Surrounding the development is The Farm, a community with 130 acres of dedicated open space and nearly five miles of trails that course through open spaces, pines and scrub oaks; with peaceful ponds and inspiring mountain vistas to enjoy along the way. Also nearby is the country-club style Flying Horse village, which is the most lavish community in the region with a resort-style athletic club and spa and an 18-hole golf course. Buyers at Promontory at Northgate may choose from a townhome or patio home. All properties have full maintenance for the front yard, rear yard and common areas included in the HOA. Seven common misconceptions debunked TRIBUNE NEWS SERVICES

Federal Housing Administrationbacked (FHA) home equity conversion mortgages, or HECMs, are accessible to homeowners 62 and older. These reverse mortgage loans allow older Americans to tap into a portion of their equity to help supplement retirement income. With a reverse mortgage loan, homeowners aren’t required to make monthly mortgage payments but do need to continue paying for property taxes, homeowner’s insurance, home maintenance costs and otherwise comply with the terms of the loan. Just like a conventional home mortgage loan, if the homeowner defaults on the loan, or doesn’t comply with the terms, the borrower may face foreclosure. Here are seven of the most common reverse mortgage misconceptions.

1. ‘REVERSE MORTGAGE LOANS ARE A SCAM’ Actually, today’s reverse mortgage loans are quite viable instruments and the FHA-insured HECM loans are safer than ever. These loans are unique because payment of the balance is deferred until the last eligible borrower or non-borrowing spouse leaves the home, and often the sale of the house is used to pay the loan balance. A reverse mortgage loan is highly regulated, just like most financial products. To qualify: • All borrowers must be 62 years or older. • The home must be the borrower’s primary residence. • The borrower must have enough equity in the home to qualify. • The borrower must undergo a financial assessment to ensure capability and willingness to continue paying for property taxes, homeowners insurance and home maintenance.

2. ‘A REVERSE MORTGAGE LOAN IS A LOAN OF LAST RESORT’ Reverse mortgage loans used to be thought of as a last-ditch effort to get cash while retired. While many financial

products are created for a single purpose, reverse mortgage loans are not “one size fits all.” Homeowners have the flexibility to use a reverse mortgage loan in several different ways, such as: • Lump sum • Monthly installments • Line of credit

3. ‘MY SPOUSE OR I CAN BE THROWN OUT OF THE HOUSE WHEN ONE OF US DIES’ With a HECM reverse mortgage loan, borrowers still retain ownership of the home as long as they continue to pay for home maintenance, property taxes and homeowners insurance, and meet the terms of the loan. As with any loan, including traditional mortgages, if the borrower does not comply with loan terms, such as paying for property taxes, then the property can be subject to foreclosure. HECM reverse mortgage loans have safeguards that can help ensure that the borrower will be able to fulfill the loan terms for the life of the loan, including: • Eligible non-borrowing spouses are allowed to remain in the home after the borrower of a HECM reverse mortgage loan passes away. • The loan is non-recourse, meaning

the lender cannot collect more than the value of the home and the home is the only asset that can be used as collateral. • Prospective borrowers are required to undergo independent third-party reverse mortgage counseling to ensure they understand the fine print, what they can expect throughout the loan process, what their responsibilities are and what other options might be available. • The FHA establishes caps on the amount of money that can be drawn during the first year of the loan to help ensure that proceeds last as long as a borrower needs them. 4: ‘REVERSE MORTGAGE LOANS COME WITH EXPENSIVE FEES AND INTEREST’ As with any conventional home mortgage loan, there are fees that vary depending on the value of the home, loan terms, market conditions and interest rates. Interest rates and fees are calculated based on a number of factors, such as: • The borrower’s age • The home’s value • The property’s ZIP code • Any existing mortgage balance or liens

• Number of expected years in the house • Life expectancy A reverse mortgage professional can help determine what the exact interest rates and associated fees are and will disclose your interest rate and fees before the loan is finalized.

