Fehling said the demographics of who’s jumping into the construction market is varied, but what they’ve been seeing a lot of are “snowbirds” who want a summer home in the area to enjoy their retirement with family in Wisconsin while also owning a home down south and young families with small children looking for a “forever” home. “The younger demographic is finally able to look at moving up and building a home that will last them a lifetime,” Fehling said. “They want flexible spaces with universal design features
that make the home accessible for people of all ages.” Hackbarth said that while he builds mostly high-end houses, he can build whatever anyone wants. “There’s a shortage of housing out there now,” Hackbarth said. “We’ve got people getting into the market who couldn’t before.” Fehling said Thelen is seeing new construction plans that include large homes from 6,000 to 10,000 square feet along with “small” homes in the 2,000 square-foot range. “What we’re seeing is people who have been looking at existing homes out there and just not finding what they want,” Fehling said. “That’s when they call us, after they’ve explored that avenue and can’t find what they’re looking for.”

Area homebuilders are keeping busy with the upswing in new-home constructions. “Things are going very, very well and you can see everywhere new homes under construction,” said Melody Fehling, office manager for Thelen Total Construction Inc. in Elkhorn. “There are definitely signs of increased activity and we’re seeing a lot of people who are finally in the position to move ahead with what they want to do.” John Hackbarth, owner of Hackbarth Builders Inc. in East Troy, agreed. “I’ve had more business last year than I’ve seen in 11 years,” Hackbarth said. “I feel confident the trend will continue into this year. I think the economy is a lot stronger than it has been and with the real estate market the way it has been the last few years, there’s a shortage of housing out there now.” Hackbarth said he built three high-end lake houses last year and is in the process of bidding four for this year. “I’m still a small, hands-on guy, so I don’t mass produce houses,” he said. “I’m a custom builder and my houses take seven months to a year to construct, so I’m filling up fast for this year. Fehling said Thelen built about seven new houses last year and is on track to do about the same amount of work this year. “I’ve been here more than 25 years and this is the busiest I’ve seen things since 2000,” Fehling said.

Visitors’ impressions of a home are often dictated by the home’s entryway. Much as one may judge a book by its cover, the same can be said about the impression that a front door and entryway can create, regardless of how accurate that impression is. Making certain changes to an entryway can go a long way toward improving curb appeal. Entryways also can set the scene for a home’s interior. Whether one chooses to be classic or bold, modern or traditional, there are various ways to quickly transform a home’s entryway.
Bold front door color
Color can dramatically enhance an entryway. Painting an existing door or replacing it with a more vivid option can do the trick. The DIY Network says certain colors stand out as favorites. These include turquoise, yellow, red, indigo, orange, and black. The door color should complement the other shades of the home, such as those on siding and trim.
Custom walkway
Guide guests right to the front door with an attractive (and safe) walkway. Stamped concrete or decorative paver blocks may fit the bill. This walkway can

When Greg Ingersoll got his first job in construction, a part-time summer gig at the age of 14, he said he knew he had found what he wanted to do with his life. “I had previously thought I might become a teacher during the school year and do construction in the summer but when I got that job, I fell in love with it,” he said. Ingersoll has now been in the business for 29 years including everything from building, remodeling and land development to property management and working for appraisers. About 18 months ago, after being recruited followed by extensive research – and some soul searching – Ingersoll Home Builders joined Wausau Homes and Ingersoll became the sole Wausau Homes builder in Walworth County. He said one of the main advantages to joining Wausau Homes was the list of resources he can access. “We have a tremendous network and support in all aspects of home building including sales, design, management, engineering, building crews and materials,” he said. The agreement between Ingersoll and Wausau Homes basically states he cannot build a new home that’s not a Wausau Homes design. He said Wausau Homes are all custom-designed and custom-built but are done in a “panelized system so not exposed to the elements for eight to 12 weeks. That allows us to do other things… digging the hole, setting the foundation, and so on. Sometimes, we set a home in one day, and we can frame through the winter,” Ingersoll explained. Greg said there are three main questions from people building a home: what am I getting, how much will it cost and when do I move in? Because of that, one of the determining factors for Ingersoll in deciding to go with Wausau Homes was their company promise, because it focuses on reducing stress for their clients. “The first part of the promise is ‘your way is our way’ and is basically helping the client figure out exactly what they want in their new home,” Greg said. “The ‘firm price guarantee’ is about everything in the home they want having a firm price. That’s a good problem to have but it means we have to manage the schedule properly.” His wife, Julia, said the strong market has led to an increase in interest and because of this being a low inventory area, people are looking to build. However, they’re not always prepared for the current costs. “Prices and costs are very different now than they were in 2008. Not that people don’t have a good budget but that they have a misconception about what they can get with the budget they have,” she said. “So, part of what we do is really try to help people understand the entire process,” she added. “We do a lot of educating but it’s important to us.” In the 18 months since teaming up with Wausau Homes, Ingersoll has completed two home builds, has two homes set for framing this month and has four more clients currently in the

