Things to know when replacing windows

Windows are durable, but they do not last forever. The experts at This Old House say the life span of home windows is between 15 and 50 years, with most reaching the upper limits of their life expectancy at around 20 years. Once they reach this age, the seals begin to weaken or fail, and windows become susceptible to drafts and water seepage.

Replacing windows can be a good investment. Such a project is one of the more effective ways to elevate a home’s curb appeal and value. New windows are energy efficient and make homes more secure. They also tend to look better than old, fading windows. When pondering a window replacement project, it is important to consider these factors.

• Know the window types. Double hung windows are classic and have operable upper and lower sashes. Lowering the upper sash allows warm

air near the ceiling to escape, and cooler air can to flow in through the bottom. Single hung windows only have an operable lower sash. Sliding windows have one or more panels that move horizontally, and picture windows are fixed models designed to offer wide, unobstructed views and lots of light.

• Repair or replace windows. Existing windows might just need to be repaired, saving homeowners thousands of dollars. It is best to consult with a professional to see if certain components can be repaired rather than replaced. Typically, rotten framing, wet or weeping windows or significant drafts require replacement.

• Identify the differences between replacement windows and construction windows. Traditional replacement windows are sometimes

called pocket windows, says Consumer Reports. They fit inside an existing window frame. Construction windows require the removal of the entire old window, including the frame, sill and trim. The latter costs more to install.

• Familiarize yourself with window frame materials. Various window frame materials are available for purchase, and variables such as heat transfer, maintenance and durability differ with each product. Vinyl is a common material that is low-maintenance and affordable. Aluminum and aluminum clad windows can be economical options, and they are corrosion-resistant and require little maintenance. Wood also is popular for the interior parts of a window and offer a traditional look. Wood is available on new construction

windows. Fiberglass windows also are available in new construction windows. They will notcrack, warp, rust, corrode or peel, and the frames will not expand and contract as much as other materials.

• Keep costs in mind. According to Fixr, an online marketplace for local remodeling services, the average national price for a professional to replace a window is around $800. For a one-story house, a window replacement project of multiple windows may cost around $8,000.

When selecting replacement windows, look for The National Fenestration Rating Council label to get a snapshot of the window’s energy performance to compare with others. The Energy Star logo indicates that the window meets Energy Star standards. 

A homebuying guide for empty nesters

The day a child leaves home can be bittersweet for parents. Although a son or daughter being successful and mature enough to move on to new opportunities can be a source of pride, parents typically lament the quiet that comes from empty rooms and a change to the daily routine that they had grown accustomed to when the kids were around. After some time, some couples decide to downsize to a home more befitting the empty nester lifestyle.

Downsizing presents an option for homeowners whose kids have left the nest. A new analysis from a survey of 2,500 empty nesters commissioned by Regency Living found that 30% of empty nesters choose to downsize and move from their original family homes. When retirement is just around the corner, many professionals shift focus to how they want to live and where. Moving to a new home presents plenty of opportunities for older adults, including a chance to choose a home based on what is right for them in this stage of life. There are questions homeowners can ask themselves as they ponder if downsizing is right for them.

1. How much upkeep can I handle?

A lifelong family home may be wellloved, but chances are it requires significant upkeep and repairs. Empty nesters may choose to move on to a home that offers lifestyle benefits like

less maintenance. Homes in lifestyle communities or those overseen by a homeowners’ association tend to have certain maintenance built into a monthly fee.

2. Is this layout still a fit?

Many empty nesters may not immediately feel the effects of aging, but before selecting a next home, individuals should think about aging in place and any unique needs they may have. Opting for a single-level home, or at least one with the owner’s suite on the main level, can be advantageous.

3. Can I make do with less square footage?

A cavernous home with many rooms often is not desirable for empty nesters. All of that square footage requires heating, cooling and maintenance. Rattling around inside a big, empty house may precipitate the decision to downsize. Downsizing also can free up home equity, which can be used to fund retirement needs.

