Market Insights

The equestrian property market continues to demonstrate its resilience and depth of demand, with 2025 proving to be another active and encouraging year across the South West and beyond.

Drawing on our completed equestrian sales during the year, we successfully sold 104 equestrian properties, up 11% from 2024 with a combined value in excess of £76 million and an average sale price of approximately £737,000. This reflects a sustained buyer appetite for well located properties offering land, facilities, and long-term lifestyle appeal.

Buyer demand remained broad, with interest from local West Country purchasers as well as a continued flow of buyers relocating from London and the Home Counties. A high proportion of transactions involved proceedable buyers, many with cash or low loan to value borrowing, helping to maintain momentum even in a more selective market environment.

Across the year we saw consistent demand for properties offering manageable acreage, good access, and practical equestrian infrastructure such as stables, outbuildings, and all weather schooling facilities. Quality, presentation, and realistic pricing remained key factors in achieving successful outcomes.

As specialists in equestrian property, our detailed understanding of land, planning considerations, and rural lifestyle requirements continues to be central to delivering strong results for our clients.

The 2025 figures underline the importance of informed advice, targeted marketing, and an experienced team acting on behalf of both sellers and buyers.

A rare equestrian haven with exceptional potential set in the Dorset countryside

Set within 3.9 acres of rolling Dorset countryside, Poplar Farm presents an exceptional opportunity for equestrian buyers seeking a ready made facility with direct bridleway access and valuable development potential. At its centre sits a charming Grade II listed four-bedroom farmhouse, surrounded by paddocks, a natural pond, and a versatile range of outbuildings.

The beautifully maintained farmhouse blends period character with modern comfort. Traditional stone, brick and timber elevations sit beneath thatched and tiled roofing, while the interior features flagstone floors with underfloor heating, exposed beams, and a welcoming sitting room with recessed log burner. A country kitchen with a four oven Aga forms the heart of the home, complemented by a snug/study and an impressive family room offering panoramic views and bifold doors to a sunny terrace. The first floor provides four bedrooms, a family bathroom, and a delightful guest suite with Juliette balcony.

Purpose built equestrian facilities include a central American barn with seven ventilated

stables, a tack room, water supply and protective timber cladding. The building also benefits from Class Q planning consent (Ref: P/PAAC/2025/01978) for conversion into a three bedroom dwelling, increasing long term flexibility.

The land comprises several well proportioned paddocks, a long paddock with direct access to a bridle path, and attractive gardens with ample yard space for horseboxes. Additional outbuildings include a former brick milking parlour, a three bay garage, and a storage barn offering further potential for holiday lets, workshops or expanded equestrian use.

Equestrian interest remains strong in the heart of Devon, with Dartmoor on the doorstep

South and West Devon are blessed with a range of attractions, with many home-movers drawn to the area’s quintessential countryside villages and popular, historic towns such as Tavistock, Okehampton, Chagford and Ashburton.

The area is also a magnet for equine enthusiasts of all experiences and capabilities, due in large part to the unrivalled riding opportunities afforded by Dartmoor National Park. Covering some 365 square miles with almost 450 miles of publicly accessible tracks and trails, amongst which are extensive bridleways, the park is renowned for its spectacular, rugged scenery, rising tors, dramatic cleaves, verdant woodland, and numerous watercourses including two dozen rivers.

There are a number of notable beauty spots across Dartmoor, many of them perfect for hacking, including Burrator and Fernworthy Reservoirs, Bellever Forest, Haytor Rocks, Cadover Bridge and Dartmeet, where the East and West Dart rivers join. The park also offers huge equestrian appeal through the Dartmoor Commons, vast swathes of open moorland accessible to the public for riding, as well as walking and exploring, ensuring there are always new and interesting routes to explore off the beaten track. Formal equestrian facilities in the area are excellent and include multidisciplinary venues

at The Grange outside of Okehampton, St Leonards at Launceston and the renowned Bicton Arena, outside of Exeter, in addition to a variety of riding stables in or around the moors.

With this incredible, varied environment on our doorstep providing limitless opportunities for keen horse riders, it is no wonder that we have seen strong demand for equestrian property of all shapes and sizes throughout the last year. Across 2025, we were successful in the sale of a number of quality equestrian homes including Longash at Merrivale, situated on high moor with direct outriding in every direction; Cornstone at Hoo Meavy, on the western edge of the moors, offering 7.5 acres of pasture and extensive stabling; and The Beeches at Chilsworthy, which is served by paddocks, a blockwork stable building and enjoys panoramic valley views.

If you are searching for a property on or around Dartmoor, our offices in Tavistock, Okehampton, Plymouth, Totnes and Exeter would be delighted to help. Equally, contact one of our expert teams to discuss the sale of your equestrian property.
