Springs takes crown A CAROLINE Springs home has been crowned Melton’s most expensive house for 2013. The abode, in Lauriston Quay, sold for $980,000 in April last year. The four-bedroom, two-bathroom lakeside home has a formal lounge, theatre room, a kitchen with three types of ovens and a butler’s pantry. The average house price for Caroline Springs is $445,000, according to figures from the Real Estate Institute of Victoria (REIV). Figures from the REIV have also revealed the in the most affordable house Melton municipality – in Hume Ave, Melton South – sold for just $180,000 last year. During 2013, more than 1070 houses, units and flats were sold in Melton. Across the September quarter, median house prices in the area included $473,000 in Burnside Heights, $452,000 in Hillside and $441,500 in Taylors Hill. Elsewhere, Brookfield lodged an average house price of $355,000, Melton West $290,000 and Melton $249,000.

There were not enough sales in Melton’s other towns and suburbs for the REIV to calculate a median home price. However, the REIV’s Enzo Raimondo predicted the Melbourne property market would see a moderate price growth over 2014. “The outlook for 2014 remains positive with price and sales growth expected to continue although at a more moderate pace than what we have seen in the past few months,” he said. “The performance of the housing market next year would also be dependent on broader macroeconomic factors, in particular the unemployment rate and changes in consumer sentiment which could place some downward pressure on price growth in 2014.” He said there were more than 4600 auctions in Victoria during November last year. “The REIV estimates total sales in Victoria to be between 100,000 and 110,000 which means that it could be the highest since the 118,300 sales recorded in 2010,” Mr Raimondo said. “Most of this growth occurred in the second half of the year and reflects the very strong market in the past few months.”
