urban oasis. Design controls: Single northern aspect: No ma�er what aspect the land, urban oasis floor plans have the flexibility to have a single northern aspect. It is simple but smart thinking. Why? - It reduces overlooking for buildings above 1 story. - It allows construc�on on steep sites (one or more walls can be used as retaining walls). - Improves energy ra�ngs (no windows on south, west and east facades generally). - All living rooms & most bedrooms have northern light. - Allows space for unique facades on southern boundaries that architects dream about. - Acous�c performance is superior to bedrooms from street for 50% of houses.
