbers were very encouraging.

I’ve heard people say about 2500!”

Both services followed a traditional format, with no changes from the previous year.

“We have an armed guard that’s mounted in front of the shrine, there’s a formal mount of the catafalque party, the respect is paid by the president of the RSL and the commander of the Defence Force in the area, Colonel Duncan Pollock, and we lay a wreath in honour of those that sacrificed their lives,” Mr Williams said.

Wodonga’s Dawn Service attracted a fantastic following of children this year, despite the early start.

It’s the second year the Albury service held an emphasis on teaching the crowd the specifics of the event.

“The object was to make sure it was a teaching exercise so people understood why we do certain things so

everyone walks away with the knowledge of what the Dawn Service and all the components are all about - why

By KRYSTEN MANUEL ANZAC Day marches on both sides of the Border took centre stage thanks to fine weather, large crowds and fantastic organisation.

“I’m very supportive of the community turning out,” Albury RSL president Graham Docksey said.

“We had probably one of the largest numbers of people lining the streets, it was unbelievable.

“Every report I got was encouraging. The general manager of the council said it was fantastic, the police command said it was great, Sussan Ley and Greg Aplin said it was great also.”

Wodonga RSL Sub-Branch president Kevin Williams said over 800 people participated in the Wodonga march.

“The community does a fantastic job by supporting what our soldiers did,” he said.

“The crowd was three to four deep all the way through - from the start of the RSL all the way up Havelock Street. The numbers were exceptional.

“All the troops that have come back from Afghanistan marched, there would have been at least 40 that marched under that banner, but a lot of them just joined in with the other troops.

“We try to encourage the kids to be there, they marched this year - the Scouts, the Guides and we had a reunion by the 38th/39th class of army apprentices.

“It’s important for the kids to be involved, to carry on the tradition and pay their respects for all our serving people from the First World War all the way through to Afghanistan. It’s not to glorify war, it’s just to pay our respects to those who made the ultimate sacrifice.”

In Albury, last year’s creases were ironed out thanks to a re-organisation at the western end of Dean Street.

“We put the new plan into place - all the kids into Townsend Street, it worked out well,” Mr Docksey said.

“I had official volunteers helping us with

the marshalling. We had written to each of the schools some months earlier and said we wanted the kids to close up, not run two-by-two, but march in fives and sixes and that worked extremely well. Given the fact that it was school holidays, the turnout of kids was really encouraging.

“The army had something like 600-plus marching. We had the Afghanistan vets who were invited to march in the lead group behind the RSL group.”

Mr Docksey said the addition of Border Trust’s QEII Square breakfast barbecue was also a positive change.

“I think having Border Trust there with their barbecue was a great idea because it provided an opportunity for people to have something to eat, but also to help fund-raising for Headspace and that’s very important,” he said.

By KRYSTEN MANUEL DISADVANTAGED children across the Border could get a welcome surprise in coming weeks thanks to a partnership between Carevan and Officeworks.

“Officeworks have donated educational packs for children from disadvantaged families,” Carevan chief executive officer Di Mant said.

“I was delighted that they were so enthusiastic about joining with us.

“It will allow the children to ex-

cel. Children from disadvantaged backgrounds don’t have it easy so the Carevan Foundation will give out the packs in the van when we go out to give them meals - it will encourage children to strive.”

The idea was the brainchild of Ms Mant, who said the partnership is greatly appreciated by Carevan, which hopes to continue working with Officeworks for similar projects in the future.

“It was my idea - I wrote to Officeworks and Raelene Metry contacted me,” she said.

“They contacted me and put together about 70 packs with school items that children may, if they lose them, not get replaced.

Things like a pencil case, exercise book, rulers and highlighters they’re real goody bags.

“We will get then out over a period of several weeks, we’re not going to give them out all at once, so that they are seen to be special.

“It was a lovely partnership, so I was really excited that Officeworks took it on board. Those sorts of donations are really appreciated.”

LOCAL student and aspiring doctor Andrea Wendt has been awarded the AlburyCity 2014 Medical Scholarship.

Ms Wendt received $5,000 to help with relocation and study costs as she moves to Sydney to begin her studies at the University of New South Wales.

