A Wakening Market

The average American owns his/ her home for six years. If you are looking for a new home, and it has been more than six years since you were in the market, you are in for some surprises. The recent recession has changed the game when it comes to buying a home today.

The first place you’ll notice it is at the bank when you ask to borrow money.

An average American, who bought a home six years ago (2007), paid 6.34% for a thirty-year fixed-rate mortgage. Today, you will pay approximately 3.53% (February 2013 national average). Surprise: you can afford more home today than the last time you bought one.

The second place you’ll notice it is the price of a house. The average selling price of a home in Spokane in 2007 was $211,872, calculated on 6,935 homes sold. In 2012 the average selling price of a home was $177,363 calculated on 4,527 homes sold. There are two surprises here: homes, on average in Spokane, are selling for less than six years ago; fewer homes are changing hands.

With prices and interest rates down, REALTORS are finding that the Spokane real estate market is waking up this year. Local Spokane news reports confirm that the real estate market is improving.

How should you approach the new realities in this market?

If you’re a seller, work with a REALTOR® to set the best market price for your home based on market comparables. Overvalued homes are not selling, but you don’t want to under-value your home. Take fresh pictures of your home as it looks now, in springtime.

If you’re a buyer, work with a REALTOR® to know the current inventory through his/her direct listings and the Spokane Association of REALTORS®’ Multiple Listing Service. Get yourself pre-qualified for a loan so you will know how much home you can afford. This also tells a buyer that your offer is serious.

Expect your offer on a home to face competition.

“Since my guests don’t have their own bathroom and have to share with my kids, I also like to provide space in their room to hang their towels,” she adds.“That way they know that someone else hasn’t used them by accident.”

artha Stewart describes the ideal guestroom as a bedroom with its own bathroom, sparsely decorated and “inconspicuously placed” for privacy. On the bedside table sits a single flower in a simple glass, a nice clock and a selection of books.

Isn’t it just like Martha to assume the rest of us mere mortals can even find the bedside table, let alone adorn it sparingly?

In more homes than not, the guestroom becomes a dumping ground for belongings without a permanent home – everything from stationary bicycles to carpet steamers. Here’s how to de-clutter the space and ensure it stays serene and inviting.

First, determine why it became a “junk room” to begin with. Do you need to add storage or address a ten-

dency to horde?

Then, determine the room’s intended function.“A lot of times a spare room ends up being a catch-all because it lacks a clear function,” says New York-based professional organizer Dawn Falcone.“Is it just a guestroom, or does it have to be an office or an exercise room, too?”

With the room’s purpose (or dual purpose) in mind, create a “vision board” using photos from the Internet and print clippings. With a clear idea of the finalized project, purging extraneous and incompatible items becomes easier.

Start four piles for items to keep, donate, recycle or throw away.

“Anything that’s broken or has missing pieces is trash and automatically goes, no exceptions,” Falcone says.

There’s more to home improvement than repairing or beautifying.These ‘green’home-improvement projects make a long-term impact that will save on energy costs – and improve your family’s way of life

ost people approach greening their homes from one of two ways:As eco-minded consumers looking to lessen their impact on the environment, or as homeowners trying to save money on household maintenance and energy bills.

“That’s basically where all these roads lead,” says Mark Clement, a Philadelphiabased licensed contractor and host of radio talk show “MyFixitUpLife.”“Whether you’re doing it because you’re a hippie and you make your own clothes, or you just want to save some money to go to Disney,” he jokes.

But the good news? Saving the planet and your wallet are not mutually exclusive when it comes to making your home more sustainable.

To get started, take inventory of your home.“The best way to look at your house is as a system,” says Keith Voight, spokesman for the Edison Electric Institute, an electric-utility industry group.“Oftentimes you hear ads for new windows or heating systems or insulation, but the house works together. It doesn’t make sense to replace all the windows in your home if you don’t have adequate insulation.” Voight says if homeowners don’t view the house as a system, they can end up wasting money.

Here, the experts share the best green projects, from those that cost the least time and money (“light green” projects) to the ones that take more investment and have the most environmental impact (“dark green” projects):

Lights

Heating/Cooling

Turning off lights that aren’t being used is a no-brainer way to cut down on electric bills, but what kind of lightbulbs are you using to begin with? Incandescent bulbs are on their way out; instead, look for compact fluorescent bulbs or LED lights, which save energy and last longer. In order to maximize energy efficiency and performance be sure the light – or any appliance you buy, in fact – is Energy Star-rated.“The cheap version of bulbs, they’re not usually Energy Star-rated,” says Andrea Foss, managing partner at Everyday Green, a Washington D.C.-based green consulting firm.“And then people have complaints about their performance, and they don’t last as long, and that’s why.”

