eal estate experts are looking with optimism to the future.
Despite expectations that existing-home sales will drop slightly from 2013, from 5.1 million to 4.9 million this year, the numbers are forecasted to increase to 5.3 million sales next year and up to 5.4 million in 2016, according to the National Association of REALTORSŽ. NAR Chief Economist Lawrence Yun, speaking last week at the 2014 REALTORSŽ Conference and Expo in New Orleans, said he also expects the national median existing-home price to rise 4 percent each of the next two years. “The improving job market has consumers feeling more confident, and the rebound in home prices is building household wealth for homeowners and giving them the ability to sell after waiting the last few years,� Yun said. Yet, inventory shortages in parts of the country and tight lending standings have slightly tamped consumer confidence. Yun cited single-family housing starts trailing multi-family

Housing starts are forecast to hit 1 million in 2014 and 1.3 million in 2015, still well below the underlying demand of 1.5 million. According to a recent Bankrate.com report, 53 percent of Americans think home prices will go up over the next 12 months. Just 8 percent expect prices to decline. “Housing, like the stock market, is something consumers look to as an indicator for whether things are headed in the right direction,� said Greg McBride, Bankrate’s chief financial analyst. “The expectation of continued home price increases underscores an expectation for continued improvement in the job market, household finances and the overall economy. According to Bankrate’s September Financial Security Index, 26 percent of Americans felt more secure in their jobs than a year ago, and 27 percent of Americans reported higher net worth than the year prior.

It might be a good time to purchase a home, but a new study reveals apprehension and confusion about mortgages. By Erik J. Martin CTW Features

mericans pride themselves on being welleducated consumers. But although our commitment to kick the tires and do our due diligence before signing on the dotted line is admirable, many of us suffer from erroneous notions and ignorance about mortgages. Consider the findings of a recent survey conducted by Wells Fargo and Ipsos Public Affairs, which reveal some interesting insights about prospective mortgage borrowers. Despite the fact that 68 percent of respondents believe now is a good time to purchase a home and 74 percent indicating they “know and understandâ€? the financial process involved in homebuying, many may hesitate to pull the trigger due to uncertainty about qualifying for a mortgage or navigating the homebuying process. Among the poll’s findings: • 64 percent think they need a “very goodâ€? credit score to buy a home • 30 percent believe only those with high incomes can obtain a mortgage • 44 percent also believe that a 20 percent down payment is required • 44 percent admitted they know nothing or very little about the closing costs required for buying a
residence. Dan Smith, president of PrivatePlus Mortgage in Atlanta, says borrowers today may be somewhat justified in their fears about qualifying for a loan because the process is more involved and lenders require more documentation today. Nevertheless, he was taken aback by the statistic showing 44 percent believing that a 20-percent down mandatory is mandatory. “This is a big misconception,� Smith says. “Conventional financing is available with as little as 10 percent down (even less via certain lenders).� Smith adds that eligible applicants can also take advantage of loans offered by the FHA and Veterans Administration, with lower down-payment requirements. The assumptions about credit rating – a credit score between 720 and 740 typically would fit the “very good� designation from the survey – surprised David Atis, mortgage loan officer with Maverick Funding Corporation in Gibbsboro, New Jersey. “There are loans that even those with a 580 credit score can qualify for, depending on their financial situation,� Atis says. “In fact, there are many different types of loan programs available to prospective borrowers that they may not be aware of – including programs that allow you to have up to 57 percent of your monthly income go toward the proposed mortgage payment and other payments that appear on

your credit report.� Atis notes that programs exist that assist with closing costs by obtaining a monetary gift from family members. Borrowers also can receive a certain percentage of the purchase price from the seller to go towards paying for closing costs, and there are also grants and employer programs available for assistance with the down payment and closing. To get the true facts and allay any concerns about borrowing eligibility, mortgage seekers should consult with reliable experts. “Buyers are often reluctant to contact real estate agents and mortgage professionals, fearing highpressure sales tactics. But talking to [them] is the right way to get the best information tailored to one’s own situation,� says Ron Rovtar, broker associate with Boulder, Colorado-based Cherry Creek Properties. “You can find trustworthy pros by getting referrals from friends, family and neighbors. Make sure you interview several lenders and agents.� Ryan Donovan, a REALTORŽ with KW Vermont in Burlington, Vermont, agrees, noting that borrowers can help demystify incorrect assumptions and correct misguided fears by getting preapproved for a mortgage loan prior to house hunting. “Getting preapproved gives you a great idea of what a mortgage will (cost) on a monthly basis as well as what you can expect for closing costs and down payment options,� says Donovan.
