4 ESSENTIAL BUDGET ANNOUNCEMENTS THAT COULD BOOST YOUR PENSION

In a bid to encourage early retirees back to work, chancellor Jeremy Hunt unveiled several changes to pension allowances during the Budget. Here are the four key pension changes.

1. The Lifetime Allowance will be abolished: Previously, the Lifetime Allowance (LTA) has limited the amount of pension benefits you could taxefficiently build up in total. It meant that some savers stopped pension contributions or even retired early because they didn’t want to cross the threshold. For the 2023/24 tax year, the charge for exceeding the LTA has changed to 0%, and it’s expected the government will abolish the LTA in April 2024.

2. The Annual Allowance has increased to £60,000: The maximum amount you can save into a pension tax-efficiently each tax year will rise from £40,000 to £60,000.

This means you can place up to £60,000 (or 100% of your annual earnings) and receive tax relief on your contributions. Tax relief is given at the highest rate of Income Tax you pay.

3. The Money Purchase Annual Allowance is now £10,000: If you’ve flexibly accessed your defined contribution (DC) pension, you may be affected by the Money Purchase Annual Allowance (MPAA). The MPAA reduces how much you can taxefficiently save into your pension. During the

Budget, Hunt announced the MPAA would rise from £4,000 to £10,000.

4. The amount high earners can tax-efficiently save has increased: The amount high earners can taxefficiently save into their pension is affected by the Tapered Annual Allowance. This allowance has now increased from £4,000 to £10,000.

The “threshold income” for the Tapered Annual Allowance has also increased from £240,000 to £260,000.

Should you increase your pension contributions in 2023/24?

There are many reasons why adding more to your pension makes sense. It’s a way to invest in your future and could mean you enjoy a more comfortable retirement. As you could receive tax relief on your contributions and investment returns are free from Capital Gains Tax, a pension could be a valuable way to invest for the long term.

However, you should keep in mind that pension contributions aren’t usually accessible until you are 55, rising to 57 in 2028. As a result, you couldn’t make a withdrawal to cover emergencies or other outgoings before you reach retirement age.

Ida Lupino

Ida Lupino was only a young child when she lived on Old Fort Road at Shoreham beach, having been born in Herne Hill, London in 1918.

It was rumoured she had been born beneath a dining room table during a Zeppelin raid. She was the daughter of music hall comedian Stanley Lupino whose family owned a home in ‘Bungalow Town,’ the beach’s famous theatrical colony. He built a backyard theatre for her and her sister to perform in and encouraged her ambitions from an early age. At seven years old Ida Lupino wrote her first play and became part of a travelling theatre company while still a child.

Ida’s uncle was song and dance man Lupino Lane and he helped her moving into the film industry as an actor. She attended RADA and was appeared in her first film in 1931, aged fourteen. She was though more interested in becoming a writer. She contracted polio aged 16 but recovered and continued her career.

After playing leading roles in five British films, she was signed up by Paramount Studios and dubbed ‘The English Jean Harlow.’ In Hollywood she appeared in films including ‘Search For Beauty’ (1934 and ‘Anything Goes’ (1936).

In 1940 she appeared in the thriller ‘They Drive By Night’ alongside Humphrey Bogart, George Raft and Ann Sheridan. She was to star with Bogart again in ‘High Sierra’. She won the New York Critics Circle Award for Best Actress in ‘The Hard Way (1943). Although a successful film actor, Ida Lupino was often suspended by Warner Bros as she objected to the quality of some of the roles she was expected to take.

In 1948 with her husband Collier Young, Ida Lupino set up her own film company to make more realistic films that tackled the lives of ordinary people and social issues of the time. She was co-producing a film she had co-wrote called ‘Not Wanted’ when the director suffered a heart attack. She stepped in and finished directing the film but did not take a credit for it. Her first director’s credit was for ‘Never Fear’, a 1949 movie about polio. Howard Hughes was impressed by the film and offered to distribute her next three feature films through his RKO Pictures, leaving Lupino and Young control over subject

matter and production.

She directed six films and wrote or co-wrote five of them, often focusing on issues concerning women. Her best-known film ‘The Hitch-Hiker’ made in 1953 is the only film noir of the time with a female director.

Ida Lupino continued acting to fund her films, but she was also resourceful in borrowing sets from other movies and was a pioneer in the area of product placement, persuading big brands to have their products appear in her movies for a fee.

