cattle consultant. I’ve been on a lot of farms and ranches and understand the sector very well. In 1997, I bought my first real estate company. Three years later, I bought out my biggest competitor. Today, Clift Land Brokers is the largest farm and ranch real estate firm in the Texas Panhandle.

Our firm includes licensed real estate brokers in Colorado, Kansas, Nebraska, New Mexico, Oklahoma and Texas. In 2005, I earned the Advanced Accredited Land Consultant (ALC) designation, being only one of 500 Realtors in the U.S. who holds this accreditation. In 2014, I was the president of the Realtors Land Institute.

My wife and I are partners in a 3,000-acre corn farm in Dallam County, Texas, and a development property in Lubbock, Texas. We also graze calves and feed cattle at commercial feedlots in the region.

What type of farmland types are your company’s specialty?

We are in the High Plains, so we mostly work with row crop acres. Around 60 percent of the land we deal with is irrigated, the rest is dryland. We sell a lot of grassland for cattle grazing, and in the past 10

In the past, farmland auctions in Texas saw a really high level of resistance. But the new generation is more receptive to auctions than the older generation. Things like eBay makes auctions more familiar. As society becomes busier, we have started offering online auctions. We do both live and online sales. Our live auctions tend to feature multi-parcel sales because they are larger tracts. Online auctions are a good fit for smaller tracts. Another change is that today we have buyers come to us looking for certain types of properties in certain areas.

We also sell some recreational properties for deer and quail hunting.

What drives farmland values in your areas?

Access to water is the biggest factor. Irrigated land in our region is regulated, so the properties with higher-volume wells will command a high price. But that kind of property

is in tight hands. Farms located in areas where water is depleted are the toughest to sell. That market is off 25 percent in the past few years.

Commodity prices for row crops, cotton and cattle also significantly influence our business. In the Panhandle, we have a really strong basis for corn. We are a corn-deficit area due to our large livestock numbers of cattle, dairy and pigs.

We’re even seeing some interest from out-of-state buyers because of the profitability opportunities in corn or cotton.

What ensures a high price at a farmland auction?

Location makes a big difference, as does the size of the property.

We know the market well because all our agents are involved in agriculture.

So, we are realistic with sellers about the market. We counsel them about what could add value or deter the value.

The farm’s condition is important. Has it been farmed properly?

How have farmland auctions changed during your career?

Q.

What will affect future farmland prices? What are your expectations for values over the next five to 10 years?

A.

Interest rates and commodity prices drive farmland prices.

Values are always driven by land profitability. Until something changes commodity prices and input costs, margins will be thin. In our area, ranchland values have not softened, and I don’t expect them to. I am nervous about where interest rates are taking us.

Regardless of these factors, a highquality farm will bring good auction activity and a good price. 

Whether you’re ready to shop for a new home or not, there’s a good chance you’ve spent time browsing real estate websites to check out what’s available.

During the past couple of decades, house hunting has become ever more digital and around 9 out of 10 homebuyers are beginning their search online, according to a report by Realtor.org.

While local Multiple Listing Services, (MLS), are acclaimed as the most accurate real estate resource available, a flood of online real estate listings services have profoundly impacted homebuyer searches. Even though these sites look legitimate, non-Realtor sites are still unregulated. Some sites allow anyone to post listings for sale, and agents can purchase advertisements positioned next to home listings that are

not theirs, misleading the buyer into thinking they are contacting the listing agent.

“Zillow and Trulia are set up to deliberately redirect buyers to a Realtor who is paying for leads,” Mike MacGuire, broker/owner with The Platinum Group, Realtors said. “Consequently, the agent contacted has no first-hand knowledge of the home.”

Zillow, Trulia, and websites like them are known as real estate syndicators who populate their information from the MLS. However, they don’t exclusively acquire data from the MLS and also get information from third party sites like Craigslist. Furthermore, while new information shows up in the local MLS in a matter of minutes, it can take as long as nine days to appear on nationally

syndicated sites.

“These websites don’t have the same extensive and strict standards that the MLS does and don’t care about the accuracy of the information,” MacGuire said, “so their information can be very misleading with no accountability.”

In a recent study by Redfin, it was revealed that approximately 36 percent of the “active” listings on Zillow and Trulia were no longer listed for sale on the local MLS. Homeowners consistently report seeing their home listed in the wrong neighborhood, with the wrong list price, or the wrong square footage.

In an effort to ensure that Pikes Peak area homebuyers have access to upto-date, accurate information, the Pikes Peak Association of Realtors, (PPAR), provides MLS access to the public — for

free at PPAR.com.

“We launched the restructured site in April,” Jacob Curbow with Century 21 Curbow Realty and member of the Leadership Team at PPAR said. “Now the public can access the same information that licensed Realtors see.”

Listing agents enter the information on homes for sale directly into the PPMLS data base and the website is updated in real-time. “If the Realtor changes the status or the list price for instance,” Curbow said, “the public site reflects those changes automatically, without delay.”

The public search site is easy to navigate and allows users to filter information to narrow their home search in a way that works best for them. “Consumers can search with the mapping tool, by zip code, price range,

schools, acreage and other features using the advanced search tool,” Curbow said. “It has quite a bit of functionality and is very user-friendly.”

“Even when buyers are looking at homes on national listing sites I tell them not to take the “click bait,” MacGuire said. “It’s ok to browse the listings and look at the photos, but then call me to verify information on the homes you’re interested in.”

If you’re in a committed relationship but nuptials are on the back burner, just know your dream of buying a home doesn’t have to be.

Sixteen percent of first-time homebuyers in 2017 were unmarried couples, an annual National Association of Realtors report found, the highest share the organization has recorded since 1981, said Jessica Lautz, managing director of survey research and communication for NAR. But many couples don’t realize how risky buying a home with an unmarried partner can be. Here’s how to deal with these risks using some planning, a good lawyer and a slightly awkward conversation or two.

BUYING A HOME AS AN UNMARRIED COUPLE 1. SIGN A PRENUP FOR THE HOUSE No couple wants to talk about

breaking up, but if you’re going to be co-homeowners, it’s a must, said Renee Bergmann, a real estate attorney and owner of Bergmann Law LLC in Westmont, New Jersey. She recommended unmarried couples create a co-ownership contract with the help of a legal professional before closing day.

The agreement should answer basic questions like: What happens to the property if you split? What if one of you becomes disabled or dies? Who pays utility bills or for major repairs?

Don’t just “wait and see what happens,” Bergmann said, because without a written agreement “things could get messy very quickly.”

2. CHOOSE THE RIGHT TYPE OF TITLE Turns out there’s more than one way to own a house, and taking title the right way is especially important for unmarried couples. Options vary from state to state but generally include:

• Sole ownership: Only one name is recorded on the deed and that person has all the rights and responsibilities of ownership.

Pro: Sole ownership may yield tax savings if your incomes are drastically different. And, if your partner has bad credit, applying for a home loan in your name only may help with approval.

However, remember ownership rights are determined by names on the deed, not the mortgage, Anna Fabian, vice president of product at lender SoFi, said via email.

Con: If the relationship ends and you’re not on the title, you’ll risk walking away with nothing even if you contributed money to the purchase or mortgage payments.

• Joint tenancy: Each person owns 50 percent of the property. If a tenant dies, that person’s share automatically transfers to the other joint tenant.