5. ‘YOUR HOME HAS TO BE FREE AND CLEAR TO QUALIFY’ According to FHA, to be eligible for a HECM reverse mortgage loan, you either need to own your home outright or hold enough equity to pay off the balance with a reverse mortgage. The balance you are allowed to have may vary depending on the home’s value, borrower’s age, and the loan’s interest rate, among other factors. One of the most important advantages of a reverse mortgage loan is the ability to pay off the existing mortgage and eliminate monthly mortgage payments. Paying off existing mortgages is also required as part of the reverse mortgage loan process.

6. ‘THE HEIRS WILL BE RESPONSIBLE FOR PAYING BACK THE LOAN’ When the last surviving borrower or non-borrowing spouse dies, an

heir or the executor of the estate has the option to sell the property and use the proceeds to repay the loan. In this case, the remaining proceeds from the sale can be split among the heirs. The heirs also have the option to repay or refinance the loan and keep the home in the family. An important feature of the loan is that because a reverse mortgage is a non-recourse loan, the home is the only collateral that the lender may access to pay off the loan balance. If the sale of the home does not cover the entire loan balance, then the FHA pays the difference.

7. ‘THE BANK OWNS YOUR HOME’ With a reverse mortgage, the borrower retains ownership and the loan is secured by a lien on the home. The borrower does not relinquish ownership using a reverse mortgage loan, but rather, borrows against the value of the home’s equity. As long as you maintain the home, pay property taxes and insurance and otherwise obey the loan’s terms, you continue to own your property. ■

How to tame indoor home odors

A clean home interior can make a strong first impression on prospective buyers, but only if that home is accompanied by pleasant scents. Odors can make a strong impact on buyers’ perceptions of a home, including its level of cleanliness and upkeep. Although dirt and other grime can contribute to the odor of a home, additional culprits can contribute to foul smells as well. Everything from pets to the foods cooked in the kitchen to the hidden presence of mold can impact air quality and odor inside a home. Fortunately, there are ways to remedy stinky problems and come away with sweet-smelling solutions. It’s important for homeowners to realize that foul air inside a home can be the result of poor indoor air quality — which can be a health hazard. The United States Environmental Protection Agency ranks indoor air quality as a top five environmental risk to public health. EPA studies found indoor air pollutants were generally two to five times greater than outdoor pollution levels. In some cases, indoor air pollution was 100 times greater. The United States Consumer Product Safety Commission says the following can contribute to poor indoor air quality and also to some interior odors: combustion sources; tobacco products;

building materials and furnishings; wet or damp carpet; cabinetry or furniture made of certain pressed wood products; products for household cleaning and maintenance; and even outdoor sources such as radon, pesticides and outdoor air pollution. So how does one remedy poor indoor air quality and odors inside a home? These tips can improve conditions: ENSURE ADEQUATE VENTILATION. Open windows and doors when weather permits to eliminate the concentration of pollutants and help air out odors. Use exhaust fans in kitchens and baths to pull indoor air to the outside. INVEST IN AN AIR FILTER. A high-efficiency particulate air filter will force air through a fine mesh and trap harmful particles, such as pet dander, smoke, pollen and dust mites, which can build up in a home. Remember to change the filter regularly. INCREASE THE NUMBER OF PLANTS. Plants can brighten interior spaces, and they’re also remarkable at cleaning indoor air. The Clean Air Study conducted by NASA set out to find out the best way to clean the air in space stations. The association found that the Boston fern, spider plant, Chinese evergreen, weeping fig, variegated snake plant and

