The Search is Tech; the Buy is TOUCH When it comes time to actually buy a house, something interesting happens. According to the study, in 2010, 83-percent of all buyers surveyed said they hired a REALTOR® to help them buy a house. Today, that number is 88-percent. Buyers are turning to REALTORS® more today than ever before. National Association of REALTORS® President Chris Polychron said this about the study: “Consumers have the ability to do more home buying research online and be more connected during the home search process than ever before, but research proves they still are seeing the value a REALTOR® brings to the transaction from the initial search to well after the closing.” The value of a REALTOR®. There it is. This is why I smiled when I read this report. Technology has added great value in the home buying process, to be sure, but there’s something about buying a home that urges us – and I submit will always urge us – to turn to someone along the way, for assistance, for advice, for encouragement. As we embrace the season of fall once again, and spend more time inside our homes, I encourage you – when you finish this article – to look up and look around where you are. If you are in your own home, congratulations! If you wish you were in your own home, start searching online and see what’s out there. Opinion I finished reading a new report from the National Association of REALTORS® this week with a smile on my face. The report, “Real Estate in a Digital Age,” concludes the search for real estate today is high tech, but the buy remains high touch. It is no surprise that more people than ever before are looking for properties online as the first step in their house hunt. Heartening for my colleagues and me is the fact that more people than ever before are purchasing their home with the assistance of a REALTOR®. The report is online here: http:// www.realtor.org/reports/realestate-in-a-digital-age. In 2010, 36-percent of all buyers surveyed said they started their home search online. Today, that number is 40-percent. If we look at the demographics behind that number, we see the number climbs to 94-percent of young adults in the millennial generation. The world we live in today is a digital one, and searching for a home is no different. Buyers now have apps that let them search by location and neighborhoods. Online listings have virtual tours so viewers can look at a bunch of potential homes while narrowing down their search to a select few in the effort to save time. Online searching maximizes the ability to compare and contrast homes on the market by selected features. Most of this is done before a potential home buyer connects with a real estate agent. Even though most of those surveyed started their searches online, fewer than half of all buyers reported they actually bought a house they found there. 57-percent ended up buying a house they found through a REALTOR®.

Here are some of the other key trends industry experts expect to see in new homes: GREAT ROOMS Families today are voting for open kitchen-dining-living-family spaces. “The kitchen is becoming the center of action in the house,â€? Quint says. “They want to watch the kids do their homework while cooking dinner and watching TV. They want to feel connected as a family.â€? The concept of an open dining/ kitchen/living space sans walls adds volume to the house and lends a much bigger look. ENERGY EFFICIENCY Beenu Sikand, an Indianapolis-area Realtor, says today’s clients prefer smaller, energy-efďŹ cient homes with additional bedrooms for extended family. “They don’t want to pay a lot on utilities,â€? she said. According to the NAHB survey, Energy Star-rated windows and appliances and programmable thermostats are among the Top 10 likely new-home features this year, according to the NAHB survey. OUTDOOR SPACE Buyers want outdoor space – but not the typical massive yard, says Cathy Davis a Realtor with Elfant Wissahickon Realtors in Philadelphia. “They prefer roof decks or patios, or even little decks on the side,â€? Davis says. “People don’t have the time to care for their yards like they used to.â€? STORAGE & ORGANIZATION Walk-in closets and laundry rooms were the ďŹ rst two most likely features to be added to a typical single-family home this year. Home organization and storage space also are very important to buyers these days, says Quint. “They want their linen closets and walk-in closets and two-car garages to help keep their home organized,â€? she said. WALLPAPER ... MAYBE! Trends are oftentimes cyclical, and it looks like wallpaper, which went out of vogue, is now making a reappearance. Advertisements for wallpapers are picking up, says Davis. “It’s coming back, although not in a big way yet,â€? she says. “People are just using it for aesthetics and accent.â€?

The best way to know what the next wave of homebuyers want is to ask a homebuilder. Ask around, and you’re likely to hear energy-efďŹ cient appliances and windows, granite kitchen countertops and walk-in closets. These were among the most-desired features in the nationwide homebuilders survey on home trends and millennial home preferences released earlier this year by the National Association of Home Builders. “Storage and organizations and energy efďŹ ciency are highly wanted features and you are most likely to see them in the average home this year,â€? says Rose Quint, assistant vice president of Survey Research, Economics and Housing Policy at the NAHB. No longer are features like outdoor cabinets, carpeted oors, laminated kitchen countertops and media rooms making the “must haveâ€? list. “Builders are responding to consumer preferences,â€? Quint adds. Builders are taking their cue and replacing them with amenities that buyers want. The sluggish economy of recent years and hurdles to homebuying shut out many ďŹ rst-time buyers, mostly millennials. Slow job growth, tight lending guidelines and credit scrutiny made it difďŹ cult for younger folks to invest in a home. Wealthier move-up buyers, who were using their equity to buy their second home, were driving the market with their preferences. They liked bigger homes, sun rooms, media rooms and other luxury amenities. Quint said she believes that the market is now primed for ďŹ rst-time buyers. Moderate home price gains in 2014 coupled with record job growth and more available credit will allow more new buyers to enter the market, and they will demand smaller, more affordable and energy-efďŹ cient homes, she says. Although builders reigned in on new-home construction, with numbers dipping in early 2015, singlefamily home starts have bene strong throughout the year. And newer homes on the market and will cater most likely to new buyer preferences. In the NAHB survey, 75 percent of millennial buyers said they prefer single-family homes, and 46 percent respondents said they want a four-bedroom house
