How to make sure your green home upgrades pay off BY ALEX VEIGA THE ASSOCIATED PRESS Investing in making your home more energy efficient can help the environment, lower your utility bills and possibly help you fetch a higher sale price. But homeowners considering a green remodel should also weigh how long it will take for the improvements to reap savings. Some pricey features, like replacing windows or buying a solar power system, could take many years to ultimately pay for themselves. “You have to make a decision: ‘How environmentally friendly do I want to get if it takes me 16 years to break even on my investment?’” said Sid Davis, a home renovator and author of “Your Eco-Friendly Home: Buying, Building or Remodeling Green.” Here are some things to consider as you map out your home’s conversion to a more energy-efficient, environmentally friendly pad:
costs? Where do you begin? During an energy audit an expert sizes up the efficiency of your appliances, air and heating systems, and gauges how much air your home is leaking. Up to 25 percent of heating and cooling costs result from heat loss, as air moves in and out of a house through holes, improperly sealed windows and insufficient insulation. Check with your electric or gas company to see whether they offer to conduct home energy inspections. Often, such audits may be free.

That could shorten the time it takes to recover the cost of such toilets, which are typically more expensive than less-efficient ones, to a few years, the EPA says.

2010 and 2013. The study, conducted by real estate appraisers and the U.S. Department of Energy’s Lawrence Berkeley National Laboratory, found that the homes sold, on average, for more than other homes without solar power systems. It also found that the sales price gain was higher the bigger the solar system in the home. The appraisers, on average, found a premium of around $14,000 for solar homes with typical-sized systems of about 3.85 kilowatts. The green premium isn’t a given. In a connected world, nesting’s a lot easier than it used to be. There are apps and websites that streamline many aspects of setting up and dismantling a home. Whether you’re trying to get rid of old stuff, buy new stuff, move stuff or find ways to use your stuff, chances are there’s an app (or at least a website) for that.
MOVE IT
There was a time when moving out of an old place and into a new one was a daunting logistical challenge, especially for the unorganized or inexperienced. How do you find a reliable moving company? What do you need to know to prepare and execute a successful move? Unpakt.com lets you compare over 600 prescreened, licensed, local or interstate moving firms, read credentials and reviews, and book online. Plug in the size of your home, the date you want to move, locations, and any additional needs like storage or extra drop-off stops. You can live-chat with an adviser. There’s info and an app for setting up your moving timeline and making an inventory. (www.unpakt.com ) Move Advisor also helps with an inventory, and calculates how many boxes and furniture blankets you’re likely to need, as well as estimating the requisite moving capacity of any truck you’re thinking of renting for a DIY move. If you decide to go with pros, you can email your inventory directly to them. An online timeline tracks your to-do list. (www.moveadvisor.com )
LOSE IT
New York-based AptDeco.com was founded by Kalam Dennis and Reham Fagiri as an alternative to Craigslist after they learned that 10.8 million tons of furniture goes to landfills each year. They hoped to make it easier to unload unwanted furnishings or find something new. Want to sell that old dresser you got from your uncle? AptDeco provides pricing advice, promotion, picks up the item, and handles the financial transaction. (www.aptdeco.com ) MoveLoot.com is another online consignment marketplace, whose tagline is “Used is the new New.” Launched in San Francisco, they’re also in Raleigh/Durham; Charleston, South Carolina; Atlanta; New York City and Los Angeles. The company has its own warehouses and teams that will pick up, deliver and set up the objects you’re
looking to buy or sell. Recent items posted included a Restoration Hardware king-size bed frame for $878, a Hekman shagreen chair for $410 and a red Ikea tub chair for a cool $25. The app keeps you apprised of bids. (www.moveloot.com )
Neighborhood: Vista Grande Terrace Driving Directions: Woodmen & Union, South on Union, right on Purgatory; or from Academy & Union, North on Union, left on Purgatory Agent/Company: Lenka Martin, 719-205-5248, For more info: Visit Lenka.Martin.com
DECORATE IT
You could ask your style-savvy best friend for decorating advice, but wouldn’t it be nice if a pro was available? Well, for a relatively small fee you can tap into an online brain trust of hundreds of design professionals. West Elm offers free help with things like designing and measuring a floor plan, decorating, and choosing paint and fabrics. For a fee, they’ve got pros who can come help with everything from wall-mounting a TV to painting a room to hanging shelves, art and curtains. (www.westelm.com ) Laurel & Wolf, a Los Angeles online interior design marketplace, connects people with interior designers. Upload some photos and answer questions about your space, budget, lifestyle and taste, and you’ll receive “First Looks” from several interior designers. You review the ideas and select one designer with whom to work. They send you back a style board, furniture plan, instructions and shopping list. Kimberly Valente, one of Laurel & Wolf’s design partners, recently helped a Santa Monica couple who were moving in together and didn’t like each other’s stuff. They agreed they wanted a beach-y, casual vibe. Valente suggested some kitchen backsplash and counter upgrades as well as new lighting, and a soothing palette of ocean blue and sand. (www.laurelandwolf.com ) The Fountain app connects you to interior decorators, handymen, gardening experts and tech folks. You can talk over your project by video-chat, and the experts can sketch out ideas on your posted images. (www.fountain.com ) If you’re a member at The Swatchbox.com, you complete a style-preference survey and get matched with a stylist, who curates a quarterly collection of items for your space and sends them to you — throws, pillows, bedding and entertaining items, for instance. You keep what you want and send back the rest. (www.theswatchbox.com ) Finally, if you like higher-end décor or have a favorite designer, check out www.deringhall.com. There’s a “shop the look” section where you can surf professionally designed spaces and buy similar furnishings. It’s an interesting mix of aspirational and inspirational décor.

