Trends — they’re just like catchy pop songs or summer romances. We notice them, fall head over heels in love with them and can’t get enough of them, until the day where we’ve had enough and we move on to the next. We saw our fair share of great decor trends in 2015, some of them a little too much. Don’t get us wrong: We still love most of these, but in the name of keeping it fresh we’ve rounded up some great alternatives to 2015’s most popular trends. 1. MOLDED PLASTIC CHAIRS They’re classic and iconic and will never go out of style. We’ve also seen them one billion times in seemingly every kitchen, dining room and home office on the Internet. INSTEAD TRY: a Muuto Fiber chair

The romance versus reality of downsizing BY TIM KING COPPERLEAF HOMES
Increasingly the baby boomer generation is experiencing what could only be described as “large house syndrome.” The kids are off to college or have already graduated and begun families of their own and the house that for so long was the center of bustling activity is now largely quiet — TIM KING and empty. Abundant square footage that once offered calm in the midst of the storm now offers little more than a weekly challenge just to keep clean. With congregating to a minimum, it’s becoming progressively more apparent that our voluminous sanctuary has now become exhibit number one for why life-changes might be in the making. If these sentiments are reflective of the way you’re feeling, chances are good that you, or your spouse, has already ruminated out loud that, “honey, perhaps it’s time we downsize.” When you find yourself pondering whether or not someone has designed a riding vacuum cleaner, you know it’s probably time to move into a smaller home. But where do you turn? I must confess that there’s a certain romantic notion to the idea of downsizing. The older we get the more important economies of scale — both in our pocketbook and living space — become. Smaller utility bills are always welcome, no matter our level of affluence. And the thought of having a more compact space in which to live and share with others seems to be replete with the intimate ideals of home and family. And so it is that our Goldilocks journey for “just the right size” home begins. So what are the options? I’m guessing that I’m not the only one captivated by the small home market. Regularly I find myself being drawn to those TV shows offering creative ways to live in a home somewhere between 125 and 300 square feet. Amazing indeed. But while enchanting, there’s really nothing about that idea that works for me. I mean, I want to downsize but I also want to stay married — nothing personal, dear. I’ve lived in townhomes before. And while nice, they didn’t give me the surrounding space I needed. I like neighbors; I just don’t want to be attached to them. Still, for some, this is a nice solution. As well, there are many excellent smaller communities offering numerous amenities, but often these are starter communities, or slightly above, and while great for growing families, they don’t always offer the pace and lifestyle sought by those of us more inclined toward less hustle and bustle. I know as a custom builder there isn’t a week that passes when someone doesn’t walk in the model and express a desire to downsize without compromising interior living space. Often the thought is expressed that “we want to downsize, but we don’t want to have to forfeit high quality interior finishes and features.” And there’s the rub … while many like the idea of downsizing, the reality of it often is different from the alluring romance of it. There just aren’t many options. For these folks, finding the home that’s the right size and quality may require them building a custom home. Ultimately whether you choose a small house, townhouse, down-sized community or to build custom, best wishes in finding the home that’s perfect for you. 6. BENI OURAIN RUGS We’re still on the fence with Beni Ourain rugs. One day we love them, another we’ve seen enough. If you fall in the latter camp, consider our latest obsession: the vintage Oushak rug, perfectly faded and elegant. INSTEAD TRY: vintage Oushak rugs 7. BRIGHT NEON TONES Some colors are best used in very small quantities or left to the kid’s room altogether. After seeing a vast collection of super bright rooms, we’re ready for the muted Serenity and Rose Quartz rooms to come this year. INSTEAD TRY: muted pastels
2. MOROCCAN POUFS We love the layering effect of the Moroccan pouf, but we’ve seen them one too many times. Instead, try looking for alternative floor cushion options. INSTEAD TRY: kilim floor pillows
8. EAMES LOUNGE CHAIR Here’s another classic that will definitely stick around for many years to come. We love it, it’s just that there are so many great midcentury lounge chairs that could sometimes take the place of the iconic Eames lounge chair. INSTEAD TRY: the Flag Halyard chair
3. MACRAMÉ HANGINGS While we still enjoy a well-placed macramé wall hanging, we know this trend caught up so quickly it will inevitably fall. That being said, people have been hanging textiles on their walls for centuries, from the more traditional tapestries to bolder Moroccan rugs. INSTEAD TRY: Boucharouette wall art
9. FIDDLE LEAF FIGS The fiddle leaf fig is like the chevron of plants. It stuck around for ages, despite the fact that there are countless other options. Sure, it’s a beautiful sculptural plant, but we’re ready for something new. INSTEAD TRY: bird of paradise
4. CONCRETE FLOORS Concrete floors can feel a little cold in a home, but we’re eyeing an alternative that will make a huge comeback in 2016: the terrazzo floor. Anyone else feeling a pinch of nostalgia for these floors that graced our school bathrooms in the ’90s? INSTEAD TRY: terrazzo floors
10. ALL-WHITE KITCHENS There will always be a place in our hearts for timeless allwhite kitchens, but we’ve spotted so many great kitchens in gorgeous muted green and blue tones that we just want to see more of that for a little while. INSTEAD TRY: dusty blue or green cabinets
5. BATIK PILLOWS We really, really love batik pillows, but when big brand stores start making copies of a trend, we know it’s time to move on. We scoured the Amber Interiors Shoppe to find the latest alternative and were positively charmed by injiri pillows. INSTEAD TRY: injiri pillows
11. CLASSIC SUBWAY TILE The subway tile will never go out of style. That being said, for people looking for something a little more bold and beautiful, we highly recommend giving geometric encaustic tiles a try. INSTEAD TRY: cubic tile

