Tips for moving with your dog

Relocating can be fun, exciting and perhaps a bit stressful for everyone in your household, including your fur babies. Dogs are creatures of habit and can be quite territorial, so it is important to take their needs into account during home showings and throughout the moving process.

BEFORE THE MOVE

No matter how cute and sweet your dog is, they should not be out loose during a home viewing. Not only can this throw off potential buyers who may dislike or be allergic to dogs, you run the risk of your beloved pup running out the front door or a yard gate. Also, because of their territorial nature, even the nicest dogs may not respond well to a stranger in the home, and behave unpredictably.

You can, instead, keep your dog in a crate or, better yet, take him or her out with you on a joy ride or to the park. If you choose the crate, ensure there is fresh water, treats and toys to keep your dog occupied.

Keeping to your dog’s, and your own, routine can reduce the hectic nature of relocation. Maintain your usual amount of exercise and walk-time; maybe even take it up a notch to keep your pup’s energy levels at bay. Also, because people will be in and out of the house more, and doors will be propped open to move boxes and furniture out, it’s essential to have an up-to-date dog tag in case your dog gets out.

This may take some time for your dog to accept, but it may be a good idea to limit your dog’s access to certain areas of the house when you’re trying to sell.

This can keep certain rooms fresher, cleaner and neater. Especially if you have a dog that sheds, this can make life much easier.

DURING THE MOVE

As the bulk of your belongings are being moved out of the home, keep the

dog in a room with the door closed, plenty of toys, water and treats. This will eliminate confusion and headache and allow you to focus on organizing and packing your items. If your dog is coming along for the ride to your new home, and especially if that ride is to a different state or across the country, don’t forget to pack food, snacks, a water bowl, toys, leash and pillow to ensure his or her comfort for the duration trip.

Also, plan ahead by booking hotels or motels along the way that are pet-

friendly. The last thing you need at 9 p.m. after a full day of driving is to arrive at an Inn that does not allow pets. Also, just as you and your family need ample stops to stretch and use the restroom, so does your dog. Take your dogs on several walks daily to let off some steam.

A word about flying. Please keep in mind that large dogs are not permitted to fly in-cabin. While small dogs can travel in a crate stowed under the seat, large dogs must stay with the cargo. Thousands and thousands of

dogs make the trip safely each year, but please keep in mind that temperatures can change considerably and pose a risk to your canine companion.

AFTER THE MOVE

As when you were leaving your old home, keep your dog in a room with a closed door, treats and water when unloading and unpacking. Try to recreate a space that is familiar visually and audibly. Also, while

you may be compelled to wash your dog’s blankets and pillows, it may be a good idea to keep the familiar scent until you all settle in for a while.

Provide plenty of playtime and walk the perimeter of your yard to ensure there are no escape routes for your clever friend. Also, get back into a walk routine as soon as possible. Try to take longer-than-usual strolls to help your pup acclimate to the new neighborhood and mark his or her territory. ■

Affording a house seems out of reach. Will I ever be able to buy a home of my own?

A:

I’ve asked myself this Brianna McGurran question too many times to count, maybe because I know homeownership wasn’t always so hard to achieve. My parents bought their three-bedroom house on Long Island in 1978 for $46,000, or $169,782 in today’s dollars. My dad was a truck driver, and my mom was an artist, both in their late 20s.

Now, nearly 40 years later, I’m also in my late 20s, but I drop off a rent check each month instead of making a mortgage payment. Firsttime homebuyers are four years older than they were in the late 1970s and rent longer before buying, according to research by real estate website Zillow. Median incomes for first-time buyers didn’t change much between 1978 and 2013, but the median home price for that group went up more than $40,000.

So here we are, fellow 20- and 30-somethings, eager to buy homes but unable to afford them.

It’s not your imagination. The most recent data for median existing home prices shows they reached a new high of $244,100 in July, according to the National Association of Realtors. Low interest rates have kept monthly mortgage payments affordable by historical standards, says Jonathan Spader, senior research associate at Harvard’s Joint Center for Housing Studies, but higher home prices make it tougher to cobble together a down payment.

That’s especially true when student loan payments and high rents drain bank accounts. A record 21.3 million renter households allocated more than 30 percent of their pretax incomes toward housing in 2014, reports the Joint Center for Housing Studies, a 44 percent increase from 2001.

While you don’t need to own a house to be happy, many of us still want a place we can call our own. It’ll take some creativity, but it is possible to buy a house someday. Here’s how.

SAVE LONGER

If you want to settle in an expensive area long term, you’ll have to save diligently and feel comfortable waiting longer to buy, which is what I’m doing. A down payment averages 24 percent of the home’s purchase price in highpriced locations, according to real estate data firm RealtyTrac. That makes the down payment one of the biggest hurdles to overcome if you’re

angling to live in a competitive market, where mortgage lenders look for more money down as an indication that you’re an attractive buyer.

Sock away a portion of your annual bonus from work, or increase the amount you save whenever you get a raise or quit subscription services you don’t use. Set up an automatic transfer into a savings account designated for your down payment so it grows without much effort.

LOOK INTO FIRST-TIME HOMEBUYER PROGRAMS

Those strategies might not be enough to reach your down payment goal. If you’re eager to buy a house soon, government-sanctioned companies Fannie Mae and Freddie Mac will let you make a down payment of just three percent of the home’s price. The Federal Housing Administration also offers mortgages that require down payments of 3.5 percent. Local housing counseling agencies can tell you what programs you qualify for and whether down payment assistance is available in your area, Spader says.

You’ll need to weigh the trade-offs of a smaller down payment. You’ll pay mortgage insurance if you put less than 20 percent down, for instance, which increases your monthly mortgage payment. A mortgage calculator can help you figure out what monthly payment you can afford.

How to start your freelancing career

Freelancing is becoming more and more common these days with the rise of technology.

People are more mobile and have the whole world at their fingertips, so to speak. Whether someone is a graphic designer, copywriter, IT specialist, virtual assistant or in another profession, starting a successful freelancing career is entirely possible if an individual is willing to work hard and be resourceful. According to Freelancers Union, nearly one in three Americans work independently. The majority of these individuals do so by choice rather than necessity, because the conventional nine-to-five schedule was no longer working for them.

People are drawn to freelancing largely because of the freedom and flexibility it provides. The ability to choose one’s own schedule, work space and projects opens up a world of possibility.

Challenges are bound to arise as well, however, due to inconsistent workloads and cash flow.

While people love being their own boss, they might not be as enthusiastic about being one’s own marketing, billing, human resources and accounting departments.

It requires a high-level of multitasking, diligence and organization to freelance, so browse the below tips if you are thinking about making the switch:

1. GET YOUR NAME OUT THERE Starting a freelancing career is not easy. It takes a lot of time and effort to reach out to different employers and build your name. It’s helpful to create a LinkedIn profile, build a website, compile a portfolio, get business cards, attend networking events within your industry and reach out to existing networks. Make your specializations clear and build a reputation. It may be a slow start, which can be frustrating for a seasoned professional, but with dedication it can pick up.

you notice some time has passed. Always be a pleasant and honest person to work with. This can help you stand out, eliminate confusion and build rapport.

3. SAY NO There are times when the work is slow and you will want to say yes to every project that comes your way. There are also times when you might have a full plate. At these times, it is perfectly acceptable to say no to a project.

Quality work is of utmost importance. It is likely that one project too many can reduce the quality of all of your work. This will cause stress for you and frustration for employers.

Keep an updated calendar and weekly planof-action so you can visualize your workload.

Know your limits and keep integrity, it will be understood and appreciated.
