I. INTRODUCTION

This project is the result of the collaboration between Alanza team and advisors and Springall+mk. The processes and reflections of design have been intimately linked to the definition of the innovative business concept. Two initial design concepts were tested against the business objectives and criteria, sometimes producing changes in the design, and sometimes in the business design. The completion of the Conceptual Design is the completion of the operational and business scheme. EXPERIENCE Alanza house is conceived to be an experience for luxury travelers. We understand experience as exposing the travelers to a different understanding of life. It means exposing them to a high-end contemporary architecture that transmits its Mexican origin, that belongs to the desert and the sea, that integrates with the weather and is shaped by the winds and the shadows and that fuses inside and outside. The intensity of the experience depends on the integrity of the architecture. As opposed to the dominating “Baja Style” which is an uncultivated interpretation of Mexican architecture, that we have referred to as “Taco Bell Architecture”, Alanza house will emanate from the roots and deep understanding of our culture in a contemporary interpretation that stands in the line of history and looks at the future. In contrast we have referred to it as “Pujol Architecture”. SUSTAINABILITY Sustainability is not a tendency. It is a matter of consciousness and responsibility. Let’s keep in mind that it is also an experience. The architecture of the house has been shaped by the winds and the sun, or more precisely by the sea breeze and the shadows. The art of bioclimatic design is to expand the range of comfort to warmer and cooler days by using natural ventilation, thermal insulation, and casting shadows to reduce heat gains. It is sustainability by design. MATERIALITY Architecture emerges from the land, from what is available in a site. In this sense, integration means extracting from the place. We visualize a very limited palette of materials. Especially for the walls, pigmented exposed concrete (or pigmented cement stucco) to match the color of the sand, and natural stones. For the floors, washed concrete and natural stones. For the carpentry, natural finish waxed wood. The adjectives to the materiality of the house should be strong, sturdy, precise, natural, exposed, and durable. This will also mean minimal maintenance. REGULATIONS Puerto Los Cabos has regulations to prevent obstructing ocean views and creating a nice profile of houses using tile roofs. Unfortunately, this regulation is opposed to sustainability, as tiles are not produced in the peninsula or anywhere less than 1,000 km away, they don’t provide thermal efficiency and are dangerous during hurricanes. We are proposing a very sustainable alternative that is consistent with the intentions of safeguarding the views and unity of the site. If accepted, we will construct a flat roof garden where a piece of the desert will be planted. This solution will conceal the house from higher houses and will provide a very efficient insulation to reduce the waste of energy needed to cool the house. As an escape door, we have devised a plan B with tile roofs to ensure the viability of the project. DNA/NEXT PHASES The conceptual design is the DNA of the project. It is the container that will be filled in the next phases of design with structural and installations engineering, and most especially interior and landscape designs that will integrate and potentiate the identity of the Alanza House. These designs will share the same values and concepts and will interact with each other in a symbiotic way.

II. SITE

This exceptional piece of land is located within the prestigious San José del Cabo Golf Club, Baja California, offering an unparalleled opportunity for architectural development in one of the most sought-after regions in Mexico. Situated in close proximity to the golf course 7th hole and just a short distance from the clubhouse, the plot benefits from a prime location within the resort, ensuring both exclusivity and convenience. The land’s unique and irregular shape provides an exciting canvas for innovative design, allowing for a variety of creative possibilities. It is strategically positioned just a few hundred meters from the beach, affording continuous, breathtaking views of the Pacific Ocean. The natural topography of the site includes gentle slopes leading down towards a pluvial wash, adding to the charm of the landscape and offering the opportunity to incorporate natural elements into the overall design. With its combination of proximity to world-class amenities, spectacular ocean vistas, and its distinct terrain, this plot presents a rare opportunity for a bespoke architectural project that seamlessly integrates with the natural surroundings. The site’s topographical features allow for a thoughtful design approach that could maximize the views while respecting the land’s inherent beauty.

