Bank Tower originally was constructed in 1973 as the headquarters and main branch of Security Bank & Trust. The building later became known as Southgate Tower before its final banking occupant, PNC, closed the branch in 2016. After sitting vacant for several years, the property was purchased in 2022 by an entity owned by members of the Begin family,
who saw an opportunity to preserve the landmark while giving it a new purpose. The redevelopment was led by Gordon Begin Properties, with Beztak serving as the professional property management company. 600 backpacks, one big community effort The Southgate Police Department hosted its annual Back-to-School Backpack Giveaway on Wednesday, August 12, helping local students prepare for the upcoming school year. The event, held at the Southgate Police Department, distributed more than 600 backpacks filled with school supplies to local children and families. Children were required to be present to receive a backpack, and the first 100 students also received a free ice cream cone ticket, sponsored by the Southgate Downtown Development Authority and Fudgy’s. The afternoon brought together community organizations, businesses, city employees and volunteers who worked together to make the event possible.
Southgate Robotics Team 2620 was also on hand with its robots, giving students an opportunity to interact with the team. Organizers thanked the Walmart team, Zeal Credit Union, Southgate Goodfellows, Subway on DixToledo, Southgate Ford, the Southgate DDA, Southgate Nutrition, Kroger, Southgate Robotics, Mayor Kuspa, Police Chief Mydlarz, Officer Stein, Southgate Police Department records staff, the Department of Public Works, Fudgy’s and others who contributed time, resources and supplies. The event provided a strong showing of community support as local organizations came together to help students get off to a successful start for the new school year.

Southgate Anderson Band Gets Ready to Take the Field Southgate Anderson High School band students spent the final days before returning to school at band camp, preparing for another season of performances and competition. During the week, students worked together to learn new music and marching sets while strengthening their skills as performers. Camp also gave students an opportunity to build teamwork, confidence and friendships as they prepared to take the field together. The week wrapped up with students celebrating the progress they had made and looking ahead to the upcoming marching band season. The camp was made possible through the efforts of band staff, school administration, volunteers, community partners and band families, whose planning and support helped provide students with a successful week of preparation.