From the mid 1950s Ida Lupino began directing for TV. There she became the only woman to direct an episode of the famous series ‘The Twilight Zone’. She also continued her successful acting career into the 1970s appearing in episodes of ‘Streets Of San Francisco’ and ‘Charlie’s Angels’. Admired by director Marin Scorsese, Ida Lupino had two stars on the Hollywood Walk of Fame for her contributions to film and TV. Ida Lupino died in Los Angeles on the 3rd August 1995.

Men’s Health: Urology. Is Cycling Bad for Men’s Health?

With 2023 marking the 100th Annual Bike Week from the 5th-11th June this year, cycling has seen an increase in popularity over the last few years.

Cycling is a fun and effective form of exercise, but some worry that pressure from a bicycle saddle can cause urinary, sexual, prostate problems and can even increase your risk of prostate cancer.

Some data from clinical studies shows that side effects of bicycle riding in men are most often genital numbness. Rarer effects can include infertility, impotence, blood in the urine, twisting of the spermatic cord, prostatitis, or inflammation of the prostate, and elevated PSA levels. But do the pros of an active lifestyle outweigh the risks?

As a keen cyclist Mr Simon Woodhams, Consultant Urologist explains, ‘The prostatespecific antigen, or PSA, test is the current gold standard for identifying prostate cancer. Although studies are mixed about the effects of cycling on the PSA test, a few have linked bicycling riding to temporary elevated PSA levels, which could lead to a false screening. If you are concerned about the possibility and have an upcoming PSA test, you may consider avoiding cycling before blood sampling. Regular bicycle riding does not cause prostate cancer, and it may even reduce your risk for developing it. ’

While some studies have shown that incidence of prostatitis caused by bicycling were the result of compression of the prostate from sitting on the saddle for long periods, a Swedish study between 1998 and 2007 followed 45,887 men aged 45 to 79 years of age to

investigate the effect of lifetime physical activity on the incidence of prostate cancer. Their results, published in 2009 in the British Journal of Cancer, found that men who had the highest lifetime physical activity level had a 16 percent decreased risk of developing prostate cancer compared with men with the lowest level of activity. The researchers estimated that each 30-minute daily period of walking or bicycling reduced the risk of developing prostate cancer by 7 percent.

Mr Woodhams, goes on to explain that, ‘if you have a chronic prostate problem that’s provoked by using a conventional seat, you can switch to a recumbent seat. ‘Noseless’ bicycle saddles can reduce numbness, pressure and genital discomfort in male cyclists. A traditional bike saddle puts 25% to 40% of your body’s weight on the nerves and blood vessels down there, but a nonose saddle shifts that weight toward the sit bones.’

A lack of exercise and eating a high-fat diet are two risk factors for developing prostate cancer that you can control. Other risk factors include your age, race, genetics and family history.

Mr Woodhams concludes that, ‘Men who get the most exercise have a lower incidence of prostate cancer when compared with men who get little or no exercise. Exercising on most days of the week can help you lower your risk of developing prostate cancer. Bicycle riding is an excellent form of exercise

and will not increase your risk of prostate cancer. Other ways to reduce your risk of prostate cancer are staying at a healthy weight and eating a well-balanced, healthy diet

Planning for Later Life

Deanne Ferguson from Benfield Legal is a qualified private client lawyer and a full accredited member of Solicitors for the Elderly (SFE). Deanne sets out below some considerations when planning for the future.

WILLS

Do you have a Will? Do you need to review your existing Will? A Will enables you to decide what happens to your property and possessions after your death. Without a Will, your assets will be distributed according to ‘the intestacy rules’ rather than your wishes, resulting in loved ones missing out or people benefiting from your estate who you did not wish to.

LASTING POWERS OF ATTORNEY (LPA)

A LPA enables you to nominate people to make decisions on your behalf if you become unable to. There are two types of LPA – you may need both. The first covers your financial decisions, the second covers your health and welfare decisions. If you lose mental capacity to make decisions without a LPA in place, it may be necessary to get an order from the Court of Protection. This is more expensive, cumbersome and time consuming and you will have no control over who is making decisions for you.

ADVANCE DECISIONS/LIVING WILLS

An advance decision enables you to set out details of any medical treatment you do not want in the event you are later unable to communicate your wishes. Benfield Legal can draft the document and advise on how it applies in practice.