English ivy, among many other plants, were ideal for filtering air and removing harmful contaminants. Ditch disposal odors. Food can become trapped and decompose in garbage disposals. Cut citrus fruit into chunks and drop them into a running disposal to remove many odors. AIR OUT THE WASHER. New washing machines have tight seals and gaskets that do not allow air to penetrate — or water to leak out. Mildew can grow as a result. Leave the washer door open after a round of laundry to let things dry and air out. TAME PET ODORS. Pets contribute heavily to odor in a home. Wet dog smells are prevalent on rainy days, while cat litter boxes can pack a pungent punch. Cleanliness can cut down on smells. Use activated charcoal in litter products to tame smells and empty the litter box frequently. Make sure dogs are dried off thoroughly when coming in from the rain, and use a deodorizing spray on pet fur. Regular grooming can help as well. Odors in a home can be embarrassing and set a poor tone when inviting company over or showcasing a home for prospective buyers. Keep odors at bay by identifying the sources of smells and taking action.

Home value perception reverses course, gap between appraisals and owner estimates widens NEWSWIRE

The gap between homeowner estimates and appraiser opinions widened for the first time in six months. Quicken Loans’ National Home Price Perception Index (HPPI) showed the average appraisal value fell 1.33 percent below owner expectations in December. This widening of opinions between homeowner and appraiser is a reversal of the narrowing trend that dominated the second half of 2016 as homeowner and appraiser opinions had been moving steadily closer. While perceptions lost some ground, appraisal values also slipped last month. The average home value was 1.19 percent lower in December than in November, According to Quicken Loans’ Home Value Index (HVI). However, appraised values continue to rise on an annual basis, increasing 3.85 percent year-over-year. HOME PRICE PERCEPTION INDEX (HPPI) Americans’ expectation of their home’s value was an average of 1.33 percent lower than appraisers who valued their home, according to the National

HPPI. The gap between actual appraised value and opinions had been narrowing since June, but December’s perception difference of 1.33 percent erases all improvement made in the last few months. Despite the drop in the composite value, significant variations in value continue in various regions of the country – highlighting the regional nature of the real estate market. For instance, estimates from Philadelphia homeowners were 2.94 percent higher than appraised values. On the other end of the spectrum, appraisals are outpacing expectations of Denver homeowners by 3.04 percent. “It’s our hope that homeowners use the HPPI’s unique data as an insight into their local housing market,” says Quicken Loans Chief Economist Bob Walters. “When consumers have a better grasp of their local market conditions, it can help influence their expectations and ultimately lead to a smoother mortgage or home sales process.”

HOME VALUE INDEX (HVI) As snow began to fall in much of the country, so did home values. The average appraisal value dropped 1.19 percent from November to December, according to the National HVI. Despite the dip from the previous month, home values continued to climb higher year-over-year by 3.85 percent, nationally. However this growth is a slower pace than the 5.28 percent annual increase in November. Appraised values showed strongest annual growth in the West, while the Midwest had the slowest gains. “Home value growth has been mostly driven by enthusiastic buyers vying for a smaller than usual inventory of properties,” says Walters. “Appraised values have dipped along with the seasonal decline in sales around the winter months. It’s yet to be seen if value growth will build as sales rise in the spring, or as construction increases.” ABOUT THE HPPI & HVI The Quicken Loans HPPI represents the difference between appraisers’ and homeowners’ opinions of home values. The index compares

the estimate that the homeowner supplies on a refinance mortgage application to the appraisal that is performed later in the mortgage process. This is an unprecedented report that gives a never-beforeseen analysis of how homeowners are viewing the housing market. The HPPI national composite is determined by analyzing appraisal and homeowner estimates throughout the entire country, including data points from both inside and outside the metro areas specifically called out in the above report. The Quicken Loans HVI is the only view of home value trends based solely on appraisal data from home purchases and mortgage refinances. This produces a wide data set and is focused on appraisals, one of the most important pieces of information to the mortgage process. The HPPI and HVI are released on the second Tuesday of every month. Both of the reports are created with Quicken Loans’ propriety mortgage data from the 50-state lenders’ mortgage activity across all 3,000+ counties. The indexes are examined nationally, in four geographic regions and the HPPI is reported for 27 major metropolitan areas.