and two-story penthouses, along with amenities including a fitness center, dog wash, storage lockers, indoor parking, and a pool. Alex Begin of Gordon Begin Properties said the project represented an important milestone for his family business, which was co-founded by his late father, Louie Begin, in 1952. “Over the intervening years, I’m grateful to report that the major participants in this project have done a superb job of working together through all of the hiccups and challenges that you might expect would arise in such a major undertaking,” Begin said. He credited the project’s architects, construction professionals, lender, property management team, and local and county officials for helping bring the redevelopment to completion. The architectural team, led by Jason Grossi and managed day-to-day by Evans Caruso, worked to incorporate modern mechanical systems into the existing structure. The Alan Group served as construction manager, with project manager Richard Scheck overseeing the construction schedule and subcontractors. Begin also recognized Fifth Third Bank for its involvement throughout the construction process. Beztak was involved in the development throughout the project, assisting with decisions involving the apartment unit mix, finishes and amenities to ensure the complex was suited to the local market.
Begin also praised Southgate officials for their involvement, specifically Mayor Joseph Kuspa, City Council President Zoey Kuspa, City Administrator Dan Marsh, City Inspector Tim Leach, and their respective teams.
“I have never experienced a city as thoughtful and helpful as Southgate,” Begin said. “They could give lessons to other cities on how to support business investment.” Mayor Joseph Kuspa highlighted the long history of the property and its importance to the community during the grand opening ceremony. Kuspa recalled that the site had previously been home to Wonderland Amusement Park in the 1940s, the Fort George Drive-In Theatre in the 1950s and, later, Shopper’s Fair. The Security Bank & Trust building opened in 1973 and became a prominent part of the Downriver skyline. For decades, Kuspa said, the building was a place where residents opened their first checking accounts, signed mortgages, and conducted other important financial business. He also shared a personal connection to the property, recalling that it was where he obtained his first full-time job. After Security Bank was acquired by First of America in 1993, which became National City in 1998, and eventually PNC in 2009, fewer floors of the building were used. The PNC branch closed in 2016, and the building was left vacant. Kuspa said the property eventually began to deteriorate before Begin and his team took on the redevelopment. “Alex and his team took on this project with determination, vision and tremendous energy,” Kuspa said.
SOUTHGATE STAR • SEPTEMBER 9 - OCTOBER 13 2026 • Page 7 He credited the City’s Brownfield Redevelopment Authority and City Council for supporting the redevelopment and also recognized City Administrator Dan Marsh for helping navigate the challenges that arose during construction. A major component of the redevelopment extended beyond the apartment building itself. Through a $5 million Wayne County American Rescue Plan Act (ARPA) grant, the property also received a new public park and a pedestrian bridge connecting the development to nearby Kiwanis Park. Kuspa said the park represents the first new park constructed in Southgate in more than 30 years and thanked Wayne County Executive Warren Evans for his leadership and collaboration with Southgate. The park is open to the public and includes tennis and pickleball courts, a walking path with exercise stations, a putting green and a pavilion available for public rental. The pedestrian bridge over Trenton Road is expected to be completed later in the year. Begin said the public-private partnership had allowed the project to offer amenities that otherwise would not have been possible. Originally, he said, the area surrounding the building was expected to consist primarily of grass. Architect Guss Pappas proposed bringing in a grants consultant, who worked with the City of Southgate and Wayne County representatives to pursue funding for a public park. Begin said The Bank Tower also committed to maintaining the park for a number of years. Kuspa described the combined public and private investment as a roughly $50 million project and pointed it out as the largest private investment in Southgate’s 68-year history. The redevelopment also preserved numerous elements of the former bank. The original mid-century modern luminous ceiling in the former bank branch was restored. The former safety deposit box vault was renovated into
a social space available for community rental, while the area once used by cash trucks was converted into indoor parking. The former drive-through teller building is slated for conversion into maintenance storage and an electric vehicle charging station. Additional improvements planned for the property include a porte cochere at the main entrance and restoration of the original bank vault doors. Begin said the goal was to maintain the character and history of the building while incorporating modern technology and conveniences. Apartments offer unobstructed views of the surrounding Downriver area, with some views extending toward Downtown Detroit. The community also includes two-story residences with walkout patios on the ground floor and penthouses
featuring as many as two and a half bathrooms. “The Bank Tower is special because it is truly connected to this community and its history,” said Begin. “From the beginning, our goal was to respect the heritage of the building while creating something that felt entirely new.” Begin said the completion of the project was particularly meaningful because it brought together many of the people and organizations that had contributed to the redevelopment. Kuspa said the project had already begun contributing to additional development along Southgate’s Fort Street commercial corridor, pointing to new businesses such as Chipotle and Panera Bread and the planned construction of Sheetz near the former Shopper’s Fair lot. “That is what investment does,” Kuspa said. “One investment creates confidence. Confidence creates opportunity. And opportunity creates even more investment.” Kuspa thanked Begin and his team for taking on the risk of redeveloping the vacant property and for preserving its history while creating a new use for it. “You and your team were the risk-takers,” Kuspa said. “And today, our entire community is the beneficiary.” As part of the ceremony, Kuspa presented Begin with the shovel used during the project’s groundbreaking ceremony in June 2023. The grand opening was followed by an open house that attracted more than 800 residents of the community. Attendees toured the renovated building, viewed model apartments, and learned about the property’s history. The redevelopment transformed a vacant former banking headquarters into a new residential destination while preserving elements of the building’s history and adding public recreational space to the surrounding property. Big Goals Don’t Happen Overnight—They Happen Daily
Most of us have at least one big financial goal. Maybe it’s buying your first car, paying off debt, purchasing a home, building savings, helping your children prepare for the future, or feeling more confident about retirement. Big goals can be exciting. They can also feel overwhelming when we focus only on how far away the finish line seems. In his bestselling book Atomic Habits, author James Clear explores a simple idea: small actions, repeated consistently, can produce meaningful results over time. It’s an idea that applies particularly well to our financial lives. Look Beyond the Goal Consider a teenager who wants to buy their first car. The vehicle may be the goal, but reaching it begins long before they start shopping. Each paycheck provides an opportunity to save. Each purchase involves a decision about whether spending today is more important than what they’re working toward. Regularly paying attention to their account helps them understand where their money is actually going. None of those individual decisions will buy a car. Together, however, they can move that teenager closer to the goal while developing money-management skills that can last a lifetime. The same idea works whether you’re 16, 36 or 66. Someone hoping to purchase a home may consistently set aside money from each paycheck. Someone paying down debt may regularly put extra money toward a balance. Someone preparing for retirement may gradually increase contributions as their income grows.
The actions may seem small. Their power comes from repeating them. Ask a Different Question When pursuing a financial goal, we naturally ask: “What do I need to do to reach my goal?” Try asking another question: “What kind of person reaches this goal—and what would that person do today?” Someone who wants to build savings becomes someone who saves consistently. Someone who wants strong credit becomes someone who takes financial obligations seriously. Someone who wants greater control over their finances becomes someone who pays attention to their money before there’s a problem. Instead of relying on motivation to make one dramatic change, you’re developing behaviors that become part of how you manage money. Make the Next Good Decision Easier Look for ways to make good financial decisions easier to repeat. If you’re saving for something important, consider automatically directing part of each paycheck toward that