LIFETIME GIFTS

By making timely gifts during your lifetime, you can pass on your estate before you die and potentially reduce or stop Inheritance Tax being paid. Any proposed gift needs careful consideration of the benefits, risks and implications on tax, your financial security and any future liability for care. It is dangerous to make a gift without getting the right advice. Deanne will be able to advise you on this.

Working with a reputable lawyer, such as a member of SFE, will mean that you receive proper legal advice and can have peace of mind that you have all the correct legal documents in place, tailored to your needs.

Deanne Ferguson can be contacted at Benfield Legal on 01273 01 33 53 or deanne@benfieldlegal.co.uk

The Odd Couple: The Gardens of Edwin Lutyens & Gertrude Jekyll

A talk by by Steven Desmond Monday 12 June 2023 at 10am

The Steyning Centre, Fletchers Croft, Steyning BN44 3XZ

In the spring of 1889 the young Edwin Lutyens, later to become the most famous British architect of the 20th century, met the artist-gardener-craftswoman Gertrude Jekyll. She was a well-known eccentric, and a generation older than the young man who communicated with the world through drawings and elaborate jokes.

He found in the daunting Miss Jekyll someone who empathised with his big ideas regarding design, detailing and distinctiveness. She opened social doors to him, and he brought her theories and experiments in garden-making onto the national stage.

Their joint creations of house and garden became the talk of Edwardian society and set a standard of excellence which has been admired ever since. Separately they were interesting, curious, isolated; together they proved irresistible.

Steven is an independent landscape consultant specialising in historic gardens and architecture since 1985; freelance lecturer, including Universities of Bristol and Oxford; specialist tour leader and lecturer in Britain, Ireland, France, Germany and Italy. Writer and broadcaster on historic gardens and related topics. Steven’s book Gardens of the Italian Lakes, with photography by Marianne Majerus, is published by Frances Lincoln.

Bike share scheme being expanded in Adur and Worthing

A bike hire scheme that helps to make active travel quick and simple for all is being greatly expanded in Adur and Worthing ahead of the summer.

Since its introduction in 2017, Donkey Bikes in Worthing have provided residents and visitors alike with a sustainable bicycle rental service to get around town.

As part of an overhaul of the service, the number of Donkey Republic bikes for temporary hire is not only being greatly increased but also introduced to Adur - a move that will give users greater options on where to start and end their journeys.

The expansion will see a total of 75 bicycles available for hire across Adur and Worthing from June 2023, 29 of which will be based in the town centres and on the coastlines of Lancing, Shoreham, and Southwick.

Work is already underway to bring the new bikes and holding stations to the area, with contractors preparing the bicycles for action and creating additional spaces for them to be held across Adur and Worthing. Since declaring a climate emergency in 2019, Adur & Worthing Councils have been on the lookout for innovative ways to reduce not only their carbon footprint but also help the area achieve net zero carbon status by 2045. It’s estimated that on-road transport makes up a quarter of the area’s emissions. The Councils want to ensure that greener options of transport are readily available for those making shorter journeys.

There are currently 34 bikes located in Worthing along the promenade, Worthing and West Worthing train stations, and the town hall. The existing fleet in Worthing is also being refurbished and will see additional bikes added to new locations at Brooklands Park, East Worthing Station, Sea Lane Gor-

ing, and two sites on Goring Road.

Prices for the existing fleet in Worthing currently start at £1.80 for 30 minutes and memberships can be bought for those who may look to use the bikes more regularly.

Cllr Emma Evans, Adur’s Cabinet Member for the Environment and Leisure, said:

“It’s really exciting to see the bike hire scheme coming to our district. As well as being a sustainable form of transport, cycling comes with many health benefits and is an option of travel we’re glad to see become more accessible through this extension.”

Cllr Dr. Beccy Cooper, the Leader of Worthing Borough Council, said:

“It’s a really positive step to have more hire bikes available for our Coastal Communities, allowing residents and tourists alike to choose a greener form of transport.

“Alongside the expansion of our bike hire scheme, we will be installing new bike racks in key locations such as Sea Lane Cafe and East Worthing train station. This is part of our broader commitment to a sustainable transport network for our area, where walking, cycling, and public transport become the easy, affordable, and preferred way to travel around our town and along the coast.”