Ms Wendt was selected as part of council’s annual medical scholarship program, which awards local medical students muchneeded funds to complete their studies. The overall aim of the program is to encourage doctors to return to regional communities where their skills are desperately needed.

Albury City Mayor Cr Kevin Mack wished Andrea the best for her studies.

“Council and the whole community congratulates Andrea on the hard work she has put in so far and the academic results she has achieved,” he said.

“A great career awaits her and we’re thrilled to be able to offer this scholarship.

“The scholarships are offered to help students and their families in some small way, whether it be assisting with the costs associated with relocating to Sydney or the costs of studying full-time.

“It’s really important that we encourage doctors to come back to Albury. Regional communities need the skills and expertise of qualified doctors and we hope Andrea will return to Albury and practice here.”

Andrea graduated from Albury High School in 2013. She was the school captain and dux of her year following her 2013 HSC results. She has also received the Premier’s Award for all-round Excellence in the NSW HSC. This scholarship was established through the Rural Clinical School of Medicine in 2007 to assist first-year medical students studying at the University of New South Wales.

It also supports medical students returning to Albury to complete their studies through the Rural Clinical School of Medicine.

ALBURY City Council plans to stop providing immunisation services from December.

An internal council review has recommended handing responsibility for delivery back to NSW Health.

Mayor Kevin Mack said the Service and Efficiency Review identified that over the past decade, there had been a 54 per cent decline in the number of people attending the council-run clinics.

He said Albury City provided only 17 per cent of early childhood immunisations.

Local GPs are providing 78 per cent of vaccinations and this figure has been steadily increasing with the first baby/ parent visits to a doctor aligning with the first immunisation.

The proposal to withdraw from the service is contained in the 2014-15 draft budget papers, which council endorsed for public exhibition at its meeting on Monday night.

Cr Mack said there was no legislative requirement for NSW councils to deliver immunisation programs as it was the role of NSW Health and Local Health Districts to ensure communities had access to immunisation providers.

“The figures clearly indicate that parents are choosing to immunise their children with their local doctor, which is pleasing as it indicates that there is an adequate supply of accessible local GPs,” he said.

“We’ve seen a steady decline in the number of children attending our councilrun immunisation programs.

“Clearly, the preference of parents is to use GP services where there is access to more than just an immunisation service to meet the needs of their children.”

The decision to withdraw from the immunisation program will save council $124,000 in direct costs per year with little impact on overall immunisation services on offer in the city.

Cr Mack said the move made financial sense in the long term.

IT’S a show about what gets your goat, what grinds your gears, what gives you the heebie jeebies - and it’s not just for the ladies.

“I’ve been asked now an awful lot by journalists ‘Grumpy Old Women, is it just for women? Would a man find it funny?’

And I’ve had to say ‘would you ask Billy Connelly if anybody would find him funny given that he’s a 70-year-old man from Scotland?’ And everybody would, so why would they ask that of women?” Grumpy Old Women star Geraldine Brophy said.

“I’m very pro-political about female comedy. I don’t know what it’s like in Australia but in New Zealand we don’t have nearly enough female comedians.

“Middle-aged women, or women in general, are the people who support the arts. They go to the cinema, they go to the theatre and they go to the art gallery, and yet there’s very little made with them in mind.”

Certainly, no-one could say that about Grumpy Old Women - 50 Shades of Beige!

The show originates from authors, Jenny Eclair and Judith Holder and includes topics such as learning the art of ‘grumpy grooming’, the joy of large pants, a free nagging master class (how to get your own way without him even notic-

ing), beards for women - which style will suit you? There’s a complimentary anger management workshop, middle-aged drinking: the rules, voluntary euthanasia versus retirement and much more.

“It’s a wonderful take on life,” Brophy said.

“It’s a cross between standup and a show itself, and we look at things from our invisible perspective.

“Certainly you can say that past 35 a great many women in the world are completely invisible, so we’ve gone into a spaceship and decided to make ourselves visible and heard.

“We deal with everything from technology to children to partners to facial hair to having a new vagina made to Angelina Jolie and her six kids, absolutely anything you like - dieting, clothing, the lot.

