But did you know that with the concept of edible landscaping, you can have an attractivelooking yard or patio that also provides fruits and vegetables your family can eat? According to the Ohio State University Extension Department of Horticulture and Crop Science, edible landscaping is the use of foodproducing plants in the constructed landscape, principally the residential landscape. Edible landscapes combine fruit and nut trees, berry bushes, vegetables, herbs, edible flowers and ornamental plants into aesthetically pleasing designs. The designs can incorporate any garden style and can include just a few, or be completely comprised of edible species. Some reasons to include edible plants in your home’s landscaping include: • Ability to pick and eat fresh, fully-ripe fruits and vegetables • Control the amount of pesticides and herbicides used on

your yard, raspberry or blackberry bushes make a great border, and fruit trees provide shade. Just make sure you consider where you are placing them; cleaning rotten fruit or berries that have dropped onto your patio can be a frustrating and messy chore. et’s face it: Someone who is just out of college is going to have a different experience looking for a place to live compared to someone who’s nicely settled in a job. For those who are receiving their first couple of real paychecks, budgeting may be one of the tougher parts of securing housing. Kimberly Palmer, author of “Generation Earn: The Young Professional’s Guide to Spending, Investing and Giving Back� (Ten Speed Press, 2010), says one of the bigger mistakes new grads makes is overspending on rent. “You should aim to spend between onequarter and one-third of your take-home pay on housing, at the most,� Palmer says. Traditionally, it’s been a third of a person’s income, but with student loans burdening some, Palmer says spending less is ideal. Compared to workforce veterans, recent grads are less likely to be concerned about saving for a down payment on a house or having children. “If you’ve been working for several years, then you should be moving beyond the paycheck-to-paycheck phase and be ready to ramp up your savings,� she says. Regardless, Palmer suggests that young professionals should make sure to save for emergencies and unexpected costs. Nicky Snarski, manager of operations at Madison Property Management Inc. in Madison, Wis., says figuring out a location also goes hand-in-hand with budgeting. “Figure out a location where you want to live, do a list of must-haves and then consider all the extras you’re hoping to afford,� Snarski says. Fred Bledsoe, a licensed leasing agent with Chicago Apartment Finders, works with many young people who say location is their number-one priority when it comes to finding a place to live. Bledsoe’s biggest piece of advice for new apartment seekers is to be realistic about what they can afford. “A lot of times, we educate our clients on what it’s really going to cost to live in Chicago. People think, ‘I’m living with three people and it’s $1,500 a month so I need $500.’ There’s always utilities and groceries, and all of that adds up,� he says. Another big chunk of money could be needed for parking, Snarski points out. In urban areas, parking spaces come at a premium. However, Snarski says that young professionals in her town seem to be moving away from downtown Madison and settling in quieter, calmer places. Another trend that could be detrimental to budgeting is that recent graduates prefer to live on their own, either in a studio or one-bedroom apartment. Instead, living with roommates can cut down on costs, says Palmer, also a personal finance columnist at US News & World Report. Living in a studio or one bedroom could easily eat up half of your monthly salary or more, she warns. In terms of timing, Bledsoe typically recommends a person start the search for an apartment 30 to 45 days prior to the target movein date. Any earlier, and landlords might not know about vacancies yet. It might be a brave new world of renting for newly minted graduates, but sound budgeting can make a first apartment into a dream home.

QUESTION: I can pay my mortgage, but I cannot pay in full on the same day every month. I want my lender to get two monthly payments instead, each for half the mortgage amount and without any fees or penalties. They refuse. What can I do? ANSWER: Most likely, you are speaking not with the lender but with the loan “servicer,� a company that collects monthly payments. A servicer does not own the loan, and without lender authority, it cannot change the loan’s terms and conditions. If you made two payments each month, then the cost of administering the loan will be greater. Would you agree to a higher monthly expense if that allows you to make twicemonthly payments? There’s a better and cheaper solution in this situation: Develop a budget. Since the monthly payment is actually affordable, why not make up your own twicemonthly program? Set aside the equivalent of half your monthly mortgage payment, place it in a savings account, and then combine the saved cash with the money you normally can pay when the next loan payment is due. Then save up again and repeat the process month after month. If you need assistance developing a savings plan, speak with a feeonly financial planner. Also, biweekly mortgages are available. With such financing, you make a payment equal to half the loan amount every two weeks. Since there are 52 weeks in a year, you will have to make 26 payments, or the equivalent of 13 monthly payments. By paying more per year, the loan term is reduced and the lifetime cost of the mortgage is substantially lowered. A cautionary note: There are third parties who will set up biweekly programs for various fees and charges. However, they are not lenders. If you want a biweekly mortgage, be sure to send money only to the lender who actually funds your loan.
