WHAT DOES RISING INFLATION MEAN FOR MORTGAGE HOLDERS? Inflation in 2021 is expected to hit 4%. Inflation means the cost of living will rise and, for mortgage holders, knock-on effects could mean the cost of a mortgage becomes higher. One of the ways the Bank of England can tackle inflation if it’s rising too quickly is to increase interest rates. A rise in interest rates could affect how much your mortgage repayments are and the long-term cost of borrowing. Could your monthly mortgage repayments rise? If the Bank of England increases interest rates, it will have an immediate impact on some mortgage holders. A tracker-rate mortgage follows the Bank of England’s base rate. So, mortgage holders would see their monthly outgoings increase straight away. A variable mortgage rate follows the lender’s interest rate, which will often follow rises and falls set by the Bank of England. If you have a variablerate mortgage, your repayments are also likely to rise if an interest rate hike is announced. Those with a fixed-term mortgage will not be affected immediately. A fixed-term mortgage means your interest rate is fixed for a defined period, often 2, 3, 5 or 10 years. While you wouldn’t be affected straightaway, when your current deal ends and you look for a new mortgage, you could find interest rates are no longer as competitive. While interest rates could rise in the coming months, it’s important to note that the Bank of England is unlikely to make steep increases. If interest rates are likely to rise, it can be tempting to switch to a fixed-rate mortgage now. There are pros and cons to choosing a fixed-rate interest mortgage that you should weigh up. But a fixed-rate mortgage can provide you with certainty about how much your mortgage will be for a defined period of time. If your mortgage deal has not yet come to an end, you should also keep in mind that you could face an additional fee if you switch early. Other areas, such as the flexibility to overpay, can be just as important depending on your circumstances.

Winter Tracery Autumn colours are a very popular subject for photographers but as we enter the Winter months there is an opportunity to photograph something that, in my opinion, offers more artistic merit Once the leaves have fallen, an intricate tracery of bare branches and twigs present wiry abstract patterns silhouetted against the sky. Two images here have been taken from different viewpoints. One simply looking across to capture the treetops from the sort of acute angle that we would usually experience as we are walking along but the next image has been snapped looking up from directly underneath overhanging branches giving a more unusual perspective. Of course, tracery can also throw interesting shadows, often most effective when enhanced by converting to high contrast black and white, which can add mood and interest to a street scene or, as in the final image, the tracery along with it’s complicated shadow, can help to frame the picture. This image benefits from colour as the repeated blues run throughout the scene from the panelling on the left, the road sign, the bag in the bike basket, the cyclists coat, the door and the right hand single upright panel. The redstreet sign and the unusual typography on the door also balance. There is also a repeating theme of a form of tracery in the barriers and the bicycle frame and spokes.

Greenfingers… the Alan Titchmarsh column

He’s a brilliant presenter, accomplished gardener, talented novelist and all-round horticultural inspiration. This month, Alan Titchmarsh talks about getting our youngsters involved in gardening projects.

I started gardening when I was nine or ten. I made a little greenhouse, tidied edges, mowed the lawn and sowed seeds, which then came up. When I had that little bit of success, it emboldened me to take cuttings and do more, and it all went on from there. I was obsessed with all things nature - frogs, toads, insects… I always felt comfortable in the garden, although I’m not sure the

young generation have the same connection. In recent years I’ve worked with the Royal Horticultural Society in campaigns for school gardening, and we’ve had over 30,000 schools involved. Particularly at primary level if we can, literally, sow the seed when children are young, get them connected with the earth rather than disconnected and fearful, it will mean we are investing in the future custodians of the landscape. To me, it’s vitally important we pass on our joy and knowledge. Of course as you get older, the way

you use a garden changes. Just as when I was a boy it was a place of discovery and play, now it’s more a thing of beauty and contemplation. What undoubtedly links my present self with that Percy Throwerinspired nine-year-old version of me, is stimulation. That’s why we should do our utmost to engage young people in the glory of our gardens and outside spaces. With all the other distractions they have nowadays, it feels more important than ever.

WPC Moss Gladys Moss was born in Gloucester on 20th of February 1884. Her parents were Samuel and Fanny Moss. In 1906 with her widowed mother, elder sister Geraldine and younger twin brothers she moved to Worthing. In 1915, during the First World War, Gladys Moss was a nursery governess. She was sent to Rangoon in Burma to collect two children and return with them to England. She then moved to London and joined the Women’s Police Volunteers. This organisation had been formed to counter the rise in violence against woman and also to curb what Commander Margaret Damer Dawson called ‘female criminal behaviour and immorality’. The policewomen wore an armband with the letters ‘WP’ and training consisted of note taking during cases being heard in the magistrates’ courts. When on patrol, Gladys Moss, who was five foot five and petite, chanced upon a baying mob encompassing two women who were fighting in the street. She scattered the crowd by shouting “clear off the lot of you!” then grabbed and frogmarched the combatants to their homes while telling them to “behave themselves.”

Gladys Moss that persists in the police today. Male colleagues respected WPC Moss, with one policeman lending his heavy overcoat for her to wear on a night patrol in heavy rain. They accepted she was there to do a serious job, not to make them cups of tea. They knew from experience that Gladys Moss could provide a different approach to investigating the most delicate of cases.

Although based at Worthing, station senior officers and Scotland Yard detectives called upon Gladys Moss to work on their cases right across West Sussex, often including Steyning. With German bombing raids destroying towns she investigated a forgotten house light that had been left shining out, in breach of the black out law. During her twenty-one years of service, Gladys Moss was only the policewoman in the West Sussex Constabulary. She said, “Being a policewoman needs a lot of patience and perseverance and would only suit the right type of woman. Women are essential in the force. School’s Garden Delight West Sussex school children left their local garden centre weighed down with goodies to enable them to complete a green-fingered project. Five pupils from Ashurst Church of England Primary School, accompanied by two members of staff, collected what they needed from family-run Old Barn Nurseries. “The school contacted us to see if we could help them with a project outside the classroom”, explained Amy Ahsman the plant manager at the Dial Post nurseries . “They wanted to fill the area with lovely plants and we were delighted to help, suggesting herbs including rosemary and lavender as well as the compost needed.”

Needless to say, the young gardeners left the site smiling and ready to get stuck in to their horticultural work.
