t used to be that winter was considered the offseason for real estate. You know, that time between Halloween and New Years Joe Garst, when thoughts 2014 President turn to house Spokane Association of REALTORSŽ and home – the one you already have. Buyers, it was once said, are in hibernation through the holidays so you may as well take your house off the market, or not list it, until spring. It is my experience that this is not true anymore. The changing demographics of buyers and the way people shop for houses in our modern world have turned house shopping into a year-round endeavor. Fair weather buyers are typically in no hurry to move. They shop casually, confidently, know what they want and have resources in hand to get it. When these buyers leave the marketplace for the winter, there is less competition from all-cash buyers and fewer bidding wars. All weather buyers move out of necessity: between jobs, between relationships, between phases of life. In cities with a significant military presence, like Spokane, people move when they have orders to move, without regard to the time of year. Short-term renting may be an option for some but those who prefer a house will then need to move again when they find one in the spring. A national survey shows most REALTORSŽ agree, more serious buyers come out during the holidays and less competition from other properties makes it a great time to sell. Some say the cold weather is actually a benefit; it makes homes feel more cozy. Mother Nature defined the old logic of a home buying season: people go on vacation for the holidays; there are fewer daylight hours to check out properties; bad weather discourages house shopping. The modern reality is almost every home seeker today (92%) searches for his/her next home online where the store is always open. People
are house hunting after dark, while out of town, even at the holiday table when families are gathered for conversation. When buyers are buying year-round, they obviously need inventory from which to choose in every season. When you think about it, it makes sense to invite people in to your house to see it when it is being enjoyed to its fullest – like during the holidays. Your effort to clean and decorate your house for visitors is just as noticed by buyers as family and friends. Truth be told, cheer is contagious. Holiday sights, sounds and smells can do wonders to capture a new owner’s heart. Your REALTORŽ can take all calls, preapprove all buyers and arrange all showings around your schedule just as well through the holidays as during the rest of the year. Statistically, winter listings are more likely to sell, sell more quickly, and closer to listed price since there is less competition in the marketplace. A motivated buyer in November, for example, will choose one of a dozen homes on the market. In July, there would have been several dozen homes from which to choose. Finally, buyers looking for year-end tax breaks will appreciate seeing your house on the market in November and December. Points, interest and property taxes are all deductible in the year they are paid. If you close on a house within 180 days of selling another, you avoid paying capital gains tax, too. Your REALTORŽ is your best place to start at any time of year, whether buying or selling a house. In fact, 88% of buyers purchase their homes through a real estate agent or broker. His or her experience in the local marketplace, access to the Spokane Multiple Listing Service (only members of the Spokane Association of REALTORSŽ have this), knowledge of the process (including negotiating skills), and access to the forms are but some of the reasons why you should talk with a REALTORŽ today! Use no more than three light sets on any one
extension cord. Also, don’t run electrical cords under rugs. Be sure all lights are turned off before you go to bed or leave the house. Candles are one of the top causes of holiday-related fires. Place candles and other open flames away from decorations. Never leave burning candles unattended and always supervise children when burning candles. When buying artificial decorations, check for “flameproof� or “fire retardant� qualities. Taking the time to follow a few safety precautions will help ensure that your holiday celebrations remain festive for your entire family. t’s impossible to plan for the unexpected. But as a homeowner, the closest you can get is to purchase adequate homeowner’s insurance that covers your property in the event of an injury, fire theft or other disaster. While mortgage lenders typically require borrowers to maintain sufficient hazard insurance coverage on their properties, homeowners often can get complacent with their longstanding policies in place and don’t investigate the potential for savings they may be eligible for, experts say. “Without asking questions and shopping around, how can we really know if we have secured the most comprehensive coverage at the absolute rock bottom price?â€? asks Frank N. Darras, founding partner at DarrasLaw in Ontario, California, who recommends inquiring about discounts with your current carrier and comparing plans offered by competing insurers. Other ways to possibly earn a discount, according to Darras, include: • Living close to a fire station or fire hydrant • Recently replacing or upgrading your electrical system, plumbing, or roofing • Installing deadbolt locks on all exterior doors and motion-detector security lights around the property’s perimeter • Clearing away overgrown foliage from your property line and trimming trees • Being retired and/or present at home more often to reduce the risk of burglary and vandalism. That means that home owners need to take a few extra safety precautions to keep their families safe during the holiday season. Home Security If you’ve been thinking about installing a security system, now is a great time to do it. At the very least, make sure your front door is secured with a good quality lock – it can make a difference. Ask a friend or neighbor to watch your house and take in your newspaper and mail if you plan to spend the holidays away from home. When traveling, put lights throughout the house on timers according to your normal living pattern. If you are ordering gifts online, make sure a family member will be home when the boxes are delivered. Or, ask a trusted neighbor to keep the packages for you. Put gifts in a safe place that cannot be seen from outside of your home. Do not open your door to strangers. If you are expecting a delivery, know the name of the delivery company and
