1. DESIGN

From the moment you are introduced to Solid Rock we are listening to your dreams and capturing your visions in detailed notes. We then schedule you to meet with our team of builders, architects and designers, or work with your architect and design team, to transform those notes into your custom home. During the design phase we can also introduce you to bankers and specialized suppliers if need be. If you like what you see and hear, we will discuss a preliminary budget and enter into a design services agreement. This agreement takes you from the initial design all the way up to the construction contract. This is one of the areas that we excel and can guide you through the process so that you feel educated, informed and engaged throughout the design phase.

When we go to work for you we will walk your lot with you, or help you locate a lot, to layout the views, orient your ideas for the home and assist you with

completing the due diligence required to ensure the property will meet your building needs.

The next step of the design process is developing the preliminary interior and exterior design of the home. A Solid Rock team member will be with you throughout every step of this process to ensure you build the home of your dreams while being budget conscious.

Once the preliminary design is complete, our team will sit down with you to go over your home in detail.

This part of the process can happen over several meetings or very few, it all depends up-on you. Once the house plans meet your approval we send the plans out to our contractors and suppliers for estimates and write up specifications and details of the home in verbal form for your review. This part of our process is very detailed to ensure that we provide a realistic budget needed to build your home, then we enter into a construction contract to start the build.

Clift Land Auctions expands into online auctions NEWSWIRE

Renting out a home is a great way for homeowners to earn some extra income. Some homeowners rent their homes in an attempt to wait out a sagging housing market, while others see renting their homes as a long-term commitment to their financial futures.

Being a landlord has its advantages and disadvantages, and the decision to rent out a home is one that homeowners should not take lightly. The following are a handful of factors homeowners should consider as they try to decide if renting out their homes is the right move for them.

TIME

Being a landlord is a year-round commitment, as tenants will expect their landlords to be on call at all times.

Tenants will call their landlords should plumbing fixtures suddenly burst in the middle of the night, and landlords must be available to answer such calls no matter how inconvenient they become.

If you are not willing or able to devote the time necessary to tend to tenant needs, then being a landlord may not be for you.

MAINTENANCE

Whereas homeowners may be able to delay making certain repairs in the homes where they lay their heads, such a luxury is not afforded when they are renting out their other properties. Repairs and maintenance of rental properties cannot be put on the back burner while you save money to fix them. In addition, if even minor repairs typically pose a problem for you, you may soon discover that hiring a handyman or discounting rent for live-in supers is cutting into your profits or making it difficult to pay bills. Before deciding to rent out your home, determine the potential costs of maintaining a second property and use that information to decide if renting the property is a sound financial investment or one that might put you in the red.

Many people who have rented have a horror story or two about an absentee or indifferent landlord, but landlords also have their own such stories about nightmare tenants. When mulling

whether or not to rent out your home, consider who your prospective tenants will be, and if your community will supply the steady stream of renters you will need to pay your mortgage and bills without jeopardizing your finances.

The last things first-time or even experienced landlords want are tenants who cannot pay their rent and/or those who are disrespectful of their neighbors and their landlords, so it’s best to give ample consideration to your potential pool of renters before deciding to rent out your home.

Many landlords work with local real estate agencies or property management firms who will do much of the legwork with regard to finding tenants and maintaining properties. Research the cost of such help to determine if you can afford it and still make renting your home financially viable.

Whether a person is downsizing or expanding, building a new home is an exciting, yet often agonizing experience. The reasons for building a new home are many, but the process of choosing a builder should remain the same.

Andrew Nadalin, a fourth generation builder and craftsmen and President of Pace 2000 Inc., offers the following advice to prospective homeowners with their eyes set on building a dream home to call their own.

• Look for a builder with a solid reputation. A builder’s reputation speaks volumes, but it doesn’t have to speak for itself. If during the interview process a builder appears reticent to share his work or experiences with previous customers, this should be a red flag. Reputable builders will be proud of their work and more than willing to show it off.

• Find a builder who is flexible. You will be paying to build your home, not the builder’s home. A builder should be flexible and willing to meet your needs,

no matter how unique they might be.

• Look for a builder who does more than build.

A good builder should do more than just build.

A builder should provide a network of qualified professionals to make the process go more smoothly. This network should include real estate and building consultants, interior designers, architects and engineers. Such connections can provide peace of mind and will also illustrate that a builder is both respected in the community and is intent on ensuring your home becomes the dream home you envision it to be.

• Don’t build on the cheap. Buyers who plan to build their own home are in the unique position to ensure their home is as safe and high-quality as possible. This isn’t always the case when buying a resale, so make the most of your opportunity and use only top-of-the-line construction materials and features, and choose a builder with experience in working with such materials and features. Building on the cheap could prove disastrous, so don’t sacrifice on quality when building a new home.

resume keywords that scare away hiring managers

Sandi Webster has a love-hate relationship with keywords. “Our company lives by keywords,” says the co-founder of New Jerseybased marketing and analytics consulting company Consultants 2 Go. But using them for sourcing job candidates can be frustrating.

For example, one of the most meaningless keywords Webster sees is “expert.” The word has almost lost its meaning as it has become more and more popular on resumes. Even worse, she says, is when the applicant qualifies it with unneeded descriptors.

“If you add some other generic keywords to ‘expert,’ such as ‘marketing’ and ‘consulting,’ you will get the entire universe of mankind — or not a single person because it’s too broad,” Webster says.

Many keywords don’t give a recruiter any vital information about you or your work ethic, says Jennifer Lee Magas of Magas Media Consultants in Monroe, Connecticut. They simply serve as a distraction in your resume, clouding your abilities and accomplishments.

The generic keywords Webster and Magas describe are a hiring manager’s nightmare. Be sure to leave these common offenders off your resume if you want to avoid scaring them away in your next job search.

PROBLEM-SOLVING SKILLS

Ideally, everyone applying for a job can solve problems, so putting this on your resume isn’t going to make it stand out. Most toddlers have problem-solving skills, Magas says, so it’s best not to use this term in an effort to make yourself sound qualified.

HARD WORKER

This also puts recruiters off because it should be a given, says Lori Scherwin, founder of New York City-based company Strategize That. “If you’re using space for the basics, you run the risk of being thought of as fluff.”

Your experiences and accomplishments should

prove you’re hard working, Magas says. If they do, there’s no need to use this keyword.

RESPONSIBLE FOR

“Responsible for” comes across as weak because it doesn’t show any action or results, Magas says. “Responsible for hitting monthly sales goals” doesn’t mean you actually met those goals or describe how you did it. Use action-oriented words and talk about the results you achieved instead.

TEAM PLAYER

Everyone has faced a work situation in which they had to work closely with someone else, Magas says. Using this term to show you work well with others requires the hiring manager take your word for it — or leaves her wondering why you’re saying it in the first place.

While you’re eliminating “team player,” take a close look at how often you use the word “I” in your application materials. Using it too much in your cover letter, resume or interview can make you look like a solo act, which undermines anything you say about being a team player, Scherwin says.

SELF-MOTIVATED

Recruiters expect this characteristic from every candidate, Magas says, and they’d rather know specifics about what you’re looking for from a job. But don’t replace this with “results-driven,” as it’s just as problematic. “The results may not always be favorable — does this mean you lose your drive?”

ANY OTHER MEANINGLESS BUZZWORD

“Low-hanging fruit,” “think outside the box” and other clichés make your resume look shallow, Scherwin says. “Get specific about what you did, without showing off your jargon knowledge.”