“It’s the things that make you grumpy and perhaps should make you grumpy.

“Grumpy is a little word that describes how modern life gets on top of us. We’d like to say ‘please slow down, we don’t like this, we can’t do it,’ and as we say that, we find that suddenly people are agreeing with us. It’s that lovely little thing where you’re sitting in the cinema and you find things that you’re laughing at, your neighbour’s laughing at and you realise you’re not alone, and the things that annoy you

will make you find a smile.”

As Mother’s Day approaches, Brophy will be sure not to leave out the inevitable banter about children and care-taking - something we can all relate to in one way or another.

“We’re facing a modern dilemma in that our children are leaving home so much later and our parents are living so much longer,” she said.

“So the middle-aged person is actually dealing with both ends of the spectrum of care.

Your children ‘boomerang’ back. They might leave home at about 20 but they keep coming back until they’re 30! And while we love that on one hand, at the same time it can actually be a cause for irritation.”

Inspired by the ratings-busting BBC Two series and best selling Grumpy Old Women handbook, Grumpy Old Women Live is a celebration of the pre-, peri- and post-menopausal female condition. Three live and rather furious females take to the stage for an orgy of middle-aged mayhem, with not a thong in sight. Don’t forget your bifocals.

Lure of haggis

By KRYSTEN MANUEL “HEAVIER haggis, more kilts and bigger athletes at this year’s Amulet Highland Games” is a promise event organiser Ben Clifton intends to stick to.

In its sixth year, the event has drawn crowds from far and wide with an offer of total immersion into Scottish history and custom, including authentic food and beverages, sword fighting, traditional Scottish dancing, an introduction to Gaelic language, Haggis hurl and, of course, the Highland Games themselves.

Unique to the region, the Amulet Highland Games is the only traditional heavy games held outside metropolitan Victoria.

Professional athletes compete in five traditional events for the title of Southern Highlander, including stone put, caber toss, weight for height, manhood stones and binks stones carry.

Last year’s overall winner, or ‘Southern Highlander’ was Luke Reynolds, who took the title for the second year in a row, followed by Victorian Olympian Scott Martin and South Australian Olympian Jordan Steffens.

“Luke holds two titles of the Amulet games, as does Craig Reid who was running the games,” Mr Clifton said.

“Craig might have to challenge the Amulet games one more time before retirement!”

The Scottish Gaelic Society will be on hand conducting a music and language workshop for those interested in learning the ancient language.

Visitors will learn some common phrases and songs and have the opportunity to find out more about the history and everyday use of the Gaelic language.

Visitors are encouraged to celebrate their Scottish heritage or adopt some for the day by ‘kilting up,’ with prizes awarded for best dressed.

And then there’s the Haggis Hurl.

“Have a go at throwing this traditional food as far as possible, as has been done for centuries,” Mr Clifton said.

“There’s something for everybody so bring a chair or blanket but no food or drinks, we’ll take care of that for you.”

RENTAL vacancies across regional Victoria have remained low and continued to decline in the first three months of this year.

New REIV data shows the state’s overall vacancy rate of 2.7 per cent was down from 2.8 per cent in the final three months of last year and 3.2 per cent a year ago.

Vacancy rates were down in every part of Victoria surveyed by REIV except Ballarat and the Central Highlands, where the increase was just 0.2 per cent to 2.2 per cent - still very low in an area where there has long been a housing shortage. This is good news for investors, as they are unlikely to face long periods without rental income while properties await tenants.

Rents also continue to show growth across most types of houses and units. In the March quarter the median weekly rental for a two-bedroom houses was $250, up two per cent on the previous quarter, while three-bedroom houses recorded a $290 a week median rental, unchanged from the previous quarter. They both returned a gross rental yield of 5.2 per cent over the year to 31 March.

The growing increase in unit and apartment living has been reflected in rents for this style of home. The interest in these types of homes has been driven by tenants looking for low-maintenance living and an affordable lifestyle.

In the March quarter the median weekly rent for a three-bedroom unit in regional Victoria was $310, up 1.6 per cent on the December 2013 quarter, and the median rent for a two-bedroom unit of $236 was also slightly higher than in December.

