City sales good news for Noosa Every capital city in Australia recorded a positive growth in home value for 2013, according to a report from RP Data. And that’s good news for Noosa. The Home Value Index Results report shows the first six months of 2013 saw home values increase by a national average of three per cent compared to a 6.6 per cent increase over the second half of the year. Sydney achieved the highest value increase with 14.5 per cent, while Brisbane recorded a 5.1 per cent increase in home value. When comparing homes and units nationally, there was only a 0.9 per cent difference in increases with home values increasing by 9.9 per cent and unit values by nine per cent. In Brisbane, however, there was a larger difference with home values increasing by 5.3 per cent and units by 3.5 per cent. RP Data’s Cameron Kusher said the strong growth was to be expected given the low interest rate and the previous successive years in which home values fell. “Although home values increased by 9.8 per cent in 2013 the growth follows a -3.8 per cent annual fall in values in 2011, and a further -0.4

per cent annual fall in 2012,” Mr Kusher said. “Cumulatively, from peak to trough, capital city dwelling values were down 7.7 per cent prior to this current growth cycle.” The main challenges in 2014 are likely to be the impact of a forecasted higher unemployment rate, affordability constraints for the more price-sensitive sectors of the market and whether any regulatory changes would be implemented by APRA and the RBA to cool the nearrecord high levels of investment activity, Mr Kusher said. Director and co-principal of Richardson & Wrench Noosa, Peter Butt, said while it was not possible to statistically compare Noosa with Melbourne and Sydney, Noosa should see a flow-on effect from real estate sales in the major cities. He said the Noosa market was a secondary market that ran off the tail of the Sydney and Melbourne markets. Noosa can expect to see the effects of December and January sales in major cities following the usual 90 day settlement time, he said. “It’s like a washing machine. You put the powder in down there and the suds come up in Noosa.”

REIQ Backs Growth Predictions The Real Estate Institute of Queensland (REIQ) also supports these growth predictions. REIQ CEO Anton Kardash said the Queensland residential house market was definitely on the move with sales growing and prices firming in many areas. The growth is particularly significant in the residential unit and townhouse market, he said. The REIQ September quarter median house price report found that the preliminary numbers of house sales across the State grew by nine per cent over the September quarter. Quarterly sales growth was recorded across South East Queensland. Mr Kardash said as the Queensland market had been posting promising results for the past year there was now no doubt that the majority of the market was well into a growth phase. “REIQ accredited agents had been waiting a long time – nearly five years in some areas – to finally experience some good times 28 Real Estate Lifestyle l January 9, 2014

again,” he said. Mr Kardash said that unlike Sydney and Melbourne, which appeared to be experiencing levels of relatively unsustainable price growth, the Queensland market was taking a more measured approach. “The majority of our regions experienced mostly unchanged median prices over the September quarter, although over the year we are starting to see some healthy median increases,” he said. “But given the price increases in the southern states, there is no doubt that Queensland remains one of the most affordable places to buy or invest in property. With this in mind, we are likely to see an increase in interstate investors and migrants taking advantage of these excellent opportunities.” The median house price on the Sunshine Coast dipped by 1.3 per cent over the quarter but grew 2.3 per cent over the year.