III. TOPOGRAPHY

The site is characterized by a topographical variation with two distinct elevation points: the highest point at 27.25 meters above sea level and the lowest at 18.25 meters, resulting in a 9-meter difference in elevation across the plot. This natural variation in height presents a significant opportunity for a design that can capitalize on the site’s dynamic topography. The sloped terrain provides expansive views to the south, towards the Pacific Ocean, offering the potential to frame the coastline as a key visual element in the design. The land’s natural slope is a result of a pluvial drainage path that runs through the site, creating an ideal condition for integrating water management strategies into the architectural concept. The presence of desert vegetation typical of the San José del Cabo region remains intact, providing both ecological and aesthetic value to the site, while contributing to the overall design’s connection with the surrounding environment. Design restrictions include a setback of 3 meters on the sides of the property and 10 meters at the front and rear, which will guide the overall structure and layout of any proposed development. These regulations should be considered when developing a design that not only respects the local zoning requirements but also optimizes the site’s natural features and views.

CHARACTERISTICS

Due to the natural pluvial pathway, a natural slope towards the south-west has formed in the projects land. It has 9 meters of height difference in between the the highest and lowest level of the topography. Although this characteristic could become a limitation for design porpuses, in the office the approach was to take advantage of it. This height difference allowed three levels of terraces with non interrumpted sea front and sky views. This level differientiation made easier to separate the social areas from the private ones.

IV. AREA SUMMARY

The following area summary outlines the various surface divisions for the proposed project, which have been carefully calculated to comply with the regulations set forth by the Puerto Los Cabos Golf Club. The total land area is differentiated from the usable area, taking into account the required setbacks as specified by the property’s zoning rules. The area breakdown includes four primary divisions: A/C Surface (Air-Conditioned Area): This refers to the enclosed, habitable spaces within the project, specifically those areas designed for climate control and comfort. Built Covered Surface: This encompasses all roofed structures, including both habitable and non-habitable areas that are enclosed by walls or other architectural elements. Covered Exteriors: These are the areas within the project that are covered but not fully enclosed, such as terraces, patios, or pergolas, providing sheltered outdoor spaces that blend with the landscape. In addition to these, the project includes other significant categories: Landscape: The total land area that includes both the natural landscape and the areas designated for planting and softscape design. On-Land Hardscape: This refers to all paved or hard-surfaced areas, including driveways, walkways, terraces, and other non-vegetated spaces. Footprint: The area occupied by the building and its structures, ensuring efficient use of space while respecting the design constraints and aesthetic goals. Each of these areas has been carefully defined to respect both the physical characteristics of the land and the regulations of the Puerto Los Cabos Golf Club, ensuring a harmonious and compliant integration of the project within the community.

The project started as a house with hotel quality services and ended as a hotel that looks and feels like a house. Therefore, a big demand for service & social area is required to fulfill the business model. Sea front views, spacious rooms, flexibility for events, bio-climatic comfort & luxurious touch are some of the experiences that were a pilar for the design of this project. Attractive for any type of corporate or family events, the building program isn´t limited to the interior. A series of exterior, covered & uncovered, spaces allow activities to take place at different times of the day and night. The image at the right show the project areas: the footprint, in blue; hardscape, in light blue, which can be permeable; and natural landscape surface, without fill. Two boundaries determined the general zonification. The exterior thick dashed line shows the property limits, while the interior dashed line shows the required 3 & 10 meter setbacks (specified in the Puerto Los Cabos Fundadores Village Residential Design Guidelines). All the spaces that are covered are considered part of the footprint. Paved car pathways, water bodies or any actions that modify the permeability of the land, such as the pickleball court, are considered hardscape. The design process has been essential in defining the actual space program. An original program of 1,457 m2 was drafted as a guideline. Through the conceptual phase of design, all Alanza advisors reviewed the project both from an overall point of view and as specialists in their fields. This resulted in the evolution and adecquation of the space program, both in content as in the size of most spaces. The present result has been approved by the head and staff of Alanza.