Mortgage insurance The homebuying process is exciting, but can also seem fraught with added costs, like a home inspection, title insurance and closing costs. And if you can’t afford a full 20 percent down payment on a conventional home loan, then you will most likely pay for private mortgage insurance. Some people consider private MI yet another added cost, but it helps creditworthy middle-income homebuyers qualify for home financing sooner with a low down payment. Is it really an added cost if it saves time and money in the long run? For most people, low down payment home loan options include conventional loans with private MI and government-backed loans like those offered by the Federal Housing Administration (FHA). While comparable, each of these options has important differences. For example, the minimum down payment for an FHA mortgage is 3.5 percent while it’s only 3 percent on a conventional, privately insured mortgage. Another key feature of private MI is that it can be canceled when a borrower reaches 20 percent equity in his or her home. Borrowers who purchase a home with private MI can typically cancel it within 5 to 7 years, resulting in their monthly bill going down. Private MI’s cancelability makes it a more affordable option over FHA-backed mortgages, which typically require mortgage insurance premiums for the entirety of the loan term. Both are offered by most mortgage lenders, so it’s smart to ask a loan officer for both options so you can compare and do the math. The myth that a homebuyer needs 20 percent down to obtain a mortgage is simply not true. Low down payment mortgages are widely available and used every day across the country. In 2018, the National Association of Realtors found that first-time homebuyers typically put down 7 percent, while repeat buyers put down an average of 16 percent. Many homebuyers choose a lower down payment option to preserve some savings for home improvements or save for other goals. The time it could take to save up a 20 percent down payment is significant. On average, it could take up to 20 years to save a full 20 percent, plus closing costs, for a $257,700 house – the national median sales price. With home prices on the rise, the amount of time it takes to save up could only increase.

Old homes can be charming and contain architectural elements not often seen in many modern housing developments. But what older homes may have in design appeal, they may lack in updated features. While cosmetic changes are not necessarily difficult, one area of concern in historic homes – and sometimes even in houses built 40 or 50 years ago – is archaic wiring. Wiring provides power to every room of the home. In today’s electronics-driven society, electricity that works is an essential component of daily life. Over time, wiring can be compromised through simple aging, pest infiltration, weather, or other conditions. Deteriorated wiring can present a shock hazard and also a serious fire hazard, warn the home renovation experts at The Spruce. Furthermore, the home improvement site This Old House advises that the amperage of old wiring may not be able to meet the needs of the devices used in homes – overpowering the circuits. This can cause breaker blowouts and other problems, such as overheated wires that may spark and cause fires from within the wall. Wiring often falls into the “out of sight, out of mind” category. Homeowners may make allowances for inadequate electrical systems, such as running extension cords or using multiplug connectors to increase their wiring capacity. However, they may not be diligently keeping on top of upgrades needed to stay safe. Confirming that a home’s electrical system is safe is a necessary part of home maintenance. The electrician can also go over improvements that can improve safety and function. Additional outlets, including GFCI outlets in kitchens and bathrooms, may be part of the plan, as well as rewiring a fuse box or circuit panel to allow for better flow of power around the house. • New construction from page 5 in the trade, Hackbarth and Fehling said. “There’s only so much labor out there and there’s too much work,” Hackbarth said. “Because of the last 10 years being such a slow down a lot of guys got old or out of the trades and now we have a shortage of people who know what they’re doing. I’ve lost three guys to retirement and we don’t have skilled labor coming in behind them, so that’s a dilemma.” Fehling said that while the state and schools are working to address the problem, it’s going to be a while before the construction industry worker shortage eases. “We haven’t seen the efforts in the schools making a big difference yet,” Fehling said.
We’re pretty confident that the programs Gov. (Scott) Walker put in place will continue under Gov. (Tony) Evers and things will get better, but for now, it’s a struggle finding workers.” While the new-construction market is doing well at the moment and builders a filling up their open slot quickly for this year, things can change fast in the real estate market. “Right now, they’re spending the money. I had one customer who said he was OK with the added cost,” Hackbarth said. “There’s a confidence in the economy because it’s better and they’re wanting to spend a bit more money to get what they want. As long as that doesn’t change, we’re good.”