New plans to save popular Shoreham tree

Plans to redevelop the former Adur Civic Centre site in Shoreham are set to be amended to save a poplar tree for the community.

Housing association Hyde Group has been granted permission to build 159 affordable homes on the land, but the scheme would have seen a Grey Poplar tree next to the Duke of Wellington pub in Brighton Road having to be felled.

As a result, we organised a series of meetings to listen to the wishes of the community, who wanted the tree to remain, and then worked with Hyde to come up with new proposals that would ensure the poplar will be saved.

A variation application will be submitted to our planning committee by Hyde that will see the shape of the development amended, including less ground floor commercial space and the relocation of eight apartments, so that the poplar tree can be retained.

The overall number of apartments will remain the same and Hyde remains committed to delivering 100% affordable housing on the site, even though the Local Plan policy requirement is only that a minimum of 30% must be affordable.

Cllr Steve Neocleous, Adur District Council’s Cabinet Member for Regeneration and Strategic Planning, said:

“Our officers spent lots of time talking with protesters to listen to their concerns and I was pleased to have spent some time with them too, as well as the local community as a whole.

“We have taken on board how important this tree is to them and then asked Hyde to go back to the drawing board to find a way to save it.

“And thankfully we have found a way to do that as well as provide much-needed social housing for local people. This brownfield site is perfect for delivering such an important project.

“We remain committed to breathing new life into these sites and ensuring people have modern, environmentally-friendly homes that they are proud to live in - but we’ll always take into consideration the views of the community.”

Steven Morrice, the Group Director of Development and Sales at Hyde, added:

“The new development will provide much-needed, highly energy-efficient new homes for local people.

“We intend to seek approval for the changes through a variation to the approved scheme.” Shoreham Poplar Front spokesperson, Darcy Harrison, said:

“We are delighted that Adur District Council and Hyde have responded to our protest and tree-occupation.

“This compromise design saves the poplar tree from being felled whilst delivering the same number of dwellings on the site.

“This is a win-win outcome for the housing association, the Council and our local community who will continue to benefit from cleaner air, better drainage and biodiversity on the Brighton Road with this mature tree left standing.

“We hope this serves as a good example to other councils and planning authorities of what can be achieved through positive engagement with tree-saving activist groups.”

St Mary de Haura – a Norman treasure in the heart of our town

Did you know that a leading architectural historian of the twentieth century John Harvey placed St Mary de Haura among his ‘top fifty non-cathedral churches’ in the country?

This was a list of churches that, though not technically cathedrals, nonetheless belong in a category of ‘greater churches’ whose architectural importance cannot be underestimated.

The uniqueness of St Mary’s architecture stems from its Norman foundation. The church was built between 1100 and 1225, as the town and harbour of New Shoreham were planned and built by the Normans to replace the port at Old Shoreham which was slowly silting up (the unusual name ‘de Haura’ means ‘of the harbour’ in Latin) The architecture is a mix of Norman and Transitional styles. It’s a wonderful example of how Norman church architecture developed from pure Norman into Gothic style. From the outset, this beautiful church dominated the life of the town in the manner of an Italian or French Cathedral.

The church’s inception arose from slightly murky circumstances. Unlike other large churches which had monastic foundations, usually built by religious Orders of monks or nuns, St Mary de Haura was founded by an individual, William de Braose. People often wonder what motivated a single person to construct a church of such vast dimensions. Well, we can’t be sure, but it is often claimed that William de Braose felt this major work was his act of contrition, having been held

responsible for the murder of Welsh officials in 1176. Whatever his reasons for funding the building work, however, de Braose didn’t stay around to see the church completed; he later had to flee the country owing debts to King John. From its inception, then, St Mary de Haura was a church that was enmeshed not just in spiritual life but in politics and economics too.

Sadly, the bulk of the church – the medieval nave – declined into ruin slowly from the early seventeenth century until about 1727 when the nave was dismantled, leaving the remains of the west wall standing in the churchyard. The parts of the early Norman church which remain within the present

building include the tower Crossing and the North and South Transepts. The Flying Buttresses – one of the most striking features of St Mary de Haura – date from around 1225 and were constructed to support the heavy weight of the stone vaulting of the Medieval Choir.

There is much more to say about the fascinating architectural history of St Mary’s, and we are pleased to be offering church tours as part of the Heritage Open Days later this year (watch this space for details!)

