SSR provides full service building enclosure consulting services for both new construction and existing facilities. Our team of engineers and consultants exclusively dedicated to building enclosure systems draw from a wide range of experience including engineering,construction,architecture, and system manufacturing. This experience allows us to provide informed, practical guidance to our clients to help them achieve their goals for their roof, exterior walls, glazing, and below-grade waterproofing systems.

The complexity of these systems along with accelerated design and construction schedules, mindfulness of budgets, and increasing demand for visually unique building exteriors, creates a need for experienced enclosure consultants to provide specialized guidance to project teams. Enclosure consultants endeavor to reduce risk in new construction and correct issues on existing facilities related to air and water leakage, and poor thermal performance. FORT RILEY REPLACEMENT HOSPITAL SSR provided commissioning and building enclosure commissioning services for this $400 million, 552,000 SF campus (263,000 SF inpatient community hospital and a 289,000 SF outpatient clinic), a central energy plant, an ambulance garage, special foundations, and building information systems. MALCOLM X COLLEGE

CHICAGO, IL

The new campus includes space for health science, general education, and adult education programs. It also includes a virtual hospital; skill and simulations labs; sports science and occupational programs; state-of-the-art technology, more than 25,000 SF of student study and activity space; and a new conference facility with capacity for 1,300. SSR provided building enclosure commissioning services for all exterior enclosure systems responsible for environmental separation including claddings, vapor retarders, air barriers, below grade waterproofing, insulation, horizontal waterproofing, and window and curtain wall systems.

NASHVILLE INTERNATIONAL AIRPORT BNA VISION

BNA Vision is the dynamic expansion plan designed to get in front of this growth and maintain the Nashville International Airport as a world-class airport. The BNA Vision Program is a complex undertaking with many moving parts. SSR is providing commissioning and building enclosure commissioning services for the $1.2 billion project.

Library and Archives building is a three-story, 165,000 SF, 100year building with high-performance MEP and envelope materials. Due to the nature of the project, strict temperature, humidity, and lighting control are required. Our scope of work included envelope commissioning of the curtain wall, storefront, roofing, air barrier, waterproofing, masonry, metal panels, and insulation systems.

Four levels of the new tower are linked to the existing hospital via two multi-story elevated connectors. SSR provided its expertise to the project team with building enclosure quality assurance services. Additionally, we assisted with the evaluation and planning at the complex expansion joint transition between the new connector curtain wall and the existing hospital brick masonry wall assemblies.

ROOF CONSULTING

Roof systems are highly exposed to weather and must be appropriately designed and constructed to resist degradation and to protect interior operations and occupants. Evaluation of existing roofs, and the design and construction of new roofs, require an experienced roof consultant who understands roof systems to guide the team to appropriate solutions.

On short notice, SSR performed a storm damage condition assessment of the existing roof on this 15-story high rise building in downtown Nashville, Tennessee. The assessment included corresponding recommendations for the roof repair and replacement. As the prime designer, SSR then developed the repair design drawings, technical specifications, and bid documents. SSR’s roof consultants assisted the owner with the bid process and selection of the qualified contractor. Full service construction administration by SSR was a critical component of this successful project. The project required a high level of coordination between SSR, the owner, and the contractor regarding street closures, material delivery and containment, and execution of the work. NASHVILLE, TN

CITIZENS PLAZA

Tradition Medical Center is a 201,000 SF, 90-private bed acute care hospital, is located in Port St. Lucie, Florida. The facility provides an array of services to their community including: emergency services, intensive care unit, large labor and delivery department, neonatal intensive care unit, general and specialized surgery, inpatient oncology, and diagnostic imaging. The facility was designed to expand as needed to accommodate for future growth in the community.

After opening, SSR was hired to provide roof consulting and roof observation quality assurance services during a comprehensive roof replacement. The project, inclusive of storm related damage, required an accelerated schedule as the facility remained occupied during the work. Project conditions necessitated a detailed evaluation of existing components during roof removal and immediate adjustment and direction of corresponding repair procedures. SSR’s Registered Roof Consultants - RRC® and Registered Roof Observers - RRO® performed full-time, on-site roof consulting to coordinate with all parties and facilitate solutions with the project team.

