Historically low mortgage interest rates are helping to drive a new wave of home sales. Data from the U.S. Census Bureau indicates roughly 14 percent of the population, or around 40 million people, move every year for various reasons. More than 21 million households see rodents in their homes every winter, and more than 60 million households experience insects indoors. While everyone is spending more time at home, they’re also noticing signs of unwanted visitors in their homes more than ever before. According to a recent survey conducted by Ortho, the number one reason consumers moved away from a professional pest service in 2020 was COVID-19. For health and safety reasons, many were just not willing to invite new people inside their homes. Instead, they’ve opted to try to handle the problem themselves. Why wait to discover evidence of pests in your home to take action? If you wait until you see one insect or rodent, there are likely many more already lurking in the nooks, crannies – and walls – of your home. Historically low interest rates and limited inventory has made 2020 an especially unique time to buy a home. It’s also a competitive and potentially expensive time to buy a home. While the economic consequences of COVID-19 have been severe, the Federal National Mortgage Association, also known as Fannie Mae, forecasted a significant increase in median home prices in March 2020. City dwellers have scrambled to buy homes outside of cities, where social distancing is more difficult and the risk of getting COVID-19 appears greater than it is in suburban or rural settings. That’s led to a lot of competition among prospective buyers. Prospective home buyers willing to enter the hectic fray and shop for a home during the COVID-19 outbreak may benefit from knowing what to expect as they search for their next home.

Buyers might once have scoffed at the notion of buying a home they’d only seen in videos, but virtual tours have become the new normal in the wake of the pandemic. An April survey from the National Association of Realtors found that home tours had declined sharply. While 98 percent of realtors reported taking clients on home tours as recently as February, that number had declined to 63 percent by April. As many regions pause their reopening plans, prospective home buyers should ready themselves for virtual tours as opposed to in-person home tours.

While home prices are up, many people are holding onto their homes. The NAR reports that total housing inventory at the end of May 2020

Tom Schinke, the second generation owner of Lyle’s TV & Appliance in Elkhorn, said he and his staff can help customers with whatever they need, beginning with determining the best route to go for the options they want related to watching TV. “There are many options so it really comes down to what people want,” he said. The most basic option is to get an antenna, allowing major networks to be viewed over the air for free. Schinke said antennas seem to be increasing in popularity again as the costs for satellite and cable services continue to climb. “This is a great area to use antennas because we can generally pickup network stations from Milwaukee, Madison, Rockford and Chicago. The signals are very good here,” he said. From entertainment to convenience, Schinke said, technology should enhance our lifestyle and the environments we live in, not make it more challenging. Lyle’s provides a range of personalized solutions to ensure people have an experience that matches their expectations. “With the network channels we’re able to pickup, that’s enough for some people while others want to watch movies and so on, so they add streaming services,” he said. Streaming services require an internet connection so either Wi-Fi or Ethernet (cable) internet access must be available in the home, apartment or office. Then it’s a matter of choosing which streaming service or services to use with Netflix and Hulu being two of the more common options. “You can get access to pretty much anything you want – movies, shows, whatever,” Schinke said. “Some charge monthly fees for access to their offerings, some are pay-per-view and on some you can build your own package and pay a monthly fee for what you chose.” He said nearly all the TVs are now “Smart TVs,” which basically means they have many of the applications pre-installed. “That makes connecting and networking a lot easier on everyone,” Schinke said.

Mark Bigelow, of Bigelow Appliance in Burlington, carries the same philosophy of strong service and customer support his grandfather possessed when the store first opened in 1938. Bigelow, a third-generation owner, also touted the store’s more individualized service compared to big box retailers. “Our appliances are very high quality, there is that, and then we have excellent service,” said Bigelow. The downtown Burlington establishment sells a complete inventory of major appliances such as refrigerators, ovens, cook tops, dishwashers,

washer and dryers as well as mattresses. In the late 1940s, when Mark’s grandfather, Harry, operated Bigelow Appliance, the business introduced Hotpoint and Frigidaire. While Bigelow Appliance still offers both brands, the company eventually introduced wellknown brand names such as Amana, Broan, GE, KitchenAid, Maytag, Sub-Zero and Viking. Bigelow Appliance recently began selling the Big Green Egg, an all-purpose grill, which allows users to grill, roast, smoke, bake and sear food in a ceramic shell. Additionally, Bigelow Appliance has a service department, which provides any needed repairs or service on the products it sells. Service includes after-hours parts supply,

It was started in 1956 and Lyle raised his six children in the home. As the children became adults and moved out, Lyle tore down more of the house and increased the size of the building for the business, but the business always remained open, according to the website. Tom Schinke – the youngest of Lyle’s six – and his wife, Sue, are secondgeneration owners but said their children and grandchildren help out so it’s actually a fourth generation business now. Most of the family has worked in the business over the years. Lyle’s strives to be “the appliance store with so much more,” per the slogan and is the largest and last independent dealer in Walworth County. After Harry introduced appliance sales in the 1940s, according to Mark, the business grew and his grandfather brought in wife, Louise, to help meet the new demands. Harry Bigelow Jr., Mark’s father, later joined the business in 1956 as a full-time repairman and eventually became involved in sales. Harry Bigelow Jr. and his wife Pat, who joined the firm to help with sales and bookkeeping, brought in sons Mark and Jay. Mark, who serves as store manager, said his sons, Christopher and Ean, will become fourth-generation owners off the family operation. Jay also remains involved in the business. “We are one of the oldest family owned businesses in town,” Mark said. Bigelow Appliance has 10 total employees, according to Mark.