Economists see more growth for US economy, housing

LAS VEGAS — A robust U.S. economy and job market, plus low mortgage rates, should help keep the recovery in the new-home market going at a modest pace this year, but a return to pre-housing boom sales and construction levels isn’t imminent. That’s the forecast that David Crowe, chief economist for the National Association of Home Builders, delivered Tuesday during a panel of economists at the trade association’s latest industry convention in Las Vegas. And despite the U.S. economy’s mixed track record of growth in 2015, Crowe projects that the economy will expand 2.7 percent this year, the strongest gain since before the Great Recession in 2008, as consumer spending continues to grow. “There are a number of positive indicators out there that make me believe ... this will be a good year for the economy and for housing,” Crowe said. “Not only is housing finally driving some of that, housing is finally moving at a much faster pace than the economy.” U.S. homebuilders are entering 2016 feeling better about their sales prospects than they have in years, thanks to rising home prices and gradually improving sales. New-home sales climbed nearly 15 percent through the first 11 months of last year, while construction of singlefamily homes hit an eight-year high in November. The trends have helped lift construction hiring: Construction companies added 215,000 jobs last year, a 3.4 percent gain. Even so, sales and construction have yet to rebound fully from the housing bust nearly a decade ago. Whether that progress continues this year will depend largely on the U.S. economy continuing to improve.

That’s come increasingly into doubt lately. Faltering growth in countries like China, the world’s second-largest economy, and financial market turmoil have heightened concerns that the U.S. economy could be in for a stumble. There aren’t any major signs pointing to that, however, argued another panelist, David Berson, chief
economist at Nationwide Mutual Insurance’s Nationwide Economics. “All of the economic data we look at in the last 50 to 100 years is not flashing warning signs right now,” Berson said. “The stock market is not a very good leading indicator of the economy. I’m not terribly concerned that the economy is going to fall into recession.”
He also predicted broad sustained growth for housing this year. The exception: Some of the markets where prices have been rising much faster than income, such as Dallas, or cities that have been reliant on the oil industry for jobs and are now being squeezed by the steel drop in oil prices. The residential construction sector
is still recovering from the housing bust and the Great Recession, which officially ended more than six years ago. New-home sales remain below their 52-year historic average of 655,200 as of November. Yet prices are rising. The median new-home sales price was up 0.8 in November from a year earlier to $305,000. Hiring was relatively strong last year, with employers adding about 245,000 jobs a month. “Unlike past recoveries, employment and the strength of employment is what gives people confidence, gives them income and allows them to feel comfortable in taking on a mortgage,” Crowe noted. His forecast calls for single-family home construction to reach 840,000 this year, up from a projected 711,000 last year. That’s still down from the 1.3 million pace the industry averaged between 2000 and 2003, before the housing boom. On the sales front, he expects new home sales will be about 607,000 this year, up from an estimated 496,000 last year. Homebuilders, which typically hire subcontractors to do construction, carpentry, plumbing and other work involved in building a home, have been struggling with delays and higher costs because of a shortage in labor. A NAHB survey this month found that three-fourths of builders who responded listed the labor shortage as their top concern heading into this year. Many are also struggling to find land that’s for sale and ready to build. “And there’s still difficulty in buyers getting mortages, so those will keep (2016) from being even more robust,” Crowe said.