In the meantime, if you are able to support the ongoing maintenance and repair of the historic heritage of St Mary de Haura, please do think about becoming a Friend of St Mary’s. Each donation goes a long way towards preserving the wonderful history of St Mary de Haura for future generations.

LOCAL AUTHOR’S NEW BOOK

A Roman holiday may not feature high on this year’s to do list when many of us are coping with the escalating cost of living.

Take heart! Jennifer Pulling’s latest book conjures the sights, sounds and flavours of Rome, transporting you to the Eternal City, to places only the locals know.

In Remember My Name Amy is on a quest to discover a serial poisoner of Rome’s street cats. Her story becomes more complicated when she tries to forget her passion for the inexplicably absent Davide in favour of Giorgio. But several apparent sightings of her new lover in locations of cat deaths persuade her she may be exchanging one mystery for another. When surprising truths are revealed, Amy is faced with a life changing choice. Learning to love, whatever the odds, can be hard and we pay dearly for it. Remember My Name is the sequel to If You Loved Me, which received rave reviews on Amazon.

If You Loved Me weaves an

intricate fabric of the push and pull of family loyalties upon the choices and hurdles faced in becoming one’s own person. With the insight of a clinical psychologist and the perspective of a worldly voyager, Jennifer Pulling draws the reader into a young British woman’s search to unravel the mystery of an inherited apartment in Rome, its influence upon who she is and who she might become. Her odyssey brings her into the world of cats, and those who love them, and poses existential questions regarding the courage to live and love. This, hopefully, will be the first of a series of novels by this talented author. Bitten by the travel bug from an early age, Jennifer’s journeys have inspired many a short story and book. Her aim is to share the colour and sensations of faraway places with her readers. A devoted cat lover, felines often make their appearance in her writing. Previous novels Monet’s Angels and Monet’s Shadow

are set in the famous house and gardens of Claude Monet. To find out more about Jennifer please visit wwww. jenniferpulling.co.uk Remember

My Name will shortly be available as an e-book on Amazon, Kobo and Barnes and Noble sites and as a paperback available on Amazon.

Performing Arts Dramas…

We’re used to sportspeople getting injured and physios dashing onto the pitch, but could playing an instrument, singing or dancing, be dangerous occupations?!

Jenny Davys, Osteopath and Vocal Health First Aider at Shoreham Osteopathy Centre looks at potential problems and ways to help.

Acute sprain/strain

Dancers and actors often jump, leap, twist, and turn – sometimes musicians do too! However well-trained and rehearsed, there are times when a movement is ill-judged or mistimed, or not choreographed sensibly, resulting in muscle, tendon, ligament, or joint injury, which may require treatment.

Overuse Injuries

Symptoms of repetitive strain might include tingling and numbness or deep aching and even loss of power in the arms and wrists. “Tennis” and “golfer’s elbow” might as well be called “cellist” and “pianist’s elbow” as they all come from the overuse of muscles that move the fingers and wrist. Another common injury is carpal tunnel syndrome in drummers. All these can be helped with treatment and exercise.

Acid Reflux

Heartburn may happen for several reasons, including overcontraction of the diaphragm so it sometimes affects brass or wind instrument players. Some singers have “silent” reflux (LPR or larygo-pharangeal reflux) where there is no pain, but voice changes, a sensation of a lump in their throat, or even loss of notes, as stomach acid makes the cords so brittle and inflamed that they cannot vibrate effectively. It’s important to get this treated.

Stress

Performers often suffer from performance anxiety (“stage fright”) – and any injury or pain can just add to this and increases the likelihood that performance will be affected. Stress management, counselling/CBT/psychology can be useful.

Posture?

ANY position of the body for prolonged periods may cause strain, so it’s important to know how to release tension, and how to prepare the body

well for and recover from performance. There is no one “best” posture, the body should be ready to adapt! Manual therapy such as osteopathy, myofascial release/massage, Alexander Technique, and Feldenkrais may all help.

Seeking Help

Performers are often slow at seeking help for their pain, worried that their peers, teachers, or directors will think they have poor technique or are not “good enough”. These days, thankfully, attitudes are changing. BAPAM (British Association of Performing Arts Medicine) is a great resource as are the charities Help Musicians and One Dance UK.

Whether you perform for a living or for fun, our caring team at Shoreham Osteopathy Centre may be able to help: 01273 567654 info@ shorehamosteo.co.uk www.shorehamosteo. co.uk

Bad Weather Photography

I have to admit to being a bit of a fair weather photographer.

