Proper Insurance (Proper) is a national provider of insurance solutions built specifically for short-term rental properties. Founded in 2014, Proper offers a commercial insurance alternative to traditional homeowners or landlord policies for properties listed on platforms like Airbnb® and Vrbo®, with nationwide coverage backed by Lloyd’s of London

Airbnb, Vrbo, and other short-term rental properties (typically rented less than 30 days at a time)
Owner-occupied secondary homes used as STRs, including dual-use as a primary residence
Investor-owned vacation rentals where the owner does not reside on site

Proper closes the gaps that landlord (DP) and homeowners policies typically leave open for short-term rentals including property entrustment (damage or theft caused by guests), bed bug liability and remediation, squatter protection with eviction legal expense and lost income, liquor liability, and pet and amenity liability with no breed restrictions and coverage extending on and off the premises (bicycles, golf carts, boats)

HUB Midwest originally submitted this account in April 2025 for a San Diego home with a $12M dwelling limit We released a $10M loss limit with Verdant (their cap at the time), but the insured chose not to bind In January 2026, HUB Chicago circled back: the insured was ready to move forward but did not want to insure to value, preferring instead to insure only what the loan required, which was $6 25M We returned to Verdant and structured a $6.25M loss limit to meet the client's needs, and the creative loss-limit solution ultimately won the account.

HUB recently took over this inpatient and outpatient substance abuse and mental health treatment facility in California via BOR and asked us to assist with reviewing the coverage In doing so, we identified that the insured carried three separate policies for Professional and General Liability in order to satisfy a contractual limit requirement We found a market willing to write $1M/$3M Professional Liability, $6M/$6M General Liability, and $1M/$1M Sexual Abuse and Molestation Liability limits all under one policy, subject to a $9M Policy Aggregate That consolidation reduced the policy count from three to one while still satisfying every contractual requirement. Along the way, we increased the Sexual Abuse and Molestation limit from $500K to $1M, added Employee Benefits Liability coverage, and lowered the deductible for suicide claims from $75K to $50K all while saving the insured 10% in premium We also offered additional excess options, though the insured elected not to purchase further limits at this time A great win for HUB and SPG: we saved the client money, improved coverage, and removed the administrative burden of managing three separate policies

When the HUB Norwell, MA sales team wanted to sharpen their competitive edge in an increasingly complex employee benefits market, they didn't have to look far Jeff Adams and Ben Dewar of Strategic Benefit Resources (SBR), HUB's Alternative Risk Solutions practice, made the trip to Norwell for a working session with the local sales team focused on market intelligence, strategy, and positioning to win
The conversation covered a lot of ground Jeff and Ben walked the team through today's stop-loss market dynamics, including rising medical trends, increasing large claimant frequency, and carriers tightening terms on renewals They also introduced SBR's predictive modeling capabilities and showed how prospecting and renewal conversations change when you can bring data-driven risk insights to the table before a competitor gets in the door
The session explored the full spectrum of SBR's alternative risk platforms, from employer stop-loss and level-funded arrangements to captive structures, along with how to identify which clients are the right fit for each Rather than a one-size-fits-all approach, the Norwell team left with a clear framework for qualifying opportunities and positioning SBR as a strategic resource in their client conversations.
Retention was also a big part of the discussion. In a market where employers are fielding more outreach than ever, Jeff and Ben helped the team think through how to use SBR's tools to deepen existing relationships and demonstrate ongoing value before a competitor gets a foothold.