V. LOOK & FEEL

As you explore the Look & Feel of this extraordinary residence, you will encounter a vision of architecture that feels as though it has always been part of the landscape—an organic extension of the desert itself. The design concept centers on the idea of a “house that comes from the desert,” where the building appears to have emerged from the earth over time, shaped by the elements and seamlessly integrated with its surroundings. The choice of colors and materials evokes the timeless essence of the desert—subtle, earthy tones and textures that mirror the sands and rocks, while the natural vegetation seems to grow from within the structure, as if the house and the desert have evolved together. This fusion of nature and architecture creates a sense of continuity, where the lines between the built environment and the natural world blur, offering an experience of living within the landscape, rather than apart from it. At the same time, this design embraces a luxurious ambiance, infusing every space with comfort and elegance. Every room is carefully curated to reflect a sense of refined simplicity, where natural beauty meets sophisticated living. The contemporary design language is balanced by ecological principles, incorporating sustainable solutions that enhance both the aesthetics and environmental responsibility of the project. This house is more than just a residence—it is a statement of harmony between architecture, nature, and luxury. The result is a space that feels timeless and rooted, yet forward-thinking, offering a truly unique living experience that is at once grounded in its desert surroundings and elevated by its thoughtful, modern design.

VI. ARCHITECTURE PROJECT

The architectural concept for this project is rooted in a pure volumetric composition, defined by three rectangular forms that organize and distinguish the primary functional areas of the house. These volumes establish a clear spatial hierarchy, seamlessly integrating the private, common, and service areas. The design embraces the natural slope of the terrain, creating a harmonious dialogue between the architecture and the landscape. Expansive panoramic views anchor the house within its surroundings, enhancing its connection to the environment while offering an immersive experience for its inhabitants. A key organizational axis is the Back of the House area, meticulously planned to support the seamless operation of the residence. Designed to function with the precision of a luxury hotel while maintaining the intimacy of a home, this area includes spaces for multiple kitchens, staff dormitories, extensive storage, and linen and laundry facilities, ensuring efficient service for the 8 rooms and common areas. This backbone of functionality enables the residence to cater effortlessly to large-scale events or day-to-day living. The residence’s multiple terraces and a thoughtfully designed poolscape provide adaptable spaces for diverse uses, ranging from intimate gatherings to grand social events such as weddings and corporate retreats. These outdoor areas enhance the fluidity between indoor and outdoor living, emphasizing the project’s luxurious yet approachable character. The architectural drawings illustrate a design that balances elegance, functionality, and a deep respect for its natural context, creating a unique and versatile environment that feels both luxurious and natural.

Two volumes emerge from beneath the first body. They create the north-south axial composition. Bedrooms acquire privacy & open views.

Boxes are perforated to open to the sea and the natural landscape adapted to the house. Shadows & sun rays will play a major role in the changing lighting game in the interior spaces.

The roof garden has been concieved as a piece of desert cut from the land and trasnfered to the flat concrete roof, as a responsible response to the needs of thermal insulation, softening the built landscape and creating an enjoyable terrace. It will alocate guest spaces, as a terrace for cloudy days, a firepit and a biergarten dining terrace for a 360º views experience. It will contain solar panels for electricity and water heating, as well as an elevator and dumbwaiter stops and independent staircases for guests and staff.

DESCRIPTION Entering the house is an experience. At the same time, it connects and separates the public and private realms. The purpose of the main access of the house is to reflect two characteristics: generate the sensation of a house that belongs to the desert, integrating itself completely to the existing natural vegetation; on the other hand, a luxurious facade that doesn´t lose the privacy on the interior spaces. Two walls & a dense green barriers welcome the guests. The “promenade” begins in the car where they arrive to the house. The experience of the sound & reflections of the water, behind this walls, mark the beginning of the house.

The bedrooms rooftop transform into two long terraces for guests leisure. The water terrace connects visually to the sea, the desert terrace with the landscape. Two volumes, below the principal social body, create the “twin terraces” for the big events in the house. At the end, a pergola protects the guests from the sun. The view leads to an infinity pool that takes eyes into the sea & sky horizon. The main pool, jacuzzi & water mirror are in the west terrace. Water not only refreshes the habitants but reflects the house & the sky like an art canvas.