Heating comprises two-thirds of the home energy bill in the winter, and lowering costs doesn’t require a big investment.“For every degree you lower the thermostat in the winter, you save up to 3 percent on the energy use in your home,”Voight says.

Shutting doors and closing vents in unused rooms, and opening curtains of southern- and western-facing windows during the day and closing them at night are two more no-cost ways to save on heating.

Be sure to clean or replace the filter in your home’s heating system.

“If you clean that, you can save 5 to 15 percent on your annual energy cost,” Voight says.

“The performance has really improved over the years,” Foss says. A standard faucet flows at a rate of 2.2 gallons per minute, but a faucet aerator can be twisted on in less than five minutes to begin conserving water.

“Anywhere between 1 and 1.5 gallons per minute is good,” Foss says.

While some people may bemoan losing precious water pressure, these aerators are relatively inexpensive so Foss recommends,“go buy one of each and then see what you think.”

Water conservation doesn’t just take place inside the house;Americans use 7 billion gallons of water for outdoor areas every day, according to the EPA, and much of it is wasted.

Crissy Trask, green lifestyle expert and author, suggests replacing a water-needy lawn with native and low-water plants, which “will have a considerable impact,” she says.

Native plants consume less water and make heartier additions to a yard.“Leave some room for raised planters for vegetables too,”Trask says.“Growing some of our own food improves biodiversity and will lower your carbon footprint.”

DARK GREEN Roofing If you’re ready to make a big investment, consider having a “cool roof” installed on your home. Many people overlook the importance of the roof, MyFixItUpLife contractor Clement says. Cool roofs,“long technical story, short: They help keep your house cooler, which lowers the burden on your HVAC system.”

An Energy Star-rated “cool roof” reflects light and doesn’t transfer heat into the house, which improves the energy efficiency of a home. While this type of roofing can be pricier up front, it saves on energy costs and lasts longer than the typical roof.“Regular asphalt shingles will never, ever, ever pay for themselves,” Clement says.

Most kitchen scraps can go right into the bin, but steer away from composting meat, grease, colored paper and too much grain and dairy products, all of which can attract pests or harm a garden.

The guide to mulch

As temperatures reach 60 degrees, one of the rites of spring, designed to impress the neighbors, is a fresh layer of mulch. But, did you know that it can also help prevent erosion and discourage weeds in the garden? Mulch is an invaluable ingredient to a successful growing season - so much more than shredded bark sprinkled around the base of an ornamental tree each spring. Get the facts on mulch to impress all the neighbors and have a great looking landscape to boot.

What is mulch?

Just like the leaf layer found on a forest floor, mulch is a covering that can benefit both plants and soil. Consider the many different mulch types. Some contain leaves and bark that decompose, breaking down over time, while others are pebbles or shredded tires. The available varieties of materials are diverse and nearly limitless. The varieties of mulch that break down are beneficial to the nutritional make-up, or tilth, of soil. Ingredients commonly used for beneficial mulching materials are: bark or wood chips, leaves, grass clippings, straw or hay, newspaper, pine needles, cocoa shells and compost.

Where does it come from?

From recycling last week’s newspapers or collecting grass clippings after mowing, to

composting garden and kitchen waste, inexpensive mulch materials are readily available all around.

The lumber and arborist industries often sell chipped wood products inexpensively. These wood chips tend to break down slowly and are sometimes used on garden paths and walkways. Many gardeners prefer the look of the woodchip or bark mulches that are available through local garden centers. Read the labels to determine the contents or sourcing of mulches before purchasing.

Whether these mulches are sold by the bag or by the truckload, these tend to be partially composted and add a great, finished appearance to the garden while breaking down over time to add organic matter to the soil.

Why do I need it?

Leaves and bark mulch benefits run much deeper than beauty. s ! How much do I need?

It is easy to determine how much mulch you will need using the online mulch calculator from Scotts. Measure the bed size and the calculator does the rest.

Then, when spreading high quality mulch, take your favorite cold beverage, draw a line around the can about two to three inches from the bottom, and use it to spread mulch to the appropriate measured level.

When should I use mulch?

Mulch can be applied anytime, but it is best to spread it out early in the growing season, before weeds have had a chance to get established. Remove any existing weeds, and spread a two to three inch layer around landscaping plants, in the vegetable garden or along walkways. If recent rains have made the garden too muddy, mulch is also a great way to create a dry path thro ugh the muck and keep your feet from sliding around.

A fresh mulch layer is extremely beneficial, and can make the garden and landscaping look awesome. The proper application of mulch demonstrates your expertise to your friends and neighbors, and helps create a naturally weed-free environment to maximize your garden’s growth.
