Homeownership: A New Year’s resolution that lasts

anuary 1st is just around the corner and millions of Americans are once again thinking about the resolutions they will Joel White, make for the New Year. Why not Executive Officer Spokane Home Builders Association make this year’s resolution one that will last long into the future – long after you’ve stop bothering to set the alarm an hour early to go for a run. Deciding to become a homeowner is possibly the best resolution you can make. According to a 2012 nationwide poll, 96 percent of homeowners are happy with their decision to own, and 74 percent say that owning a home is the best long-term investment they can make. Here are some tips to help you make good decisions for your homeownership resolution. First, figure out how much you can afford. This depends on factors including your credit rating, your current expenses, cost of a down payment, and interest rates. Don’t forget that you will need a down payment up front and money to make monthly mortgage payments. Check your credit report carefully. Inaccurate information on your credit report could result in lenders offering you loans with higher-thanmarket interest rates or denying your application altogether.
When shopping for a mortgage, consider all of your options. There are many choices in terms of a loan and not every one is right for every buyer. Don’t forget to research Federal Housing Administration (www.fha.com) programs that offer loans with lower down payments. They are often a good option for first-time buyers. Keep in mind that there are tax advantages to being a homeowner that can help offset costs. Depending on your specific situation, often the closing costs and some other first year costs of purchasing a home are deductible. And the mortgage interest deduction (MID) enables many homeowners to reduce their taxable income by the amount of interest paid on their mortgage loan each year. More than 70 percent of homeowners with a mortgage are able to claim the MID in a given year. The U.S. Housing and Urban Development website (portal.hud. gov) has loads of information for homebuyers, including tools to help you figure out how much you can afford, how to shop for a loan, information on how to avoid predatory lending and an explanation of the settlement process. Finally, learn about the neighborhoods where you are interested in buying. Visit areas you are interested in at different hours, talk to people who live there, and find a real estate agent that you trust and knows the neighborhoods you like.

Energy Star, the EPA’s energy efficiency program, estimates that homeowners can save up to 20 percent on heating and cooling costs by sealing air leaks and adding insulation to their attic. “Having a non-leaky air distribution system, which includes your ducts and your mechanical equipment itself, has positive effects for health, comfort, safety, durability and energy efficiency,â€? Irwin says. Only after sealing your ducts should a homeowner consider investing in new HVAC equipment, he says. Energy Star recommends replacement of heating systems that are more than 15 years old. Today’s high efficiency units operate at more than 90 percent efficiency. Regardless of the type or age of your equipment, changing your system’s air filter every month will improve its efficiency. But if you’re looking to make less costly improvements, here are some suggestions: • Energy efficient light bulbs: LED light bulbs use about one-tenth the energy of traditional incandescent bulbs. Although their upfront cost is considerably higher, many come with lifetime warranties. • Update your thermostats: “Smartâ€? thermostats that can be controlled remotely will allow you to cut energy costs when your home is unoccupied. • Solar panels: The cost of solar panel installation has become historically low, thanks to a 30-percent federal tax credit on new renewable energy systems, as well as state and city grants. If you’re looking to sell your home soon, you’ll still be entitled to federal tax credits for efficiency updates completed within the same year. Be sure to highlight any green remodeling you’ve done to potential buyers, as these updates can help your home stand out in a competitive market. Whether you’re in the market to buy or sell, a Home Energy Rating System (HERS) score can measure a home’s efficiency as well as identify options for upgrading a home’s energy efficiency.