The idea of willingly stepping out in the snow, for example, just to capture images of that particular weather condition never enters my mind!

However, if I absolutely have to be out for other reasons then the camera comes with me. I prefer to wander the streets in direct sunlight so my photographs will have light and shade which can lift a picture and intensify colour or increase contrast, throw things into silhouette, or pick out individual items of interest with shafts of light.

It doesn’t always work out that way of course, especially not in the UK!

On a trip to London a few years ago the heavy rain provided photo opportunities of a different kind as people struggled with umbrellas and attempted to avoid deep puddles. A combination of rain, mist, and grey skies softened the familiar background buildings which emphasised the distance giving depth to this image.

As I was standing under a bridge, the main source of light was behind the subjects, throwing them into silhouettes and enabling

their reflections in the puddles which add interest and impact to the scene.

The umbrellas add interest and mimic the line and shapes of the street lamps above. I chose a moment where the moving figures were separated because two or more overlapping figures confuse an image especially when in silhouette.

I was careful to include the cure of the ironwork in the top right-hand corner and the front wheel of the parked bicycle at the bottom to add another element that serves to ‘hold’ the picture in.

The weather conditions contrive to add a mood that would otherwise not exist.

Tee -Time with the Lions!

Adur East Lions Club (which covers Shoreham, Southwick and Frishersgate), are once again holding their annual Golf Day in aid of Brain Tumour Research.

The event will be held on Thursday 20th July at Worthing Golf Club and like last year, where we raised a whopping £1,600 it promises to be an excellent event.

If you’d like to come along and support this worthy cause, tickets cost £70 for non-members, which includes the Texas Scramble (with Tee-off times between 9.00 - 10.30am), followed by a delicious two course lunch and a charity auction. And i forgot to mention, a scrumptious bacon roll on arrival (from 8am)! For existing Members of the Worthing Golf Club, the cost is £35.

The money we raise helps in the search to find a cure for all types of brain tumours. More specifically;

• Establishing a network of Centres of Excellence across the UK

• Pushing the boundaries of knowledge about brain tumours and making ground-breaking discoveries, which could bring hope to patients diagnosed with glioblastoma, meningioma, schwannoma, medulloblastoma and more.

• Providing career-defining opportunities for dozens of young researchers.

• Reaching millions of people by sharing stories, raising vital awareness and inspiring others to support the cause.

Even if you aren’t a Golfer, but would like to attend for the lunch and auction, we’d love to see you. The cost for this is £26.00 You might even want to try a game of Pitch & Putt with us beforehand (pictured here are Adur East Lions Members last year).

To book your place or for more Information and/ or the Rules of the Texas Scramble, please contact Lion David Sluys. He can be reached at liondavidsluys@gmail.com or call him on 07712 224446

Adur District Council addresses concerns over the much-loved Shoreham music venue

Plans to redevelop the former Adur Civic Centre site in Shoreham will not affect the nearby pub’s wish to play live music.

Housing association Hyde Group has been granted permission to build 159 affordable homes on the land next to the Duke of Wellington pub on Brighton Road.

It has been suggested that the new development could potentially result in tenants of the new homes opposing the pub’s music licence, which currently allows it to play live music every Wednesday and Saturday evening when it is due to be reviewed.

But we are committed to doing all we can to help ease the housing crisis and delivering these 159 affordable homes is a big part of that.

We have already listened to residents’ concerns about a Grey Poplar tree that stands next to the Duke of Wellington pub having to be felled to make way for the development and have since worked with Hyde to submit new plans that would save it.

Cllr Steve Neocleous, Adur’s Cabinet Member for Regeneration and Strategic Planning, said:

“If a deed of easement for noise is the final piece in the jigsaw that will give the Duke of Wellington the comfort needed, and allows the affordable housing to proceed, then we will do all we can to agree an approach that removes this threat of Judicial Review

“We have suggested a further meeting with the pub owners next week to discuss this and to try to agree an approach.”

This is in addition to the initial agreement made in the planning process that when approved would see additional noise measures such as additional soundproofing in the block

adjacent to the pub, and obligations on the future owners to maintain them for the lifetime of the development.

There is also a covenant by the development owners not to bring or support a noise nuisance claim against the pub, providing it operates within its existing licence conditions.
