Avoid chilling accidents by winterizing your home Winter will be here before you know it. The season has a way of sneaking up on you and before you realize you’re not ready, the first chilling breezes have already arrived. Indoor pipes running along the exterior walls of your home are also potential freezing risks, so cover them with a towel or wrap to insulate them through the season.
Check the heat
Be sure your heating system is ready for the season. The importance of your home’s heating system during the winter cannot be understated. If it isn’t up to the test, replace it now before winter arrives. Protect yourself from CO concerns
Colder temperatures cause many of us to seek alternative heating sources, but this can often be dangerous. Never use a generator, camp stove, or other gasoline- or charcoalburning device inside your home or garage. These devices, combined with closed windows, can result in carbon monoxide poisoning. If your home does not have a carbon monoxide detector, buy one immediately and if you do have a detector, make sure to test and replace the batteries regularly. Wall sconces or focused lighting on artwork can establish a dramatic effect.

Consider working with a builder to make
some changes if you simply don’t have the space to entertain. Taking down a wall can open kitchens to living spaces, while adding a deck or three-season room off the kitchen or dining room can provide more space for guests to congregate.
Install a guest bath
Update or add a bathroom near the main entertaining areas. This allows guests to discretely use the bathroom and keeps them from roaming in areas of the house you would prefer they avoid.

This past summer, a local pastor and his wife jumped onto the house-buying rollercoaster and have been riding the hills and valleys ever since. By Tracy The Rev. Bill Busch, pastor at Ouellette Waterford’s Community United EDITOR Methodist Church, and his wife, Beth, have viewed dozens of houses and put in several offers, but have not closed on a deal since their journey began in May. “This whole process of looking for a house is causing a lot of anxiety for Beth, but for me, I like the chase,” Bill Busch said. “We started looking in early July, but with Beth and Kayla’s (their adult daughter) physical limitations we had a list of ‘must haves’ like a first-floor laundry room.” The Busches adult daughter has special needs and lives with them. They were also hoping to find a home large enough, possibly with an in-law suite, so Beth’s sister could move in with them. prospective buyers on the sidelines waiting for the right fit. “If there was more inventory, there would be more buyers, so right now we have got buyers sitting on the sidelines because the inventory hasn’t been at the level that it typically is,” he said. As buyers start their search for a new home, Busch suggests customers contact a local real estate agent, which is the most common practice for any consumer. Although the real estate market has favored sellers in recent months the pendulum is beginning to move back toward the middle, according to a local real estate professional. Although tight inventories have driven up prices, according to President Joe Busch of Bear Realty in Burlington, the real estate market is still robust. “I would say the market is still strong, we believe it is becoming more balanced. Earlier in the year we saw it learning towards a seller’s market,” said Busch, who has been involved in the real estate industry for more than 20 years. “Now, we feel like it is becoming more of
a balanced market, where the inventory is still low, but the buying public is definitely back in the marketplace.” The reason, he said, is attributed to a different market compared to previous years. While inventory is still relatively low, there are more available homes at this time, Busch added. “The height of the market is typically around the end of April and then it tapers off, so this year, we had a little of an increase in inventory,” he said. “We probably have more inventory this time of the year than what we had in the past.”

Regardless of where buyers seek
a new home, they should expect a strong market, according to Busch. For example, in the Southern Lakes area, there has been steady growth within the last five years. “The market in Southeastern Wisconsin, rural and west of the interstate, in Racine and Kenosha and Walworth counties are essentially very similar markets,” he said. “They are all still very strong, but they could always use more inventory.”

While mortgage interest rates remain near historic lows, they have been slowly rising over the last year, increasing the cost of 30-year loans for borrowers. Home buyers concerned about higher rates have other options to consider: an adjustable rate mortgage, which provides an initial lower monthly payment, or a 15-year fixed rate mortgage, which has a higher monthly payment but reduces the amount of interest paid over the course of the loan.