How to evaluate a job offer BY LIZ RYAN BUSINESS2COMMUNITY When you receive a job offer, it’s a great feeling. You know that somebody values your talents and wants to get you on their team. That’s good news, but it only takes one unfortunate experience with an unscrupulous or badly-run organization to make you very cynical about accepting the next job offer. We all tend to focus on the job title and the salary in a job offer, but there are other elements that are just as important as those two items, if not more so! Here are the critical questions to ask yourself the next time you’re making a decision about whether to accept a job offer or pass on it. Question One: Were you expecting the job offer when it arrived? In a healthy organization you will always know when they’re thinking about hiring you and you’ll always know when a job offer is on its way. In a badly-run organization, the offer may arrive in your email inbox or your physical mailbox at home, even though no one has told you it’s coming. The arrival of a job offer out of the blue is a big red flag. Not only should you know that an offer is on is way before it reaches you, but you should also know exactly what’s in it. Getting a job offer is not like opening a birthday present. The offer and its contents should never be a surprise.
Question Two: Do the details of the job offer match what you and your hiring manager have discussed? It’s a bad sign when a job offer arrives and it doesn’t synch up with the job title, salary, start date, job responsibilities or reporting relationship you had understood to be in place. If the offer letter is missing anything that should be in it (like long-term incentives, negotiated deals like the ability to work from home, your vacation allowance or anything else that could potentially be a deal-breaker) you must speak up and get those elements
in writing right away. If your hiring manager or an HR person tries to tell you that you misunderstood them when they promised you those elements earlier in the process or that things have changed since then, run away! Don’t assume that people who lie to you early in your relationship will tell you the truth later. It never seems to work that way. Question Three: Do your brain and your body feel good about accepting the job?
We tend to think that our conscious brains hold all the wisdom that powers us through our lives, but that’s not true. Sometimes your body can be smarter than your brain is! Sleep on your job offer and ask yourself “Is this job the best place for me to grow my flame?” Sometimes a job offer looks too good to be true, and in those cases it is almost certainly a bad idea to accept it. That could be because the employer really needs a consultant but they don’t want to pay a high consulting
rate, so they try to hire you as a fulltime employee with the knowledge that they can lay you off the minute your project is completed, and save a ton of money in the process. Listen to your gut. Sometimes you’ll mull over the job opportunity and conclude that the company’s leaders really don’t know what they want. You are skilled professional, not a relationship counselor for confused and fearful leaders who can’t agree on the best course of action. If your manager or others in the organization use the term “change agent” to describe your responsibilities in the job they want you to accept, hit the road! You can always tell a change agent by the arrows in his back. Anybody with an executive title who can’t make changes happen in his or her own company is undeserving of your talents. Listen to your body, then make your decision. The right job is out there waiting for you. Sometimes, the only way to find the right job is to say “No thanks!” to the wrong job — meaning any job offer that causes your gut to twinge. The people who listen to those guttwinges will end up in the right spot. We are an old species. Our sturdy instincts evolved over millennia to guide us in the right direction. To get that excellent guidance, all you have to do is listen to your gut.