4. Which features do I desire?

Many empty nesters want the next home to focus on some luxury items they may have bypassed in the first home when priorities lay elsewhere. Upscale environments like gourmet kitchens, spa-like bathrooms and outdoor living spaces may be in the budget when moving into a home with a smaller footprint.

5. Will my home be secure while I travel?

Empty nesters might want to choose homes in gated communities or condominium complexes for safety reasons. Should they opt to spend a portion of time at a vacation rental or second home as snowbirds, secure communities enable residents to leave their primary residence with the peace of mind that those homes will be less vulnerable to thieves.

6. Does this home have enough light?

The American Optometric Association says many adults start to have problems seeing clearly beginning at age 40. Homes with more light from large windows and artificial lighting can reduce accident risk.

Moving to a smaller home is a consideration for many empty nesters. Various features offer benefits to adults who want to age in place. 

Popular kitchen flooring materials

It is well-documented that kitchens are popular gathering spaces in homes. Perhaps that is one reason why homeowners looking to sell their homes direct so much attention to the kitchen before listing their properties. The real estate experts at Trulia note that emphasis is well worth it, as buyers inspect kitchens and primary bathrooms more than any other spaces in a home. Cabinets and countertops garner considerable attention when pondering kitchen renovations, but it is equally important that homeowners pay attention to flooring when planning a remodel. Following are some notable flooring materials homeowners may want to consider as they plan to remodel their kitchens.

• Ceramic tile: Ceramic tile is a popular kitchen flooring material. The experts at Avalon Flooring note it boasts an elegant and clean feel. Ceramic tile also is durable and easy to maintain. That simple maintenance includes ease of cleaning, as it can be quickly

cleared of spills and dirt tracked into a kitchen from outside. Ceramic tile also comes in a wide variety of colors, a versatility that undoubtedly adds to its popularity.

• Porcelain tile: Porcelain tile is another versatile option that can add instant aesthetic appeal to a kitchen. Porcelain tile is waterproof, which appeals to many homeowners looking to renovate their kitchens. Flooring experts estimate that porcelain tiles can last anywhere from 15 to 50 years. Porcelain tiles also require minimal maintenance, which appeals to busy homeowners.

• Engineered hardwood: Engineered hardwood is a popular choice that many homeowners appreciate due to its strength and aesthetic appeal. This flooring material is made with real wood that is reinforced to make it even more durable and water-resistant. The result is an easily maintained product that also can last as long as solid wood flooring so long as it is well-maintained.

Various shades, designs and textures are available, which makes this a versatile option.

• Laminate flooring: Laminate flooring is a budget-friendly option that is available in a wide range of styles, colors and patterns. The smooth surface of laminate flooring makes it easy to clean, and its resistance to water is another characteristic that appeals to homeowners. But spills on

laminate floors are best cleaned up quickly, and the material is vulnerable to warping and staining if exposed to moisture for extended periods of time.

These are some of the options homeowners can consider as they ponder which material to install on their kitchen floors as they remodel these popular rooms. 

Tips to take care of wood flooring

Natural wood flooring is a stunning feature of millions of homes. Wood floors are appreciated for their durability and aesthetic appeal, each of which is bolstered when floors are properly maintained.

A host of variables can affect how long wood flooring lasts and how its appearance holds up over time. Wood flooring in homes with pets that roam around the house, such as cats and dogs, may require more frequent maintenance than those without pets. The same goes for homes with children, who may routinely track dirt in from outside or spill food and drinks with greater frequency than adults. But even wood flooring in homes without pets and children requires consistent maintenance. Homeowners who want to protect their wood floors and ensure they maintain their aesthetic appeal for the long haul can consider the following maintenance tips, courtesy of the National Wood Flooring Association.

• Sweep, dust or mop each day. The NWFA recommends daily maintenance to remove dust and dirt that accumulates each day. Such cleaning can prevent damage that

can compromise the aesthetic appeal of the floors and potentially affect their longevity.

