Dear Ken: Most mornings we have lukewarm water from our water heater. Once we get up and start using it, things get back to normal. Any idea what’s going on? – Jay
Your water heater cools down overnight — basically from disuse. That is, without any throughput of incoming cold water the burner doesn’t come on, so you have hot water at the bottom while at the top of the tank — farthest away from the burner, it becomes the lukewarm water you get first thing. One answer is to wrap a “blanket” around
the tank. It will prevent radiation of the hot water through the metal skin of the tank. You can buy one at a discount store or home center for less than $20. When you install it be very careful not to cover any incoming air vents, the burner access and controls and the pressure relief valve. You can also turn up the temperature setting. If there are no little kids or disabled folks at your house who could get scalded, then set it to 130 or even 140 degrees so the water will be hotter when you head off to bed. If neither of these solutions is totally satisfactory, then you’ll need to use enough hot water in the morning — like a load of clothes or dishes — so that the burner kicks in and the normal hot water cycle begins again.
Dear Ken: Is there a way to channel the water from our outside faucet away from the house without using one of those ugly concrete channels? – Robert I agree. Those so-called splash blocks are indeed not very pretty. It’s easy to design an invisible conduit to capture that water dribbling from the hose spout and run it out into the yard. Dig out a shallow trench running four or five feet away and line it with 6-mil
black plastic sheeting; use a big enough sheet that can double it over. You can secure it to the dirt with some of those big landscape staples. Once you cover it with rock or bark, you’ll have created an underground path that will carry water down and away from the foundation. Ken Moon is a home inspector in the Pikes Peak region.