Vacancy rates for the major centres of Geelong and Bendigo fell, with Geelong and the Barwon region down 0.2 per cent to 3.9 per cent. Bendigo, where the New Bendigo Hospital project is underway, now has a vacancy rate of just 2.1 per cent, down from 2.3 per cent.

While the data provides guidance for potential investors, it is also of use for tenants looking for the right type of home to rent. Confidence down a little THE Genworth Homebuyer Confidence Index decreased slightly by 1.6 points from September 2013 due in part to a decline in confidence in the first home buyer segment and cost of living pressures for mortgage holders.

The index, based on a survey of over 2,000 consumers, looks at the proportion of monthly income borrowers use to service debts, their repayment history over the last 12 months and expectations for the next 12 months.

It also surveys whether consumers believe that now is a good time to buy a home and the maximum loan-to-valuation ratio borrowers are comfortable borrowing.

“The marginal decline in confidence was driven largely by home buyers experiencing or expecting mortgage stress,” said Genworth Australia Chief Commercial Officer, Bridget Sakr.

“Of those surveyed, 49 per cent cited the rising cost of living as the key driver of mortgage stress.

“The high cost of living has remained the number one cause of mortgage stress for home owners since September 2011,” she said.

The index fell by 1.6 points from September 2013 to March 2014 (92.4 to 90.8 points) with the first home buyers component falling from 85.0 in September 2013 to 82.3 in March 2014. This drop in first home buyer sentiment was driven primarily by concerns around underemployment.

Despite mortgage stress being experienced by some of

those surveyed, about four in 10 borrowers continue to make overpayments to their mortgage.

The proportion of home owners using over half of their income to service debt fell from 28 per cent in September 2013 to 25 per cent in March 2014.

“While 71 per cent of first home buyers consider the dream of home ownership to be realistic, this group continues to struggle to save for a deposit,” Ms Sakr continued.

About three out of ten prospective first home buyers believed it would take them four years or longer to save a 20 per cent deposit, compared to 60 per cent of all respondents who thought it would take them at least four years to save a deposit. This suggests that saving a 20 per cent deposit may be harder than many prospective home buyers realise.

“Nearly two thirds of all borrowers believe that today’s

first home buyers will have a tougher time getting into the market than the previous generation did,” Ms Sakr said.

Respondents from across the generations reported a willingness to help their children buy property: 86 per cent of baby boomers, 89 per cent of Generation X and 90 per cent of Generation Y said they would assist.

However, only 37 per cent of baby boomers and 40 per cent of Generation X feel that they are in a financial position to do so.

“The struggle to enter the property market may also be exacerbated by any future dwelling price growth,” Ms Sakr said.

“This ongoing challenge for prospective first home buyers highlights the value of low deposit options such as Lenders Mortgage Insurance which can help people enter the property market sooner,” Ms Sakr said.

By KRYSTEN MANUEL THE Albury Holbrook Polocrosse Cub welcomed 65 teams from across Australia and New Zealand to the 10th annual Australian Junior Polocrosse Classic over the weekend.

The camp began with a twoday training opportunity over Wednesday and Thursday, with competition commencing on Friday.

Albury Holbrook Polocrosse club president Liam Cardile said the event was extremely successful, with spectator numbers up on previous years.

“This year we had about 65 teams competing over the threeday period, adding up to about 390 participants and horses,” he said.

“This is the major junior competition Australia-wide.

This is where all the juniors want to try to make it to. A lot

of selection for national championships come out of tournaments such as this.

“But it’s not just about the elite. In the tri-state competition the best juniors are competing, but the format also accommodates the beginners.

“It’s all about developing the sport and exposing youngsters to polocrosse.”

The Albury Holbrook club was well represented, with Montanna Ross taking out champion horse and rider, Hugh Anderson being selected into another side to compete against America later this year, Jess Ward winning champion girl in her division and Emma Piltz whose side won the sub-junior competition.

AUTUMN - my favourite season of the year to be a motorcyclist and how good is it around here at the moment for motorcycle riding.

The rains of early April have transformed our parched landscape into a beautiful vista of green beckoning us to drag on our riding gear and head for the hills, regardless of whether you ride a dirtbike or a roadbike.

