Design trends for 2014 and beyond T
he National Association of Home Builders recently announced the winners of the Best in American Living Awards – a prestigious award Joel White, program that Executive Officer spotlights design Spokane Home Builders Association excellence for the entire residential building industry. Award recipients represent the forefront of innovative design in America, and are lauded as the most creative and inventive builders, remodelers, architects, developers, land planners and interior designers in the nation. Based on submissions from this year’s crop of winners, some of the newest trends in design that home buyers will see over the next several years include: White on White – Cabinets, flooring, backsplashes, counters, fixtures and appliances are beginning to lighten up. Layering white on top of white is a new approach in many kitchens and bathrooms that is giving way to a fresh and light feeling. To achieve clean lines and a modern feel, designers and builders are selecting European cabinetry, adding shiny surfaces via appliance, backsplash and countertop choices, and incorporating glass walls. Bold Exterior Colors – Bold colors are making their way to the exterior of homes. Whether it’s through paint, a mix of cladding materials, doors, windows, porches, shutters or trim, an extra layer of drama is being adding to the design of elevations, further enhancing curb appeal. Interior Courtyards – Interior courtyards are popular in all housing
types right now. The primary difference is scale. Within single-family homes, courtyards provide private and safe outdoor living areas and are being shifted to side yards. Specialty Lighting – Specialty fixtures are “lighting it up� this year. Regardless of whether it involves a custom or a stock fixture, designers are finding ways to showcase them as pieces of art rather than just a functional element. Lighting is being paired with wood ceiling details to further enhance the room’s design and create a feeling of warmth. Historic Style with Modern Flair New or remodeled homes, whether they are Craftsman, Prairie, MidCentury Modern or another historic architectural style, are adding modern flair to their traditional designs through color, finish, fixture and lighting selection, while continuing to be influenced by the past through the use of reclaimed building materials and classic proportions and detailing. Blurring the Lines Between Inside and Out – Lines continue to be blurred between the inside and outside of homes. No longer limited to areas with warmer climates, this is being seen all across the country. More homes now feature moveable glass walls, gourmet outdoor kitchens and interior courtyard pools, adding more everyday living space. Question: We want to buy a first home. We have a joint income of $80,000 a year and no debts of any kind. A loan officer says with $25,000 for the down payment and closing costs we could get a Peter G. Miller $250,000 mortgage. We CTW Features have the cash, but our problem is the monthly cost: $2,000 – a figure made high by mortgage insurance and very steep flood insurance premiums (as much as $5,000 a year because of where we live). Is now the time for us to buy a home? Answer: You get tremendous marks for saving money – that $25,000 up front – plus you have no debts. That’s terrific. With no debt, you have a very high credit score for the simple reason that you have a solid income, savings and no payments to miss. You earn $80,000 a year. That’s $6,666 a month. Less taxes and Social Security you bring home perhaps $4,650 in cash per month. The $2,000 payment is around 30 percent of $6,666 per month, but it’s nearly 43 percent of your spendable cash income. The monthly mortgage payment plus utilities – a separate but additional cost – would mean at first glance that you have few dollars for anything beyond housing expenses. However, with mortgage interest, mortgage insurance and property tax deductions your income tax bill would drop significantly. That would make the monthly expense of ownership
“I think people aren’t prepared as clients to anticipate that their needs will change, but it often happens, both in terms of the location and in terms of the actual property that they’re finding,� says Virgil Frizell, Reston, Va., agent who serves as secretary/treasurer of the Northern Virginia Association of REALTORSŽ. If you can express and communicate those changes to your agent, it will help them more appropriately fulfill those needs, says Frizell. It’s important to note that while
much more tolerable, but there is still a hard $2,000 monthly cost. A job loss or fewer hours could quickly drive you into foreclosure, as might new and additional expenses. A job opportunity elsewhere could be lost if you cannot sell or rent the house for enough to cover costs. There are several ways to make this picture more attractive. • Buy a less expensive house. This would mean a smaller mortgage and related costs. • Put down at least 20 percent, plus closing costs. This would eliminate the need for private mortgage insurance, plus you would have a far smaller loan amount. • Buy in an area that does not require expensive flood insurance. Ask insurance agents for a local flood map. Be aware that as a condition of having and keeping a mortgage the lender can require that you maintain flood insurance. At the same time, flood insurance costs can rise in the future, further straining your budget since coverage is required regardless of cost. • Buy a fixer-upper. This would give you a low monthly cost, and because you would live at the property you could do much of the work yourself. Given that you have jobs this is not easy, but it is a way to build equity. Once repaired you could then stay, sell or rent the property. As you consider these issues review your credit report and clean up any factual errors or items that are out of date. Communicate Often and Openly If your agent shows you to a property that doesn’t seem like a good fit, let him or her know right away. There’s no need to spend a lot of time at a property that won’t work for you just because your agent has taken you there, says Frizell. In busy markets, it’s important to have established methods of communication that will allow your agent to get in touch with you quickly. “If the client isn’t available within a couple hours’ time, that could mean losing or gaining a piece of property,� says John Kmiecik, regional vice president of the National Association of REALTORSŽ in Chicago. “Client should always feel like you’re right there, that you’re available and that you can interpret the information for them in the method that they want it.� Use Your Agent as a Resource Real estate websites can provide a wealth of information for those in the market for a home, but buyers must remember that the property listing services these websites offer are not always as accurate as the Multiple Listings Service agents use, says Granoski. “The biggest problem I see a lot of buyers and sellers make is that they look at the information and they don’t know how to interpret it or analyze it,� Kmiecik says. “Our job is to help them take some of the information and analyze it specifically towards their needs.� Agents are legally restricted from discussing certain topics, such as crime, due to the Fair Housing Act. However, if there is a question that your agent cannot answer for you, he or she should be able to direct you to a source that can.