VII. MODEL

Modeling the house using Revit is crucial for ensuring precision, coordination, and efficiency throughout the design and construction process. With Revit’s Building Information Modeling (BIM) capabilities, the architectural team can create a highly detailed 3D model of the residence, capturing every aspect of its design—from the integration with the desert landscape to the luxurious, contemporary features. This digital representation allows for a clear understanding of the space, ensuring that design elements align seamlessly with the site’s unique topography and environmental considerations. Additionally, Revit enables real-time collaboration among the design, engineering, and construction teams, ensuring that any adjustments are immediately reflected across all plans and elevations. This streamlined approach not only minimizes errors but also supports more sustainable and informed decision-making, ultimately contributing to the successful realization of the house as a timeless, harmonious space within the desert.

Building a 3D model in Revit not only allows to generate plans, sections, façades and perspectives, but to enclave the project in a specific location topography. Curves and slopes geo-located can give a very close aproximation of the necessary land movements that shall be required during the construction.

VIII. RENDERS

Through two rendering engines, spatiality has been explored in images like the ones presented ahead. Spatiality, lighting, and shadows can be visualized. As a complementary tool, this images contribute to the creative process of designing the house. Experiences connecting with nature, sky, and sea views are scenes that guests will discover. Proposals for landscape are explored as a preliminary characterization. Floor coverings and climbing plants become integral parts of roofs and walls, serving as natural canvases in exterior patios and transforming elements that bring the project to life. Other shrubs and trees, including endemic species with dense foliage, will be strategically located in in the setbacks.. They serve two primary roles: providing shade and fresh air for guests in outdoor areas, and ensuring privacy from the golf course, pedestrian pathways, and neighboring views. The overall landscape design aims to envelop the house, creating a sense of complete integration with the desert environment.

IX. LANDSCAPE CHARACTERIZATION

As a fundamental project axis, the landscape design should function as an extension of the architecture. Walls, pathways, and coverings will be formed by vegetation. Additionally, endemic cacti and plants will enhance the guests’ experience of living in a “house of the desert.” It is essential to create full integration between the built elements and the natural entities. All the proposed species shouldn’t be limited to the ground but will play an important role as green coverings on the roofs. Thermal insulation and visual “camouflage” are the principal purposes of this particular location for the plants. With this in mind, six types of landscapes need to be considered in the exterior design. Each depends on a specific function concerning the users’ privacy or open views. If possible, avoid concrete pavements, as large expanses of non-permeable flooring clash with the “wild” essence of the house.

X. ENGINEERING COUNSELING

The project encompasses an advanced infrastructure design integrating key architectural systems. The electrical installation features a high-demand residential system. A centralized electrical room on the ground floor will house the main panel, distributing power to air conditioning systems, lighting, pool equipment, and photovoltaic energy sources. Vertical conduits and strategically placed electrical closets ensure efficient distribution and minimal voltage drops. An emergency power backup system will be designed, offering options for partial or full coverage, with generator placement coordinated to meet architectural and acoustic requirements. The hydrosanitary systems include potable water supply with cold and hot water distribution, cisterns, and a solar-assisted heating system. Spaces are allocated for water filtration and purification systems, while recirculation ensures efficiency. Sanitary and rainwater drainage systems will comply with municipal standards, incorporating mechanical pumps and water treatment solutions for reuse in irrigation and sanitation. Pools, spas, and water features are integrated with provisions for their specific mechanical requirements. Additional architectural systems include audio installations for high-quality sound distribution, a robust security infrastructure with surveillance and access control, and an advanced domotic (home automation) system for centralized management of lighting, climate control, and other functions. High-performance Wi-Fi connectivity will be implemented throughout the property, supported by an Integrated Distribution Frame (IDF). Fireproof systems, including sprinklers and alarms, will ensure compliance with safety regulations. Mechanical engineering considerations address air conditioning and ventilation systems tailored to the building’s layout, with dedicated spaces for machinery and ducts. A natural gas supply system will be integrated for kitchen and heating needs. The design ensures all mechanical, electrical, and plumbing systems harmonize with architectural requirements, prioritizing functionality, aesthetics, and compliance with local codes. CCBIM team elaborated the first stage of counseling for the MEP design considerations.