When the Federal Reserve raised interest rates in December, people who had been flirting with buying a home worried they might have waited too long. But worries about rising mortgage rates have been unwarranted. Since the Fed’s rate increase, rates on 30-year mortgages have dropped below 4 percent, and many mortgage experts expect them to stay below 4.25 percent this year. “If the stock market drops another 300 to 400 points some day, mortgage rates might go down another eighth of a percent,” said Ken Perlmutter, president of Perl Mortgage of Chicago. He thinks the dip will be short-lived, and rates are about as low as they will go. He’s not expecting a return to the 3.5 percent that happened while the U.S. economy was recovering from the 2008 recession, but he’s also not anticipating much increase. Lately, concerns about the global economy and the plunge in the stock market have driven rates on 30-year mortgages below 3.8 percent nationally, said Zillow economist Svenja Gudell. That’s about a quarter of a percent under where they were when the Federal Reserve raised interest rates and analysts were warning homebuyers that rising mortgage rates were likely. The recent drop in rates “surprised a lot of people,” said James Bianco, president of Bianco Research. “People expected rates to be up, not down” after the Federal Reserve raised the federal funds rate. Instead, economic data on a slowing global economy has crimped expectations on the U.S. economy and interest rates. “Nobody thinks inflation is a risk,” and rising inflation would prompt interest rates, like mortgages, to rise, Bianco said. Instead, the growing view is that instead of responding to a surge in the economy, the Federal Reserve was simply tweaking rates upward because they’d been ultra-low since the 2008 recession, Bianco said. “I think the Fed wants to get out of the market manipulation game,” he said. The Fed doesn’t control mortgage rates directly, although its view of growth and inflation is an influence. Mortgage rates respond to the outlook
for the economy, and particularly the outlook reflected in yields on 10-year Treasury bonds. When investors get nervous about the economy or the stock market, they pull money out of stocks and put it into bonds. With bonds popular, yields on the bonds dip. That’s what happened after the Fed acted in mid-December. The Dow Jones industrial average lost more than 1,000 points — one of the sharpest moves in history for the early part of the year. Mortgage rates took their cue from the bond yields and fell too. Perlmutter told a client who needs to close on a large mortgage in February that waiting a little while before locking in a rate might save him an eighth of a percent if investors get panicky about the stock market again. “But it’s a risk,” he said. “It could go the other way.” Fannie Mae economist Mark Palim is estimating a gradual increase in 30-year mortgage rates to 4.2 percent by the end of 2016 — a modest increase that goes along with modest growth in the economy. Fannie Mae economists recently lowered their expectation of GDP growth to just 2.2 percent after previously estimating 2.4 percent. “The concern is the impact of international markets,” he said. “That’s been the pattern of the last few years.” When investors worried about a European debt crisis, a Greek debt crisis or China’s stock market and economy, U.S. stocks dropped as people yanked their money out of the stock market and tucked it into U.S. Treasury bonds for safekeeping, he said. As the money flowed into bonds, the yields on them dropped, and mortgage rates did too. Still, Palim and many analysts say the trend in rates is likely to be up, but up gradually while the global economy remains lackluster. While that takes the pressure off potential homebuyers to make a quick move, PNC Bank economist Stuart Hoffman said people with adjustable-rate mortgages might find it worthwhile to convert to fixed-rate mortgages if their existing mortgages will start getting adjustments this year. A May adjustment could be up a half or threequarters of a percent, he said.
