Homebuyers will look for cheaper homes if mortgage rates reach five percent, say Redfin agents NEWSWIRE

If mortgage rates rise from four to five percent, most real estate agents do not expect to see a dramatic effect in the real estate market, according to a survey of more than 800 agents conducted earlier this month by Redfin, the next-generation real estate brokerage.

Nearly 50 percent of respondents said that if mortgage rates increase from four to five percent within the next year, homebuyers will change their home search to look for cheaper homes. Nineteen percent said such a rate increase will have no effect on the market. Some agents thought the rate hike would more likely affect supply than demand, as 16 percent said prospective sellers locked into low mortgage rates would decide not to sell in order to hold onto their

cheap mortgage. Just 16 percent said home-buying activity would decline dramatically.

When asked a similar question at the beginning of the month, only 2.6 percent of homebuyers said they would cancel their search if mortgage rates rose above four percent.

“Many of my clients — both buyers and sellers — have expressed concern and hesitation about increasing mortgage rates,” says Redfin Los Angeles real estate agent Arto Poladian.

“The rate hike has led to a conversation that I haven’t had in a long time: the ability to buy down your mortgage rate.

It does mean having to pay more up front, but it is a powerful way to keep your monthly mortgage payment within the budget you set when rates were still below four percent. Now that rates are on an upward trend I expect more people will be exercising this option.”

Despite concerns over rising mortgage rates and declining inventory, Redfin agents report homebuyers remain optimistic. Asked to choose one word that best described the general attitude of today’s homebuyers, 34 percent of agents said “hopeful,” which outranked other choices such as “fatigued,” disappointed” and “rushed.” Fortyfour percent of agents said now is a good time to buy — the highest this sentiment has been all year and just one percentage point lower than in December of last year.

Although rates are rising, real estate fees are on the decline. When asked how real estate fees have changed, if at all

over the past year, 44 percent of Redfin agents said more agents representing the buyer or seller on the other side of their transactions offered either a discounted commission or a rebate of some kind.

The proliferation of savings on real estate fees is a trend Redfin predicts will continue throughout 2017 as more innovation occurs in the market.

Redfin agents also provided insight into what prospective sellers who decide not to sell after all are doing with their current home. Fifty-five percent of Redfin agents said these homeowners decide to remain in place indefinitely despite a desire to move. Forty-four percent said sellers they work with typically still move, but choose to rent their previous home — a contributing factor to declining inventory but a beneficial situation for current homeowners who are able to move-up and potentially earn income from rising rents.

“For some homeowners looking to move, it can be a wise decision to take advantage of the combination of rising rents and low mortgage rates by renting their current homes,” says Redfin chief economist Nela Richardson. “For this reason, we have a group of move-up buyers that are not making their starter homes available to the next generation of homebuyers, which is historically how more affordable inventory is added to the market. Unfortunately this hits millennials the hardest. This is a doublewhammy for the inventory crunch since not only are there fewer homes for sale but the ones that do get listed are mostly in a higher price range.” ■

Condo board taking too long to fix mailboxes

Q:

I live in a condominium, and our cluster mailboxes have been broken since August. I have to go to the local post office to get my mail, as do all of the other residents, and sometimes I wait in a 30-minute line.

Our association says it’s working on it, but it has been several months.

Is this legal to deny residents from getting personal mail where they live?

Why doesn’t the post office deliver door to door until this is resolved?

This is an issue that seems to be affecting more people lately. Doorto-door delivery is expensive, so the U.S. Postal Service changed the rules a few years ago to require that developers and builders put in cluster

mailboxes instead of individual boxes.

Of course, cluster mailboxes for condos have been the norm for quite some time.

If your mailbox is not up to standards, or if it is broken, as in your case, your postal carrier will not deliver to your box and will hold your mail to be picked up at your local post office. Legally, your mailbox is owned by the post office, making tampering

with it a federal crime, but you are responsible for its maintenance.

The problem here seems to be about the extended length of time that your association is taking to fix the boxes. Several months is just too long, in my opinion. You should speak to your association about speeding up the process. If you do not get an acceptable answer, talk to an attorney about your options to force the issue. ■

What it’s really like to be an Uber or Lyft driver

oday, about 160,000 Uber drivers serve over eight million users in order to earn extra cash or grow their own businesses. Lyft drivers total over 100,000 people, and the number is growing.

No wonder these popular rideshare services have not only given rise to the gig economy, but also entered the everyday lexicon in cities across the world.

Sound like a gig you’d enjoy? Before you grab your keys and ditch your day job, you need to understand who you’re actually working for, how to make decent money and more. Monster asked both current and former Uber and Lyft drivers to share insider tips on what you should expect.

YOU’RE AN INDEPENDENT CONTRACTOR — AND GETTING TAXED LIKE ONE If you drive for Uber or Lyft, you’re most likely not one of their employees — someone who works at their corporate office — you work for you.

“Drivers are actually paid via 1099 and are technically running their own business,” says Harry Campbell, a current Uber and Lyft driver in Los Angeles and author of blog and podcast The Rideshare Guy. “So that means they have all the same reporting and tax requirements of a small business. It isn’t a ton of work, but most drivers should consider this since they need to worry about their expenses just as much as their income.”

Be aware that state, federal, Social Security and Medicare taxes are not deducted from your paychecks. If you drive often, this means you should probably be filing quarterly estimated income taxes.

KNOW YOUR MARKET AND MAXIMIZE YOUR INCOME PER HOUR What’s the biggest difference between driving in a city like L.A. and a small suburb? Demand — and that affects your pay. In the burbs, there are fewer people requesting rides and more wait time between trips, meaning drivers must spend their time wisely.

When not driving, Michael Noker, an Uber driver in El Paso, Texas, works on his side gig as

a YouTube influencer. He responds to YouTube comments, monitors social media and checks email. “I use that time to further my efforts across other areas that earn me money. I’ll also pay bills and write out plans for tomorrow,” he says. “I earned about eight dollars per hour before taxes and gas for the past week.

If I hadn’t been doing other things with my downtime, I wouldn’t be able to make my bill payments today.”

Another tip for getting more fares in slow markets: Double-team your efforts. “If your market has more than one (transportation) option (Lyft, Postmates etc.), consider running more than one app at the same time,” says Teajai Kimsey, marketing director at Crystal Structures Glazing in Wichita, Kansas, and a part-time Uber driver. That way, you’ll maximize your odds of landing a fare.

YOU NEED TO TRACK YOUR EXPENSES Since you’re an independent contractor if you drive for Uber or Lyft, you have the ability to deduct business expenses on your taxes related to your main asset: your car. But you should also be aware that the wear and tear can add up.

“Gas, oil changes, tires and brakes all get used more as you tack on the miles,” says Kimsey. “So, the gross take-home from Uber is actually going to be less when you start hitting expenses.”

UNDERSTAND HOW VIOLATIONS WOULD AFFECT YOUR CANDIDACY TO DRIVE They’re unpredictable and no one wants them, but that’s why they’re called accidents. As a rideshare driver, you should have a backup plan in case an accident or ticket restricts your ability to continue driving.

“Both Uber and Lyft will terminate your account if you get a black spot on your driving record,” says Alex Guirguis, a former Lyft driver and founder of Off the Record, a Seattle-based company that helps rideshare drivers keep violations off their records. “A speeding ticket, even an HOV violation (high-occupancy vehicle) could get you suspended. This is true even if it happens when you’re not driving a customer — i.e. on your own time.”