Throw in the school holidays, Easter and the Anzac long weekends and that’s exactly what’s been happening. We’ve been flat out at the shop with people updating riding gear and getting their motorcycles ready to head out and enjoy some riding.

I was fortunate enough to fit

in a family ride this Easter Sunday past with three generations of Whitehouses taking to the roads on three different styles of Triumph motorcycles for a family ride to Mitta for lunch.

My parents, both in their seventies were two up on a Bonneville T100 and my eldest son and his partner sharing either my Trophy SE or the new Thunderbird LT with Brenda and myself.

We had an enjoyable ride up the Mitta valley for lunch and back again and it reinforced my belief about the family bonding, friendships and connections that flow from riding motorcycles. I see it all the time in no matter what type of bike or riding you’re into, it’s that shared kinship that sets us all apart.

We also had another enjoyable short trip recently with our local RAT group (Riders Association Triumph). Leaving Albury we headed out to Yackandandah onto the Myrtleford road before turning right near Mudgegonga and touring over the hill to Stanley then on to Beechworth finally stopping at Chiltern for dinner. Then, heading back down the highway to home. Another very enjoyable ride.

That got me to thinking we are surrounded here with so many great rides that I would love to hear from some of you with your favourite local rides so I can pass them on.

“It’s to cut costs and accommodate people from other clubs. Our club organises horses donated from all across the country.”

The training component of the event attracted 165 participants this year and was considered an invaluable experience for the youngsters.

“They’re not just exposed to polocrosse, we source a range of coaches that instruct in all areas from sports psychology to off-horse fitness and a lot of polocrosse campdrafting horsemanship,” Mr Cardile said.

“They’re exposed to a lot of different disciplines.”

Says with SIMON CORR THE modern game of AFL has changed so much that it is extremely unlikely we will ever see a power forward kick a century of goals in a season again.

Considering that they play more games than ever, the game itself moves faster than ever and players are as athletic as they have ever been, would make that very statement appear nonsensical.

However, clubs these days are about defence before attack. They minimise space for forwards to work in, they work hard to ensure the better forwards are usually battling against two defenders, and they place extreme defensive pressure on the player delivering to the forward. Add to that the worrying decline of goal kicking accuracy by todayâ&#x20AC;&#x2122;s key AFL forwards, the more likelihood of injuries and it appears that consistent big bags are a thing of the past.

What a shame for todayâ&#x20AC;&#x2122;s football enthusiast.

Unlikely to experience the thrill of John Coleman dragging in mark after mark and goal after goal. They may never experience a goal kicking shootout between a Lockett and Dunstall or an Ablett and Salmon. The crowd can never again go from one end of the ground to another, following the full forward and marvelling at all his magic ... or maybe they can.

The answer is, as always appears to be, the Ovens and Murray. While the big forwards down town struggle, the super stars in the O and M have never been more fruitful. Last weekend spectators were mesmerised by the skill and the power of the full forward in our league. The man they call â&#x20AC;&#x153;Big Fevâ&#x20AC;? entertained, as only he can, with a 10-goal kicking haul. There was the spectacular and the sublime, in a performance that will live long in the memory and Fev is not alone.

Wodonga Raiderâ&#x20AC;&#x2122;s full forward Dean Limbach also helped himself to a classic 10. A clinic that would excite the young fans into re-enacting him in backyards, and deliver the Raiders a win. Goals from the boundary and grabs in the square ... we love it.

Thankfully, this season all of our big forwards are firing. Lavingtonâ&#x20AC;&#x2122;s Adam Prior has 14 goals from 3 games, Corowaâ&#x20AC;&#x2122;s Luke Gestier has 17 goals from the same. Dean Limbach has 19, and Fev has a return of 22 goals from 2 games and 1 quarter. Itâ&#x20AC;&#x2122;s raining goals, hallelujah ... and I doubt it will stop. Itâ&#x20AC;&#x2122;s great for our kids and great for our game, and if nothing else takes us back to a time when footy was what it is supposed to be, a spectacle for the fans.

Great footy action continues this weekend with the Wodonga Raiders hosting Wang Rovers.