• Clean spills immediately. Spills are inevitable, especially in homes where young children live. Though spills might not be preventable, the damage they can cause can be avoided with a prompt response. Cleaning spills immediately with a dry or slightly damp cloth can ensure the floors do not soak up the spilled liquids. The NWFA notes that mopping wood floors with a wet mop or steam mop will damage the finish and the wood over long periods of time. If allowed to soak into the floor, spilled liquid can contribute to warping,

swelling and staining. Each of those issues can be costly to address, but a quick and immediate cleanup can prevent all three from happening.

• Vacuum once per week on the bare floor setting. Utilizing a vacuum is less taxing on wood floors than sweeping so long as the vacuum is on the bare floor setting. Sweeping is best avoided to prevent small particles from being dragged across the floor, which gradually wears down the finish and ultimately contributes to a dull look. Vacuuming vertically lifts the debris off the floor, ensuring nothing is dragged along the surface of the floor. If you are using a manual vacuum instead of a

robotic vacuum, vacuum with the grain to reduce the risk of damage.

• Apply wood flooring cleaner once per month. If your wood floors are newly installed, ask your installer to recommend a cleaner specifically designed for the finish on your floor. If your floors are not new, contact a flooring professional for a recommendation. Wood flooring cleaners specific to a given floorÕs finish are important because these products are specialized and formulated with both cleaning and protection of the floor itself in mind. The right wood floor cleaner will not lead to dull-looking floors nor damage the finish.

• Recoat floors if they start to look dull. The NWFA notes that recoating with wood floor finish every three to five years can renew the appearance of natural wood flooring that might be starting to look a little dull.

Well-maintained wood floors add much to a home’s interiors. Some simple maintenance can ensure wood floors remain durable and aesthetically appealing for decades. 

Plan a playroom all can enjoy

There is no shortage of ways to utilize interior spaces in a home. Interior spaces have grown considerably in recent decades. According to the U.S. Census Bureau, the median size of a new home in 1980 was 1,595 square feet. By 2018, the median size of a newly constructed home was 2,386 square feet. Though Realtor.com data indicates the median home size started to shrink between 2015 and 2025, modern homes continue to provide lots of room to maneuver.

When confronted with ample interior space, homeowners may wonder what to do with all that extra room. Playrooms can be a great way to utilize extra space to the fullest, particularly in homes with children. Parents planning a playroom in their homes can consider these tips to ensure the space becomes a fun room everyone can enjoy.

• Measure the space. Measuring the dimensions in a prospective

playroom can erase any doubts homeowners may have regarding how much space they have to work with. Taking measurements also makes it easier to identify which furnishings, including couches and storage units, will fit comfortably into the space. Homeowners who plan to install new flooring or carpeting also will need to know the dimensions to get an accurate idea of how much that portion of the conversion project will cost.

• Keep in mind young children’s preferences to stay close. A basement playroom may work as children enter their tweens and early adolescence, but such separation from the rest of the home may compel young children to avoid the space. Elementary school children and younger kids generally like to stay close to Mom and Dad, so a basement playroom may not be

ideal for such youngsters. In such instances, converting a seldom-used formal dining room into a temporary playroom may be a better option. As children age, the basement can be utilized as a playroom with greater frequency until it becomes the lone play space in the home.

• Emphasize organization. Playrooms can quickly be overrun by toys. Though no two children are exactly the same, the professionals at Brain Balance Achievement Centers note the expected attention span of a two-year-old is four to six minutes. A four-year-old’s expected attention span may peak at 12 minutes, while an eight-year-old’s expected attention span is between 16 and 24 minutes. That means kids will pivot from one toy to another with frequency, which underscores the need for ample storage. Storage should be built into the design of the

space after measuring its dimensions. Avoid storage solutions that extend too high up the wall, as that is hard for children to reach and might lead to accidents. Creative storage solutions abound online, and parents are urged to exercise due diligence to find the safest, most effective units for their children and their space.

• Make it multi-generational. Free play is important for youngsters, but kids will want Mom or Dad and even older siblings nearby even when they are playing on their own. So it makes sense to equip the space with areas that accommodate everyone in the household. A reading chair for adults and a ping pong table and arcade game for older kids can ensure everyone gets to have fun in the playroom.

A playroom can make for a fun way to utilize extra space inside a home. 