ENCLOSURE TESTING

The most direct approach to verify the performance of installed enclosure systems is with field testing. SSR is highly experienced in performing a wide variety of air and water leakage and adhesion testing. In addition to detailed understanding of test methods and procedures, effective testing also requires a comprehensive understanding of systems and materials to effectively diagnose and evaluate results.

The Johns Hopkins All Children’s Research and Education Building, opened in 2018, creates more opportunities for physicians, nurses, and scientists to accomplish pioneering research into pediatric health and disease. The 230,000 SF building has ample space to train clinicians to deliver predictive, preventive, and precise care for the 21st century. The building includes a 250-seat auditorium, research offices and lab space, a simulation center, and a biorepository.

SSR performed water leakage testing on the seven-story building utilizing both a uniform static and dynamic air pressure differential. Tested systems included field assembled curtain wall at punched openings, unitized curtain wall, and the transition to adjacent metal panel systems and flashing.

JOHNS HOPKINS ALL CHILDREN’S HOSPITAL

ST. PETERSBURG, FL

ELIZABETH CATLETT RESIDENCE HALL

The 12-story, 1,023-bed, $95 million University of Iowa dormitory was completed in the summer of 2017 and opened to students for the 2017-18 academic year. The facility was being on the site of the old Iowa City Water Plant. The building includes dining, study rooms, lobby/lounge, and laundry. Floors were assigned as part of the University’s Living Learning Communities program.

SSR provided building enclosure commissioning, enclosure testing, and roof consulting services. Exterior enclosure systems included brick masonry, metal panels, prefabricated insulated metal wall panels, vapor retarders, air barriers, below grade waterproofing, insulation, horizontal waterproofing, EPDM roofing, standing seam metal roofing, storefront, and curtain wall systems. On both the building and a performance mock up, SSR performed air and water leakage, and adhesion testing. On short notice following a high wind weather event, SSR performed an infrared survey of the roof to immediately asses the extent of storm damage during construction. The survey and results were used to assist the team in identifying appropriate repair and replacement procedures for installed roofing. IOWA CITY, IA

In order to efficiently operate, plan, and budget for maintenance and capital repairs, facility managers and building owners must first understand the current condition of the facilities they operate. Condition assessments and visual surveys of existing facilities provide an independent, un-biased account of the current roof, wall, and accessible enclosure systems. Our assessment reports prioritize recommendations for maintenance or repairs and provide budget forecasts for future planning. Enclosure investigations evaluate and determine the root cause of issues such as water leaks and condensation.

COOK CHILDREN’S CANCER CENTER

The Cook Children’s Pediatric Cancer Center in Grapevine, TX was experiencing condensation issues with a water leak above ceiling that interrupted operations and damaged interior finishes. Our trained enclosure team was able to quickly identify the source of the issue and provide recommendations for corrective action. SSR’s enclosure and mechanical specialists worked together to create a solution that met the owner’s needs. TX

Thedays.fountain and concealed basins are positioned in a challenging location both above and adjacent to a parking garage. SSR designed and assisted the team with a series of waterproofing repairs to the fountain basins, below grade walls, and challenging interstitial space below the extensive plaza deck. The project included new crystalline waterproofing submerged sealant joints.

Memphis is a central feature the urban park. The interactive fountain features computer-controlled lights and jets of water synchronized with music. It forms a splash pad that was designed for children to frolic in, as well as for joggers to cool off in on hot summer

Leaks in the canopy roofs at StoneCrest Medical Center damaged the underlying framing and soffit materials creating a hazard at critical entry points to the facility. SSR responded immediately to evaluate the damage and remove hazards. We designed and administered construction for the replacement of three canopy roof areas and the adjacent soffit enclosure materials. The project included removing damaged lightweight concrete and installation of new tapered insulation, coverboard, and EPDM roof membrane.
