US home prices climb in October, helped by solid job market BY JOSH BOAK  THE ASSOCIATED PRESS

WASHINGTON — Steady job growth, low mortgage rates and tight inventories helped fuel rising U.S. home prices in October. The Standard & Poor’s/Case-Shiller 20-city home price index rose 5.5 percent in the 12 months ending in October, up from a 5.4 percent pace in September, according to a report released Tuesday. Home values have climbed at a roughly 5 percent pace during much of 2015, as strong hiring has bolstered a real estate market still recovering from a housing bust that triggered a recession eight years ago. Home sales have increased this year as the 5 percent unemployment rate has strengthened confidence in the

economy. “The U.S. housing market as a whole made great progress in 2015, as the big and occasionally volatile bounce off the bottom we experienced from 2012 through 2014 gave way to a more stable and sustainable environment,” said Svenja Gudell, chief economist at the real estate firm Zillow. Rising demand, however, hasn’t been met with an increase in sales listings, causing prices to rise much faster than inflation or wages this year. This could limit the number of first-time buyers coming into the market next year. Still, many buyers are also benefiting from 30-year, fixed-rate mortgages averaging less than 4 percent, making it cheaper to

borrow for a home. Mortgage rates have historically been closer to 6 percent. Borrowing costs are expected to rise shortly after the Federal Reserve this month raised a key short-term interest rate for the first time in nearly a decade. Yet the federal funds rate — what banks charge each other to lend overnight — remains low at 0.25 percent to 0.5 percent, such that mortgage rates are unlikely to return to their historic averages. When the Fed previously hiked this rate from 1 percent to 5.25 percent through the middle of 2007, mortgage rates increased a mere 0.75 points. “These data suggest that potential homebuyers need not fear runaway

mortgage interest rates,” said David Blitzer, chairman of the index committee at S&P Dow Jones. But the gains have been uneven. San Francisco, Denver and Portland, Oregon led with reported increases of 10.9 percent over the past year. Prices in Chicago and Washington, District of Columbia rose less than 2 percent. The 20-city index remains 11.5 percent below its peak in July 2006, with metro areas such as Cleveland, Detroit, Miami, Minneapolis and Tampa still significantly below their pre-recession highs. Sales of existing homes did slow in November, although that appears to largely reflect new mortgage disclosure rules rather than a decline in demand.

The National Association of Realtors said last week that sales of existing homes tumbled 10.5 percent to a seasonally adjusted annual rate of 4.76 million. Still, home sales are on track to rise roughly 5 percent for the entire year. The limited supplies are pushing up prices as buyers are chasing a narrow inventory of properties. The number of listings on the market has dropped 1.9 percent from a year ago, according to the Realtors. The Case-Shiller index covers roughly half of U.S. homes. The index measures prices compared with those in January 2000 and creates a three-month moving average. The October figures are the latest available. 

14 small decor changes that can make a big impact BY JULIA MILLAY WALSH DOMAINE

Want to give a room in your home a fresh vibe but don’t have the time, money or other resources to spend on a full redesign? There are a number of little changes you can make throughout your home — as often as you like! — to give a space a new look that won’t cost an arm, a leg or an afternoon. Read on below for a few of our favorite easy decorating tricks. 1. CREATE SCALE Many of the most unforgettable rooms I’ve seen have one thing in common: scale. Sometimes it’s a cheeky oversize lamp, other times it’s a cozy sofa that appears to span the entire room, and often it’s a big, tall indoor tree that feels like another person in the room. The trick here is to work with what you’ve got: Consider placing a planter on a plant stand or raising an adjustable lamp up a few inches. The results just might be dramatic. 2. FRAME YOUR ARTWORK OR MEMENTOS Whether you have a drawer full of your children’s artwork you’re saving, newspaper clippings from a special day in history or a cool drawing or print you’ve been hanging onto, the time to frame the artwork and mementos you own is now. Just pop it into an inexpensive frame and hang it on an empty wall, and your home will instantly feel more “you.” 3. REARRANGE YOUR FURNITURE The cheapest decorating trick I know is to go shopping in your own home. But that doesn’t have to mean taking things out of the attic or dusting off items that have been on a shelf: Simply rearrange what you’re already using and you’ll notice a huge impact! One of my favorite uses of furniture is a desk as a nightstand… Do you have one that you could shuffle around? 4. ACCESSORIZE YOUR MANTEL Some of my friends with fireplace mantels in their homes have taken a “one and done” approach, styling the surface as soon as they move and rarely again. In my opinion, the shelf should be switched up seasonally, if not monthly, for a fresh look. Poke around your house to see what accessories might be worth displaying there, or even just shuffle your existing accessories around in a new way. 5. ADD GREENERY One of the simplest ways to give any room in the house a pick-me-up is to bring in greenery. It doesn’t have to be an expensive new orchid or an entire ficus tree: A couple of branches usually will do. Go ahead and breathe new life into your living space. 6. TOSS ON A SHEEPSKIN OR THROW Starting to feel sick of that investment chair you thought you’d love forever? Toss on a sheepskin