goal before you have an opportunity to spend it. If you’re tempted by an unplanned purchase, create a little friction. Give yourself a day to decide whether it’s worth taking money away from something you want more. And if you have a teenager earning their own money, give them opportunities to make real financial decisions while you’re still available to provide guidance. Learning to manage $50 or $100 today can provide valuable experience before they’re responsible for much larger decisions. The objective isn’t perfection. It’s making the next good decision easier. Small Habits Can Lead to Big Opportunities Financial progress rarely comes from one extraordinary decision. More often, it’s the result of ordinary decisions made consistently. Over time, those decisions can create opportunities. Savings can become a down payment on a first vehicle or home. Responsible borrowing and repayment can help build a strong credit history. Better spending decisions can create room for the things that matter most. Whatever your goal, don’t be discouraged because you can’t accomplish it today. Instead, ask yourself: What’s one small action I can begin repeating today that will move me in the right direction? Titan Pride Pep Rally Celebrates Fall Sports

The 2026 Fall Titan Pride Pep Rally was held August 21 at 7:00pm, bringing the Southgate community together to celebrate the fall athletic season. The event introduced the 20262027 teams that would take the field for Friday night lights and compete throughout the fall season. Attendees also watched the marching band program and had the opportunity to meet and get autographs from their favorite football players, cheerleaders, band and color guard members, and other fall athletes. Guests were also invited to try marching with an instrument or twirling a flag, while aspiring young athletes could kick, throw, run, cheer, and try out other fall sports. The evening served as a celebration of Titan pride and a chance for students, families, and community members to get excited for the upcoming fall season.

Southgate was proud to be part of Allen Park Volleyball’s 2nd Annual Outdoor Summer Slam on August 23, bringing together varsity volleyball teams from Allen Park, Carlson, Riverview, SMCC, and Southgate on the football field for a day of competition, family fun, and giving back. The event offered plenty for families and supporters to enjoy beyond the volleyball court, including games, activities, food and a 50/50 raffle. The day was designed to bring the community together before the final matches were scheduled to take place under the lights.
Southgate took the court against Riverview and Allen Park during the day, representing the community alongside neighboring Downriver schools. Although rain ultimately cut the evening portion of the event short, it didn’t stop the teams, families, and supporters from enjoying the day and making lasting memories. Proceeds from the event benefited the Fredi the Pizzaman Foundation and Penrickton Center for Blind Children. The team continued to sharpen their skills for the season at this unique event that combined local athletics, community spirit, and support for two important causes.
Southgate Skaters Get Special Lesson From Olympian Jason Brown Southgate Parks and Recreation and the Southgate Figure Skating Club welcomed an incredible opportunity for local skaters in August, as Olympian and National and World competitor Jason Brown led a special skating seminar. Brown, known for his impressive career on the international stage, spent time working with Southgate’s skaters and sharing his experience, knowledge and passion for the sport. The seminar gave local athletes the
chance to learn directly from one of figure skating’s accomplished competitors while gaining valuable skills and inspiration to take with them as they continue developing on the ice. Southgate Parks and Recreation and the Southgate Figure Skating Club were excited to bring an experience of this caliber to local skaters and provide them with an opportunity they will remember for years to come.
