MORE MORTGAGES OR LESS QUESTION: Several years ago we lost our home to foreclosure. We were told that it would be at least seven years before we could apply for a mortgage. Is that information still correct? ANSWER: Since the end of the Great Depression there were very few foreclosures in the U.S., one reason we have generally enjoyed low mortgage rates. However, with the introduction of toxic loans and the ďŹ nancial fall-out they caused, we began to see a massive increase in the number of foreclosures seen across the country in 2006, 2007 and 2008. The old idea was the mortgage lenders really didn’t want to deal with someone who had a foreclosure in their ďŹ nancial history until the borrower had re-established credit. Part of this approach was also cautionary – if you were a mortgage lender then you surely did not want to give a mortgage to someone who had reneged on a home loan, the product you sell. If they had one mortgage failure then maybe they would have another. As the ďŹ nancial dust began to clear from the mortgage debacle it became clear that some portion of the more than seven million people who lost their homes were not scoundrels seeking to abuse lenders. Instead, they were people who too often lost jobs and income. And despite good prior credit, they could not make their payments. As a result, lenders and insurers began to change their approach, and the result is that we now have “boomerangâ€? borrowers, people with foreclosures, short sales (pre-foreclosures), bankruptcies and deeds-in-lieu of foreclosure on their ďŹ nancial history who can re-enter the mortgage marketplace. For instance, the FHA has a “back-to-work“ program which allows once-troubled borrowers to get ďŹ nancing with 3.5 percent down in as little as a year after an adverse “economic event.â€? Fannie Mae will consider loans with at least 10 percent down at two years after a “signiďŹ cant derogatory event.â€? Don’t be fooled into thinking that we have entered a new era of mortgage niceness. Lenders will want to know what happened and why, in an effort to assure that no borrower who deliberately defaulted on their loan – a so-called “strategic defaultâ€? – can easily or quickly get a new mortgage. Also, lenders will want to be absolutely sure that credit and income have been re-established and will stay re-established to the extent that anyone can predict the future. Still, the opening is there for boomerang borrowers to get back into the marketplace so speak with lenders for details and speciďŹ cs. Be prepared to provide a lot of paperwork documenting past credit issues and proving current credit worthiness.

WHETHER DOWNSIZING OR MOVING TO A NEW LOCALE, THE HOME FOR YOUR LATER YEARS TAKES A DIFFERENT APPROACH. HERE’S WHAT BOOMERS SHOULD HEED WHEN BUYING FOR RETIREMENT. For many Americans, retirement signiďŹ es a new chapter in their lives, one that comes complete with a new home. Call it downsizing; call it rightsizing. Regardless, buying a new home in retirement, when many older adults take to traveling and other leisure activities, requires some additional research. Retirees must ďŹ rst educate themselves about their options and their new reality. “One of the biggest misconceptions is the assumption that a newer, smaller home will be cheaper than their current, larger one. That’s, unfortunately, not always the case,â€? says Dave Fry, a real estate professional with Keller Williams in Minneapolis. Smaller oor plans can often sell for the same price or more, depending on location, amenities or association fees, among other factors. Fry says retirees should be prepared for the unexpected and suggests they ďŹ nd a good loan ofďŹ cer who will sit down with them and review different ďŹ nancing options before they start looking for potential homes. Retirees also should keep in mind that once they ďŹ nd the right home for their needs, they would need to act quickly. That might include purchasing a new place before they sell their current home. “If they’re fortunate enough to have enough equity in their current home, then there are options for a bridge loan or they may even qualify for two homes,â€? Fry says. Making two mortgage payments for a few months may be worth the long-term beneďŹ ts, even if it may mean spending more per month in the short term. Study All Options Before making a decision, consider a variety of options, including agerestricted communities. Independent living communities for seniors have active calendars full of activities for physical, emotional and mental well-being, says Daniel Sagal, who operates Total Senior, a senior housing referral agency in the Los Angeles area. In addition to the lifestyle, individuals who reside in senior communities are able to age in place and eventually receive assistance with their daily tasks of living. “Accepting assistance with daily tasks from caregivers you’ve been surrounded by for years, makes for a simpler transition,â€? he says. Lori Corken, broker and owner of Lori Corken & Co. in Englewood, Colo., says when retirees look outside of agerestricted communities, it’s important to consider location, amenities and oor plans. The trend is fewer stairs or none at all. An ideal option is a main oor master or a ranch-style home within a walkable community or one that offers exercise trails. “You also want to look for low or nomaintenance options to allow for a ‘lock and go’ lifestyle,â€? she adds. Fry says downsizing retirees should also think about staying put and budgeting for maintenance services, such as lawn care and snow removal. “You may be surprised when you run the numbers that keeping your current home with that added expense may the net the same result as moving,â€? he adds. Opt For Fixed Rates Given that interest rates currently are low, the “idealâ€? mortgage is a very subjective and depends greatly on a retiree’s individual ďŹ nancial position, says Fry. “But I would recommend that retirees consider a ďŹ xed-rate loan instead of an adjustable rate loan, because the rates are so low. Plus, adjustable rate loans increase upward as interest rates rise, which means the mortgage payment will grow as interest rates do. And that can be challenging for retirees on a ďŹ xed monthly income,â€? he says. Damon Nickle, a ďŹ nancial adviser with Biddle Capital Management in Wilmington, Delaware, says the reality is that older adults could deal with life changes that impact their ďŹ nances, including unexpected health issues or the death of a spouse. He, too, recommends a more conservative approach to real estate investment. “You just don’t need to be in debt at this stage of your life,â€? he says. The Down Payment Retirees who are downsizing should consider putting at least 20 percent down, if they have that amount of equity in their current home. From there, they should assess their monthly expenses against their income. If they are in a position where a tax writeoff is needed, then borrowing up to 80 percent may make some sense. “If retirees are on a ďŹ xed income with a tight monthly budget, it would probably make sense to make as big of a down payment as they can so their monthly payment is minimal without putting themselves in a position where any unexpected expense could be trouble,â€? he says.