or a simple throw to give it a fresh face and a nice and cozy textural quality. The extra layer can work wonders in a flash. 7. SWAP DIFFERENT PHOTOS INTO YOUR FRAMES It doesn’t cost a dime to swap different photos into your picture frames (we all own a few, don’t we?), but this one small change can make your rooms look new to you every time you walk through them. Suddenly that console table you pass by daily without a thought will catch your eye. 8. ADD (OR PAINT!) A POP OF COLOR It’s amazing what a little contrast can do. If a room in your home is feeling stale, choose a color that contrasts with the color scheme you have going and find a way to bring it in. A small can of paint could do the trick. 9. RESTYLE YOUR BOOKSHELVES Have bookshelves or built-ins in your home? Spend 20 minutes restyling your books and accessories. Try stacking your books instead of standing them. Move your bookends around. Organize them in a new way — by category, color, or alphabetically. Soon, the whole space will feel like it had a mini makeover. 10. LOWER YOUR FURNITURE If you’re going for a modern look, lowering your furniture — by either removing or shortening the legs — can be transformative. Your furniture will need to have a streamlined shape, with a flat base, to begin with, but if so, removing the legs can make a bed or side table seem like an entirely new piece. 11.ZHOOSH YOUR COFFEE TABLE I’m always styling my coffee table. In my house, it happens at least once a month. There’s never a right way or a wrong way: The trick is just to do it differently than before. Pull out a coffee-table book you haven’t looked at in a while. Fill a bowl with nuts. Stack books. Display a sculptural accent. Any zhooshing you do will make the space feel livelier and fresher. 12. CREATE A VIGNETTE I love a good vignette. A small decorative design, a vignette is an arrangement of accents in your home. Find a table or surface in your home that is empty or staid — the dining table is often guilty — and style some accessories there. Arrange some candlesticks, flowers, or other favorite items, and follow the rule of threes (good things come in threes). Try setting a few accents out at varying heights. Have fun and play around.

13.FILL AN EMPTY CORNER Ever walk into a room and just feel like something is missing? Usually it’s not the most obvious things you would use, but you just need to flush out the space a bit. Look in the corners of the room and any nooks. Is there furniture there? Or art? Move an armchair or hang a frame, and the area may not feel so blank.

14. MOVE YOUR THROW PILLOWS AROUND One of the best things to shop for in your home is throw pillows. Practically every room in the house could use a throw pillow, and moving the pillows from one room into the next and vice-versa can change up your color schemes with little effort. It won’t work if the colors in each room don’t already complement each other, but often they will. Think about it! 

Switch industries and change your life BY BEATA STASZKOW BUSINESS2COMMUNITY At first glance, the list of job postings provided by CareerBuilder that compares the number of jobs posted vs. number of positions filled suggests we should all become nurses or software developers. But a closer look reveals that certain jobs are going begging to a much greater degree than are nursing and software posts. CareerBuilder looked at job postings for 20 job descriptions requiring college degrees and reported the number of positions that were filled. Based on raw numbers, registered nurses, software developers and sales managers reported the highest number of jobs that were not filled. The lowest “gap” positions were computer and information systems managers, mechanical engineers and HR managers. But these numbers can be misleading. One-third of nursing jobs were filled, but just 9 percent of marketing manager jobs were filled. The following lists suggest that perhaps marketing managers and information securities analysts are in much higher demand than are nurses, software developers and sales managers — although there could be other factors at play than the availability of talented job seekers. Often in our executive careers we feel that we are working in the wrong industry. If the thought of working in

They should appeal to recruiters, headhunters, and hiring managers in that industry, and showcase that you have the skills needed. Fortunately, you may find that what you do at the moment is very similar to what is required in a different industry. The first step is to identify your transferable skills including soft skills.

NETWORKING

a different field excites you more than your current industry, you may well be in this situation. Additionally, you may feel that opportunities in your current industry are becoming fewer, and it is time to move to a different industry where opportunities are more plentiful. Regardless, of the reason switching industries at executive level will require some groundwork on your part to make it possible.

ASSESS THE INDUSTRY

Before you actually start thinking about an industry transition, do a bit of investigative work. Internet searches, job boards, and LinkedIn groups, will provide you with the information you need to ascertain whether a career in this industry is

possible. You do not want to waste your time trying to forge a career in an industry where opportunities are few. You may also discover that the industry looks better from the outside, but the reality is somewhat different. While you’re about it, work out how the industry works: Who are the customers and where do the revenue streams come from? Who are the big hitters in the industry? This knowledge will help you shape your job search and give you meaningful background knowledge. Also, determine what qualifications you need to obtain to work in the industry. Be realistic about how long this will take, how you will study, and if the overall effort is worth it. One of the ways to determine if your skills and experience could be

relevant to your target industry is finding people who currently work in it. Having exploratory conversations with people who know it can help you to determine if making the leap is viable. Sometimes you might need to undertake industry-specific qualifications; would you be ready to do that? If after all this you want to switch industries, perform the following steps. Identifying Your Transferable Skills This is an important process when switching careers from one industry to another. In many respects, unless you have to acquire new qualifications to make the switch, these are your passport to your chosen industry. There is a particular technique to identifying and presenting them on your CV and LinkedIn profile.

One of the best ways to transition to a new industry is to network with people who work in it. This can be done at events and it can be done online via LinkedIn. Join relevant groups to your new industry, and work out who are the influencers in the groups. Using LinkedIn’s search tools identify who are the influential people in the industry, and are visible on LinkedIn. Try and expand your search to include headhunters and recruiters who find talent in the industry too.

START BLOGGING

Blogging about the industry can improve your visibility help you get ahead from the competition. It gives you an opportunity to showcase your talents and knowledge of the industry, and business gurus like James Caan have cited that they are impressed when candidates blog about an industry. 