State sets summer home sales record But local counties are held back by tight inventories

Despite being slowed by the coronavirus pandemic last spring, Wisconsin’s residential real estate market set a record for summer-month sales and is now on track to meet or exceed the sales numbers established in 2019, according to the most recent analysis of the state housing market by the Wisconsin Realtors Association. A review of summer home sales indicates growth of 2.8% compared to the June- throughAugust period of 2019. Although June home sales saw a modest decline relative to that same month in 2019, very robust sales growth in July and a slight improvement in the August market pushed summer home sales to 27,795, which is the strongest summer sales volume on record for the state. Focusing on the August 2020 market, sales rose 0.7% relative to August 2019. At the same time, tight inventories drove median prices up 14.1% to $235,000. On a year-to-date basis, existing home sales were just 1% below the first eight months of last year, and median prices rose 8.8% to $219,500. “We’ve seen remarkable resilience in this market, given the strong headwinds we faced this year,” said WRA Chairman Steve Beers, noting low inventories have kept the state in a strong seller’s market for the last three years, which has limited buying opportunities. Moreover, the recent COVID-induced recession effectively shut down the housing market in the latter part of the spring. “The good news is that mortgage rates have never been lower,” said Beers of Keefe Real Estate, Lake Geneva. The 30-year fixed-rate mortgage continued its downward trend, falling to 2.94% in August, setting a new record low for the fifth straight month, and that has really fueled housing demand.

Locally, home sale numbers in August were up in Racine (4.4%) and Waukesha (5.9%) counties, and down in Walworth (-4.1%), Kenosha (-2.9%) and Jefferson (-8.4%) counties. However, the median price in all local counties was up significantly as tight inventories depressed the number of sales, but increased competition for the available listings. Racine County let the way with an 18.4% median price increase from $190,000 to $225,000, according to the WRA figures. Other local counties, including percentage increase and the new median price, for August are Kenosha (13%; $221,000); Jefferson (12.2%; $275,000); Waukesha (10.7%; $349,000); and Walworth (7.9%; $260,000) The strongest regional home sales in Wisconsin were seen in the North, which is more rural. Rural regions generally have more available inventory compared to urban regions of the state. The North region had 5.9 months of supply in August, and

authorized by building permits were up 9.3% over the first seven months of 2019. “Hopefully this trend will continue and help to eventually ease the supply problem in the state,” said Theo. “The national economy appears to be on a solid growth path in the third quarter, according to the New York Fed, and this has helped improve the labor market,” said David Clark, Marquette University economist and consultant to the WRA. The New York Fed’s predictions of the annual pace of real GDP growth indicated third-quarter growth of 15.6%. This has been a driver of labor market growth as the number of unemployed in the U.S. dropped by 2.8 million persons in August, lowering the national unemployment rate by 1.8 percentage points to a seasonally adjusted 8.4%, according to the U.S. Bureau of Labor Statistics. “We’re still well above the pre-recession unemployment rate of 3.6% in January, but it’s important to note that the rate spiked to 14.7% in April, so we’ve made up a lot of ground in just four months,” said Clark. In contrast, the more densely populated counties in the Northeast, Southeast and South Central regions had between 3.5 and 3.9 months of supply, and their home sales were relatively flat over the past 12 months. “These regional differences also show up in measures of time on the market,” said Beers. Homes in the North region were on the market an average of 130 days in August, and they averaged 103 days in the Central region. By comparison, they averaged between 72 and 93 days on the market in the other regions of the state. “The clear takeaway is that if you are looking for a home in the northern and central part of the state, you have some options, but if you want to find a home in the bigger cities, you better be ready to move quickly,” he said. WRA President and CEO Michael Theo agreed. “Tight supply and strong demand have really driven our home prices up,” he said. The median price in August spiked 14.1% over the last 12 months, and the median price for the first eight months of 2020 increased 8.8% compared to that same period last year.

Read and follow label directions carefully. Start your soil preparation after the required waiting period has passed. The next step, an important one, is soil improvement. It is easier to repair and improve the soil before you plant. Plus, time spent now yields years of good results. Add two to four inches of organic matter like aged manure, peat moss or leaf compost to the top 8 to 12 inches of soil. These materials improve the drainage in heavy clay soil and increase the water holding ability in fast draining sandy or rocky soils. Check the labeling on the bag when purchasing these products. Make sure the product you select is USDA and STA certified to ensure quality. USDA BioPreferred certified

products are derived from plants and other renewal products, providing an alternative to petroleum-based goods. Look for United States Composting Council’s STA certified compost that is a renewable, consistent, high quality product made from locally available organic material. Once you mix in the organic matter, rake the garden level and smooth. Your garden is ready to plant. Fill it with spring flowering bulbs, perennials, trees, and shrubs this fall. Or cover it with shredded leaves or other organic mulch to suppress weeds and prevent soil erosion. Use the winter to plan the garden so you will be ready to plant once spring arrives. In either case, your efforts this fall reduce your workload next spring and shorten the time to a more beautiful landscape.
